1405 Franklin occupies a prime location on the border of Japantown and Lower Nob Hill in luxurious Pacific Heights. Equal parts accessible and amenity-filled, the building is perfectly situated for enjoying the best of San Francisco living. Built in 1926, 1405 Franklin towers over the corner of Franklin and Sutter with a refined elegance befitting its neighborhood. Historic architecture means exterior Edwardian ornamentation with gold accents that give way to a marble-lined, mirror-filled lobby. Community amenities include an elevator, on-site laundry, and Carson Living virtual doorman, while units feature modern appliances, hardwood floors, high ceilings, and other desirable details. 1405 Franklin residents enjoy an ultra-walkable, very bikeable location with access to world-class public transportation. Van Ness tech shuttles and proximity to Downtown and the Financial District are ideal for commuters, while everyday errands are a breeze with Whole Foods Market and Trader Joe’s within blocks. You'll have tons of options for dining and nightlife with Swan Oyster Depot, The Saratoga and the Great American Music Hall in the neighborhood, and Limoncello - famous for fantastic sandwiches and their wine selection - is literally downstairs. Local music venues like Great American Music Hall and the Regency Ballroom, and green space at nearby Lafayette Park are just some of the many city living staples just steps from 1405 Franklin’s front door. This unit is a rental unit subject to the San Francisco Rent Ordinance, which limits evictions without just cause, and which states that any waiver by a tenant of their rights under the Rent Ordinance is void as contrary to public policy.
This classic San Francisco building houses STUDIO and ONE-BEDROOM apartments, as well as select furnished suites. Our current and upcoming availabilities are listed below. Street noise but great walkability

Ive lived here since 2021. I moved here for the walkability to work and the grocery store. I like the natural light, the walk in closet, the helpful resident managers (so far there have been 3 different managers). I dont like the constant traffic (my bad, didnt really think about Franklin St as the massivley busy street at all hours) noise at all hours, and the fact that a hospital is across the street = sirens at all hours. For this reason, if you are sensitive to street noises, this is a challenging neighborhood. Otherwise the walkability is superb and I recommend it. Parking here is stoopid which is why I promote walking everywhere. I have a zipcar subscription when I need a car - I recommend that, too.

Review of 1405 Franklin

I like living here so far, we moved in May 2024 so we are still adjusting. I wish that the neighbors were a little more friendly, and the windows had screens. However, location is great, I’ve had some issues with property management and getting charged when I shouldn’t, but otherwise we are loving the apartment.
