Property Description

Heritage at Church Ranch participates in an affordable housing program. At least one resident in each apartment must be at least 55 years or older, and all other residents must be at least 40 years of age. Household income & student status limitations apply.
The household income is based on GROSS annual income (before any deductions) earned from all sources including; wages, social security payments, public assistance, pensions, annuities, interest income, dividends, stocks, bonds, insurance settlements, recurring gifts from family/friends, lottery winnings, etc.

The property has a minimum household income requirement of 2 times the monthly rent amount to qualify. Third-party verification will be required of all income and copies of tax returns and pay stubs may be required.
Total household income must be UNDER the following limits based on household size: - 1 Occupant: $60,830- $69,520 - 2 Occupants: $69,510- $79,440 - 3 Occupants: $78,190- $89,360 - 4 Occupants: $86,870- $99,280 NOTE: Total household income for one-bedroom homes must be under $65,680 for a one-person household and under $75,040 for a two-person household.

Heritage at Church Ranch

There was a difficult delay in getting into the apartment. I assume it was an approval by the state or city for full readiness of occupancy. I had to pay to live some where else for over two weeks. It was not made clear to me that my 45yo daughter could not live here when we discussed it in May of this year. We signed a lease with Laurel but from what Mel and Lindsay are telling me the paperwork can not be found. This is very hard for me to understand unless the lease was taken off the property or was lost in some other way during the transition of management. Three times I asked the previous manager for a copy of the lease and she did not make that office visit possible nor arranged to give my daugherer a copy of the lease paperwork in some other way. When the new manager and her superior were in the office ten days ago we stopped by to see if they would give us a copy of the lease. Mel T. told us about stipulations that meant my daughter could not live with me unless she was my caregiver. Nowhere in any paperwork given to me in my lease and other Dominium documents did I see this information. This whole situation seems very unfair to us who were doing what we thought were the regulations for a family member over age 40 to live with her 74 year old mother. I am in contact with the Fair Housing Office for Lower Income Residents and will also be reaching out to HUD to get more information from them.

No manager or maintenance

My apartment was not cleaned before I moved in. They said it was My apartment was not cleaned before I moved in as they said it would be. The paint was not touched up. Maintenance has not responded to electrical outage of the outlets in the kitchen.. the people above me walk or stomp, very heavily, or work out early in the morning and anytime during the day or evening
