The average rent in New Orleans reached $1,165 in October, after a 1.5% decrease since last year. A renter-majority city (53%), New Orleans is a diverse and vibrant place to live in, with apartment rents below the national average of $1,464.

This October, the average rent for an apartment in New Orleans has decreased compared to other surrounding cities such as Kenner ($879, up 2.4%), or Metairie, where rent went up 3.7%, reaching $989.

  

The priciest and cheapest cities for renters in the New Orleans area

Excluding New Orleans, River Ridge is the priciest city for renters in the area, with apartments going for $1,122 per month. Mandeville is next, with an average rate of $1,118, followed by Covington, where monthly apartment rates go for $1,085.

Rents in Kenner ($879), Gretna ($913) and Harvey ($958) are joined by Metairie ($989) as the most budget-friendly in the New Orleans area, all of them under the $1,000 mark.

The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages. Local rent reports include only cities with a statistically-relevant stock of large-scale multifamily properties of 50+ units.
