Driving on 36 so often, it is easy access to my work commute. That being said, you can sometimes hear the craziness of the turnpike but the property features are well worth it.

I've lived here almost 4 months. The leasing staff is amazing! They know your face(name) when you come and respond to your emails in a timely manner, while willing to lend a helping hand. Maintenance requests are usually completed the next day, depending on what it is. The noise level is fairly low. The only place I hear noise is near the front door, and maybe your upstairs neighbor walking from time to time.

I've lived in Marq Promenade for about 2.5 years now and it's been overall a positive experience. I do think reserved parking could be cheaper since it's a covered car port. And, I think it's interesting that the renter has to pay to get the water filter replaced in fridges. I'm not sure why Marq can't cover the $15. The walls and carpets in the shared areas should be cleaned. However, the amenities are nice. The office is responsive. I've felt safe my entire time living here and I've enjoyed living here overall.

Great location and nice units. Unfortunately the community guidelines are not well enforced and there is no groundskeeping. The property is "smoke-free" but there are always piles of cigarette butts around the buildings and usually someone is standing on the sidewalk smoking, oftentimes right by a doorway. There has been broken glass in the parking lot for months. One time there was a couch in the middle of the street and maintenance drove around it all day instead of moving it into the dumpster. I have never seen management walking the property. They are not proactive to issues - only reacting enough residents bring something to their attention. For example, they will wait until the courtyard is absolutely covered in dog poop before doing anything about it. In my opinion, I would rather my rent payments go towards cameras to keep the property safe and community guidelines enforced rather than pickleball courts and storage units which I have no real intent to use.
