Pets allowed. Dixie Breeze Apartments Pet Policy All pets and animals must be approved in writing by management before being brought into the apartment or community, even temporarily. Residents with an approved animal must complete and sign an Animal Addendum. Only the animal identified in the approved addendum is permitted; residents, occupants, and guests may not substitute or bring in other animals without prior written authorization. Fees The reviewed Dixie Breeze Animal Addenda state: Monthly animal rent: $25 One-time animal fee: $250 Separate animal deposit: Not specified in the reviewed addendum These charges do not limit the resident’s responsibility for animal-related property damage, cleaning, deodorizing, defleaing, replacements, personal injuries, or other costs. Size and Animal Restrictions Indoor pets may not exceed: 35 pounds 25 inches in height Exotic animals are not permitted. The following breeds and any mixes of these breeds are restricted: Akita Alaskan Malamute American Bulldog American Pit Bull Terrier American Staffordshire Terrier Bull Staffordshire Terrier Bull Terrier Chinese Shar-Pei Chow Dalmatian Doberman Pinscher German Shepherd Pit Bull Presa Canario Rottweiler Siberian Husky Staffordshire Terrier The reviewed addendum does not specify a maximum number of pets per apartment. Animal Rules Residents are responsible for their animal’s conduct at all times. Dogs and cats must be housebroken. Animals other than dogs and cats must remain appropriately caged. Animal offspring are not permitted. Animals must not disturb neighbors or other residents. Animals must be kept on a leash and under supervision whenever outside the apartment or a private fenced area. Animals may not be tied to fixed objects outside the apartment. Animals must be fed and watered inside the apartment. Food or water may not be left outside, except in a private fenced yard. Animals may not enter swimming-pool areas, laundry rooms, offices, clubrooms, recreational facilities, or other apartments, except where legally required for an approved assistance animal. Residents must immediately collect and properly dispose of animal waste and repair any resulting damage. Animals must receive all vaccinations and medical care required by law. Residents must obtain all required animal licenses and permits. Proof of vaccinations, licenses, or permits must be provided to management upon request. Damage, Cleaning, and Liability Residents and co-residents are jointly responsible for all animal-related: Property damage Cleaning Defleaing Deodorizing Carpet shampooing Replacements Personal injuries Legal or enforcement costs permitted by the lease and applicable law At move-out, residents are responsible for the cost of any required defleaing, deodorizing, shampooing, damage repair, or replacement. Violations and Removal Unauthorized animals or violations of the Animal Addendum may result in written notice, charges, damages, required permanent removal of the animal, eviction, or other remedies permitted under the lease and applicable law. Management may require removal when an animal: Disturbs neighbors or other residents Is left without adequate food, water, or care Is abandoned Is sick and not properly cared for Urinates or defecates in unauthorized locations Violates the property’s animal rules Creates a safety risk or damages property Service and Assistance Animals Verified service animals and assistance animals are not treated as ordinary pets. When approved as a disability-related accommodation, they are not subject to animal deposits, monthly animal rent, or animal fees. When the disability or disability-related need is not readily apparent, management may request reliable documentation from a qualified professional as permitted by applicable fair-housing laws. Residents may still be required to sign an assistance-animal addendum and remain responsible for the animal’s conduct and any actual damage it causes.Cats allowed.Dogs allowed.
