Great location and value!

Rio Paradiso is a nice complex with a great location and a good value. The units are spacious and have good storage. The property is older and has cosmetic issues and things often break down with the parking gates, elevators, and lights. The property was relandscaped which makes it look much nicer. The residents are good but can be very loud and disrespectful to their neighbors and complex. The security is minimal with parking gates often not working, mailboxes getting broken into, building gates barely catching when closed and can be easily yanked open, outlining fence is bent is various places for someone to crawl through but then can easily hop the fence anyways, and the night patrol isn’t on site hardly ever and do not prevent bad behavior or monitor the complex for suspicious behaviors. Residents drink alcohol at the pool, play loud music, and trash it every weekend. Residents also smoke everywhere including marijuana. You can smell it all over the complex. The grounds are kept up at a minimal level. Many things get unaddressed or are not monitored regularly. The office staff is very slow to react to concerns or issues. They eventually take care of most things, but there is no sense of urgency. Maintenance does an ok job, but seem to also not really care too much about things. It often feels like all staff just do not care too much or have much pride with the community. I stay living here because it is a better priced complex, good size units, location, and being pet friendly. It would be a great place to live if things were not broken or not working so often, it was cleaner, lights were on at night rather than off, security was more a priority, and staff demonstrated that they care more about the residents and their safety. I plan to stay living here for awhile unless it becomes over-priced and things don’t show some signs of improving. I like my apartment and the unground parking.

Great complex but apartment wasn't clean at move-in

My husband and I moved in a few months ago and I wanted to see how living here was before writing a review. Overall, we really enjoy it. I have almost no complaints, but the two I have I feel are big ones. The apartment we moved into was NOT CLEAN when we moved in. There were fingerprints on the doors, some vents covered in black dust, wipe streaks all over the cabinets, grease on cabinets in kitchen, hair in the bath tub, and grossest of all, pet hair ALL OVER the apartment. I don't understand why residents are required to pay a $250 pet deposit and $50 a month for a pet when the apartment isn't professionally cleaned when they moved out. We had to vacuum the carpet 3 times and we bought our own carpet shampooer because the carpet was utterly filthy. I am allergic to cats and dogs and have had allergy trouble ever since moving in despite shampooing the carpets in every room. Please ensure your team is using the deposit and pent rental money to actually clean the apartments when residents move out. The entire apartment should be professionally cleaned and the carpets at least vacuumed and shampooed when residents turn over, if not replaced. This is one of the dirtiest apartments we've moved into. Last issue, dog poop smell from trash cans wafts all over the pool area. Could we please get lids on the cans by the pet area so it doesn't stink so badly, especially in the summer? Otherwise, maintenance and amenities are great, staff is courteous and professional, and grounds are manicured and kept clean. Also thankful that the pool and spa are kept very very clean. Big plus here.

I want to be specific and clarify that the emergency maintenance crew is another story. There service and professionalism is amazing. They responded quickly and solved my problem in no time at all. it's tempe

I can hear the subwoofer from the room next to me all day and night so thats fun. location is great close to the light rail. however if you have a maintenance request dont expect to hear or see them in about a week or so. ive been living with a backed up sink now for 5 days and they say "wait your turn"
