Living at MAA River Oak has been overall pretty good, but definitely not without some major frustrations. The office manager has been consistently professional and helpful, and most of the staff are friendly. But there’s one staff member who is so rude and rigid that you’d never want her as your judge. She enforces apartment rules like they’re the Geneva Conventions — zero flexibility, zero common sense. The maintenance crew are genuinely great guys — friendly, responsive, and willing to help. Unfortunately, the office limits what they can actually do. Instead of fixing a problem right the first time, management seems to prefer band-aiding it over and over. Water leaks, mold, and bigger issues especially seem to fall into the “patch it and move on” category. All in all, it’s a decent place to live, but you’ll run into some frustrating hurdles, especially when it comes to how problems get handled.

The community is generally quiet. The maintenance team is AhMayesIng. The office personnel are okay when you are actually able to speak to them. They NEVER return phone calls, and that is concerning to me.

The noise of people playing pickle ball into the night. I thought quiet hours were 6-10. Why are people making noise after 10PM.

This location is fine. Its decent for the location and is relatively clean and well kept, on what is immediately seen for potential new residents at least. There is not a very efficient or skilled maintenance team but I have seen far worse. I would appreciate a more comminicative system before they barge in the apartment at 8 am only yelling “maitenance” as a warning while I am about to shower. I don’t feel I am always able to get a very good and clear line of communication with the leasing office but, again, it’s fine, I’ve seen worse. Not excellent quality for the price, but its almost fine for now. Between the already rotting window sils, cheap vinyl coverer counters and cabinets, popcorn ceilings and cheap floor vinyl, I say again: its fine. I would prefer a better kept place or updated ammenaties before I moved in. When we moved in we were promised one unit and the day of, were moved to another one that was not the same quality as the one shown. If they continue to raise the price on us, I wouldn’t think its worth it. But for now, it is fine, it’ll do. But I wouldn’t recommend it or stay long term unless they keep prices manageable or increase value to match the current price with small curticies such as a more welcoming and communicative and considerate maitanence team, better kept units that update with the times and aren’t so cheap feeling, or anything else that wasnt the bare minimum. Again, fine for now, but not much would make me reconsider and need to move or have serious complaints.
