I would strongly discourage anyone from renting at The Bend at Pettit Creek. The property may look nice during a tour, but our experience as residents was filled with problems that eventually played a large role in us leaving, alongside with having to move to take care of ailing family members out of state. We dealt with rodent issues that resulted in damage to our personal property from urine and feces. We also experienced ongoing air conditioning problems, repeated infestations of Asian lady beetles inside the townhouse, cracks in the tub that leaked water into our garage ceiling, and common areas that were poorly maintained. One of the biggest issues was the amount of dog waste left throughout the property. Residents routinely failed to pick up after their pets, and management did little to enforce cleanliness standards. The conditions became so unsanitary that our dog contracted a parasite after living there. Management closed the dog park for 5 days- nothing else was mentioned. The dog park shortly after continued to fill up with waste. What became increasingly clear was that resident satisfaction only matters until you sign the lease. Once you're locked into a contract, communication becomes difficult, concerns are minimized, and accountability disappears. The final insult has been our move-out experience. Georgia law requires landlords to return a tenant's security deposit within 30 days of taking possession of the property under O.C.G.A. § 44-7-34. Despite multiple follow-ups and repeated assurances that our deposit was being sent, management has failed to return our security deposit within the legally required timeframe. According to O.C.G.A. § 44-7-35, landlords who fail to comply with these requirements can forfeit their right to withhold any portion of the deposit and may be liable for additional damages. As of today, we are still waiting. Our move out date was May 8th. The way a property treats former residents says everything about its management.
