My experience so far living here has been nothing but great! The area is perfect for school and the commute is perfect while the community is very friendly.

So far so good in a place that is miles better than last year. Main living area floors and kitchen counters and cabinets appear to be close to new. Deck could stand to be painted and there is no off street parking other than a tiny lot in the back that is very hard to get in and out of. Location is good, pretty quiet, and close to the bus line between main and east campus. All in all a good value even if the place isn't a luxury apartment.

Walls were kind of thin so when neighbors were watching tv or having people over it was slightly annoying. Also i personally dont like the electric stoves but thats probably w problem with me and not them.

I lived at 3220 Madison Avenue for one year from 2022-2023. It is a relatively updated unit in a relatively old building. The landlord/leasing company have always been very prompt with maintenance requests and issues, but there have been a few. In particular, the heating and hot water (both controlled through the water heater in the basement) have gone out more than half a dozen times in the 12 month period I lived here, and the laundry machines are a bit disheveled (laundry is free, though, so that's something). The walls are thin, so the noise level is dependent on your neighbors. Despite the prime location, it was very quiet from the outside in. If you're a CU student, it's a short walk to the nearest Stampede bus stop. The biggest let-down about this place is the parking. There is a space behind the unit, but it is very small, and not usable for more than three cars at a time, and those cars have to be sedans or smaller. Street parking is free, but it's a toss up on weekdays 8am to 7 pm whether you'll get a spot. Depending on the unit, it's also relatively dark. I would tour the exact unit you'll be in to make sure. There's no A/C, which is borderline unbearable on hot days in the summer, so I would recommend getting a portable unit.

I have lived in this property for about 8 months now, and overall it has been great. I'm a law student at CU, so I spend a lot of time on campus and this apartment is the perfect location/commute. Getting to school has been super easy and convenient. The property feels safe and is well-lit on the outside (as a woman these have been important factors to me), and almost never noisy. The apartment itself is well maintained, clean, cozy, and has never had any glaring structural issues. Really suitable place for students to live. Everything was nicely fixed up & repainted when we moved in, which we appreciated. We have not had any issues at all with plumbing, kitchen appliances, or ceilings/walls/floors. The heat has gone out twice since we first moved in, but it was always fixed promptly (within 24 hours of submitting a maintenance request) so it never became a dangerous situation. Staff seems to be very responsive to maintenance requests in our experience. The staff were also great about sending us respectful notice emails at least a business day before ever coming into our apartment for anything other than maintenance. My only real complaint with this property is the parking. We were told prior to move-in that there was a parking lot specifically for residents. That "parking lot" is a very tight, cramped area behind the building near the dumpster. Be warned, there is not enough room for all of the residents to park in the lot. It fits maybe 3 or 4 cars, and if you have a van/larger car, you might not be able to access the lot at all. Fortunately there is free street parking, which I have been using all year, but it can be very crowded during the week with commuters looking for a place to park near campus. It is doable, but can be inconvenient and frustrating when you can't find a spot on the street. Overall, I have felt safe living in this apartment and it met my needs. I would definitely recommend it to students looking for a reasonably priced spot to live.
