We have had water leaking from the dishwasher, the garbage disposal, the HVAC closet, the bathroom and once through the wall from a neighboring unit. The carpet has been saturated so many times, even post clean up by the contracted service, I'm sure there is mildew beneath items that were not moved. The maintenance team is great, but the age of the property comes with issues beyond their scope. We used to have the ducts blown at least once a year, hasn't happened in awhile. They used to plant grass every spring, now they just dump pine straw, and yet the prices increase annually.
