What renters are saying

Renters appreciate the property for its friendly and efficient maintenance and staff, clean and well-maintained apartments, and the sense of safety and security it provides. Residents enjoy the excellent location with many amenities within walking distance, including restaurants, grocery stores, markets, pharmacies, and entertainment options like the Amalie Arena. The property also offers a lovely Riverwalk and easy access to water activities on Tampa Bay. The supportive leasing office staff and the good condition of the apartments contribute to a positive living experience.

After three years living here, I would not recommend this building. The maintenance team has consistently been the best part of the property. They are professional, responsive, and generally great to work with. Unfortunately, almost everything else has become increasingly frustrating. Noise has been a major issue, particularly from an upstairs neighbor involving repeated yelling, loud music, and disturbances significant enough that police have been called multiple times, including as recently as last Saturday. The building has not handled this effectively. The fire alarms also go off far too often, and the alarm volume is extreme. I measured the decibel level myself, and it appeared to be above acceptable levels for a residential alarm. It is disruptive and stressful, especially when it happens repeatedly. The office staff has also been disappointing. A few veteran employees are helpful and knowledgeable, but many of the newer associates are unhelpful, poorly informed, and seem unable or unwilling to resolve basic resident issues. Common areas are another problem. There is dog waste and urine around the property far too often, which creates an unpleasant and unsanitary living environment. The gym is also underwhelming and not what I would expect given the cost of living here. Overall, while the maintenance crew deserves credit, the experience as a resident has declined significantly. Between the noise issues, constant alarms, poor office support, pet waste problems, and mediocre amenities, I would not choose to live here again.

To whom this may concern; I wanted to bring a few maintenance and safety concerns to your attention. First, I’ve noticed that some of the building materials in common areas appear outdated and are beginning to chip and deteriorate. Second, there is an ongoing issue with pet waste not being cleaned up, including instances where it has been left directly on the main cement walkways. This creates both a cleanliness and safety concern for residents. Lastly, the keypad lock on the apartment entrance has been unreliable. In most cases, it takes two to three attempts to enter the code before the door unlocks. Given this inconsistency, it would be helpful to have access to a physical or emergency key in the event the lock fails completely. I wanted to make you aware of these items and would appreciate any updates on how they might be addressed. Thank you for your time and attention. Best regards,
