We've been living here for almost a year now, and just renewed our lease. The location, and value are incredible! The maintenance team is always on top of things, and the staff at the office is super friendly, professional, and always willing to help. The neighbors are amazing too. It's a great community.

I moved into MAA Baldwin Park (Orlando) on November 22, 2025, and this has been one of the most poorly managed rental experiences I’ve had. The unit was not delivered in acceptable condition, particularly the carpet. Despite multiple requests, it took over two months to schedule a vendor. A February 6, 2026 appointment was a no-show, and after repeated delays, a vendor finally arrived on February 27. That visit led to a serious incident. The vendor was sent unaccompanied and had limited ability to communicate. While working, he went upstairs and used my bathroom with the door open. I asked him to leave. He acknowledged this by packing up, but instead of exiting, he entered another bedroom and continued working after being explicitly told to leave. This is completely unacceptable in a private residence. The work itself left the carpet worse than before. Management’s response was equally concerning: They discredited my account Refused to provide the vendor’s name Directed me to contact the vendor directly Could not provide vendor vetting or conduct policies I filed a police report but could not provide a name due to lack of transparency. As of March 25, 2026, over four months after move-in, the carpet remains unresolved. I’ve also submitted 20+ maintenance requests for basic fixtures that repeatedly fail. At ~$2,300/month plus utilities, this level of management and lack of accountability is unacceptable. If you value safety and professionalism, I would strongly recommend looking elsewhere.
