Very quiet place to live - some appliances need upgrading. Some office staff could be a little more hrlpful

The units are minimally maintained, 181 noise is harsh and kicks off at 5-6 A, the monthly rent is overpriced at $2200 (plus water, pet dep., elect, trash, pest control & non refundable move in fees - YIKES). The windows are so old many do not lock, they whistle anytime the wind blows (good luck sleeping well), the AC units are next to the master and are older for sure. The clubhouse is the hook, nice, clean, pleasant adds (theater, pool, workout room) and site mgrs are pleasant. Repairs are slow in coming, appliances are very dated, move in condition of units is fair or poor (cleaning and well maintained). All in all, only a 2 - 3 star on the best day.

The noise from 181 is a daily wake up alarm starting at 6A. The units are nice looking from the outside but outdated systems like heat, cooling, plus howling windows paint a different picture. The monthly rent of $2200+ plus water, elect, pest control, garbage .. push the total out of pocket up. At the end of the day, not the value it appears

The Palladian first pass appears to be a nice, quiet and well kept place - good first impression. The clubhouse is the "carrot" as it is fairly up to date and newish - good workout room, comfortable pool area and theater. The rental units on the other hand tend to be aged, with howling windows whenever the wind blowing (which is too often), ineffective heat/cooling units that push up your utility bills and appliances that come from the 2000 era on a good day. For the 2200K plus per month (utilities, pet deposit, water, bug treatment, move in fees all add to this #) honestly you would expect more. The road noise from 181 is better than an alarm clock starting at 6A, the AC units (older and noisy) are right next to the downstairs master and yes there is that one resident who spends 2+ hours on sunny Sundays power washing their vehicles (gas one) and blow drying the same. Lest we forget the resident who owns a Harley with straight pipes that weekly makes circular runs about the complex blowing the "cobs out." Some of the units have a connected garage wall to the neighbors kitchen wall, when the garage door goes up/down and up/down it feels like the police are coming through the kitchen wall with full equipment (pictures on the wall shake). Certainly the grounds are kept up fairly well and the site mgt team does their best. If given the option of a do-over as a past resident I would have to seek another spot.
