Ok. Far from Downtown for the price

I’ve lived here for 2 years and met 4 property managers. Talk about turn over. BUYER BEWARE: they will charge you for cable and internet the day you move in and won’t tell you about the charge until the day you move in. Add another $110 to the rent they offer even is you don’t want or need cable. The previous managers cared about the residents and not strictly enforcing policies. Maintenance request used to be done within 24 hours. Now I need to wait for my maintenance requests to get approved by the manager ? Ineffective. If the manager doesn’t approve a clogged bathtub then what am I paying for to live here? The pool as been closed for months. The gym is a joke and they just sent an email that the clubhouse was closed ? Again, what are we paying for ? It’s not downtown, this is east little Havana. But they charge downtown prices ?? If it were not for their BEST employee, Raul, the best maintenance man I have ever worked with. I may have moved out by now.

The area and amenities are nice. My only complaint is that there is often nobody downstairs to allow guests or food delivery people up to my floor, especially in the mornings and at night.

Riverview One Review

Riverview One was mostly great. All of us tenants' main concern was that there is rarely anyone at the front desk during the day. They seem to have a high turnover rate on front desk/property manager staff. There are no inventory & condition lists when you move in, so make sure to send an email with the conditions of the apt so you don't get charged for damage you didn't do. While living there, the amenities were really well maintained & cleaned. Upon moving out, I was asked if I cleaned and painted (??) my apartment when I was dropping off my keys. I was also charged $150 for not returning my small plastic parking decal. I threw it away at some point during move out, which is my fault, but those don't cost more than $25. Anything to keep more of my security deposit I suppose. Other than the above, the staff I did speak to when they were present were helpful, professional and friendly, the amenities are well maintained, and the maintenance, cleaning & security staff were amazing people & staff.

Just Move Somewhere Else

This neighborhood is less than up and coming. There is no guest parking. The amenities always have something wrong with them (the grill has been broken since the beginning of the year) and the pool closed for repairs twice this year). The neighbors are loud (I've lived on 2 different floors and had loud neighbors on both). There is MOLD in several units (including mine). The owners and property manager are aware and refuse to figure out why the mold keeps recurring because they don't want to be held liable for it. The apartment fixtures are cheap (countertops, cabinets, faucets, baseboards, floors not leveled). I can't wait to move out of this place! Find somewhere that is in a nicer area for the same price and isn't cheaply made like this building.
