Lots of Issues and Overpriced

Upon entering the building, one could be swept up by the beauty and charm of old Fort Myers decor. Don’t get me wrong, it is a lovely looking place. However, the rest is a mess. Since I moved here in December of 2024, there have been 3 property managers, and multiple staff members either quitting or getting fired. We are now down to one full time office person who does everything and a non english speaking property manager who has no clue what is happening in her complex. The maintenance staff barely responds to requests and when they ( he) finally does, there is always an excuse. Furthermore, let’s talk about the fact that there are countless times the doors are open and gates not operating so that any person on the street can come into building. I pay for parking and yet, numerous times im unable to find a parking space on my floor because of unauthorized vehicles occupying spaces. The place has gone downhill in just a few months, mainly due to Hawthorne not having a handle on who is managing or not managing the facility.

Improving

This place has been getting better with the new management. Great staff. On 1-2 days a week, it seems like a frat house with the house, trash, and abuse of the facilities. It would be tedious for any management, and they are significantly better than the last. It's a beautiful property, and you can't beat the location.

For Your Sake

Don’t be fooled by the lavish high end decor and furniture on the premises, the individual apartments are made so cheap! They have laminate flooring that is extremely thin and cheap, if you accidentally drop anything it causes damage! Particle board doors and cheap top load washer and dryers that use a lot of water, in which the property management regulates and bills your water/sewer billing from an outside third party. They post notices on your door about every 2-3 weeks demanding entry, for so called “maintenance”, which is not true as they come without any tools. This is a major inconvenience if you have a pet and are at work, as it’s required that your pet must be secured during entry. I personally was coming down the hallway yesterday and saw the property manager harassing a resident at their door, to be exact the manager was yelling at the residents door which was closed, that is just so wrong! The lease claims no smoking or vaping withing 500 ft of the property which is in no way enforced, as the enterior hallways constantly smell of skunk and trash. The interior hallways are carpeted which is soiled from the trash pickup cart leaking and pets urinating throughout the building. I have a cat, however many individuals have two 1-2 larger size dogs which they only have a small fenced pet area. I have heard from other residents that its loaded with feces and not maintained, it seems to be extremely dark at night. Two other residents showed that the building tested positive for mold and radon gas, they even showed proof with professional testing results, however management had the reviews removed, just like many of the other true reviews. With all the extras water/sewer, parking, valet trash, pet fee etc., which are mandatory monthly charges aside from the rent, you can rent a nice home and not have to deal with the headache of living in a building full of headaches and issues, for the most part a harassing manager.

Beautiful but overwhelming problems

The outside doors are consistently unlocked (don't shut or propped open). The dog park os an afterthought as its unkempt and gross, fenced in the back with two massive utility boxes. The coffee machine is consistently not working and noise is significant enough to deprive one of sleep. The valet trash does not get regularly pick up, so the carpets in the hallways are stained and smell from the valet trash. These would all be easily taken care of if the management would consistently respond which is the worst part. Management, when they actually respond, gives excuses instead of proactively seeking solutions to ensure resident satisfaction. Ultimately, it's a beautiful property but not built or managed well.
