We have really enjoyed our past few years at this complex. The location is perfect, great schools nearby, great food, close to the highway. Love the view we have too! What I dont like is the parkinng sutuation. We are told we have to have permits to park or we will be towed, but most of the time I cannot park near my building because of people, without permits, take up all of the spots. It is very frustrating. The other part I dont like is that the clubhouse now costs $600 to rent out. One of the best perks of living here was that the clubhouse was just a $250 damage deposit but you got that back as long as you cleaned up. When management changed, prices went up and the perks went down. It seems like things are getting better now with the new company, and the staff is so kind!

I have lived here for 3 years and have enjoyed most of the time here. Absolutely love the huge walking loop right in our back yard and the closeness to a walkable mall.

Lived here for 4 years because the location is phenomenal. The apartments aren't bad at all and the community is great as well. Love the amenities and the public areaas.

Every time i go to this complex it is clean and well maintained. I have finally been able to get an apartment here.
Get what you pay for
Cheap apartments compared to other options in the area. However, the administrative side is lacking to say the least. Maintenance takes days, weeks, and sometimes months to fix your issues. - Our washer stopped working December 7th, it is now January 24th and maintenance still hasnt fixed it or checked in on us. I decided to buy the replacement piece online and fixed it myself. - When we renewed our lease, I was told that we were supposed to email the manager to inform them that we were renewing our lease and that WE were supposed to provide the renewal offer that THEY sent us. - Management continuously elects to update and “fix” the cosmetic issues that attract new renters while ignoring the functional issues that current renters have to deal with. Examples include: painting the outside of the apartment buildings and blacktopping the parking lot rather than fixing the pool/hot tub that get disgusting in the summer and have tiles missing, or replacing the dog poop canisters that have rotted/rusted out. - We have had two different sets of neighbors that have both had the cops called on them multiple times. One of which was a domestic violence incident involing a child. - The garbage/recycling areas are always a mess. They’re either overflowing or residents choose to just dump it on the ground next to the dumpsters. - We have to pay for a parking spot for each of our vehicles, but never seem to have open spaces near our appartment. We usually have to park a block away and then carry everything (groceries, luggage, etc.) to our appartment. Again, if these issues don’t bother you, and you’re looking for a cheap appartment, then Orchards might be for you. However, know that once you sign your lease, issues will begin to pop up and management won’t show any sign of caring or put forth any effort to help you.
