I (We) hereby apply to lease the apartment indicated in this application. The sum of One Hundred Dollars ($100.00) is deposited herewith with the understanding that it is not refundable if I (we) am (are) accepted by Landlord (L), with or without stipulations, and subsequently cancel my (our) application. If L does not accept this application, or stipulations cannot be met, the One Hundred Dollars ($100.00) deposit shall be refunded in full. Approval of this application by L takes a minimum of one to three business days.In addition, the sum of Forty Dollars ($40.00) per applicant has been paid for the express purpose of a credit report, background check, residency verification, employment verification and administrative costs of L in connection with this application all of which we hereby authorize L to undertake. This is a non-refundable fee and shall not be applied toward rent or security deposit, whether or not the application is accepted or processed by L.
Except for the initial One Hundred Dollars ($100.00) deposit and application fee of Forty Dollars ($40.00) per applicant paid at the time of making this application, all payments made by the applicant within fourteen (14) days of the move in date shall be made by certified check, money order or paid on line at the “Prospect Portal” for the specific apartment community which can be accessed at www.cpm-ltd.com. If this application is approved, the One Hundred Dollars ($100.00) deposit shall apply toward the total security deposit held under the lease. PLEASE NOTE THAT CASH IS NOT ACCEPTED.
I (We) will sign a lease on L’s standard form and pay the balance of the security deposit due and the required pre-payment of rent within five (5) business days after notification from L that this application has been approved. L will notify applicant that this application has been approved by phone or sending an email to the phone number or email address listed in this application for the primary applicant. If applicant(s) fail to sign the lease, pay the balance due and provide renter’s insurance, per requirements stated herein, within five (5) business days after notification from L that this application has been approved, then the One Hundred Dollars ($100.00) deposit will be retained by L and not refunded to applicant and L will have no further obligation to lease this or any apartment to applicant. Time is of the essence.
Please consider your move in date and lease expiration date carefully and be sure to include all of your needs for parking, roommates, occupants, pets, etc. in this application. Any requests for changes or modifications of terms after the initial set of lease documents has been generated will require a reevaluation of the application and will be considered a request for re-approval. This evaluation and a corresponding re-generation of a revised lease requires a fee of $50.00 per occurrence, to be paid in advance. This fee is in addition to any application fees that may be required for adding applicants after the first lease has been generated.
Also please note that move in dates on or after the fifteenth (15th) of the month will require prorated rent for the remainder of that month, plus the following month’s rent, to be paid as part of the lease signing process.
I (We) understand and hereby authorize that as part of the procedure for processing the application, an investigative consumer report may be prepared whereby information is obtained through applicant’s landlord, employers, associates, credit reporting bureaus, background checking agencies or others with whom applicant is acquainted. This inquiry includes, but is not limited to, information as to applicant’s character, general reputation, mode of living, criminal background, credit history and financial ability to pay the rent.
I (We) have read this application and hereby certify that the information in this application is complete and accurate; and I (we) agree that, in the event that this information is not complete and accurate, L may cancel this application and have no further obligation to lease to me (us).
I (we) also agree that this application will become part of the lease agreement entered into with L. I (we) authorize L to obtain all such information as may be required by it concerning all of the statements made in this application.
No Smoking – Within the apartment unit or interior common areas. This is a phased in policy and is effective for new residents only as of July 1, 2015. (No Smoking Policy is not applicable for existing residents within the apartment unit).
MARKETING SOURCE: For the purpose of awarding any marketing source-based incentives, eligibility will be determined based on the information provided on the Guest Card. During the promotion period, only one marketing source-based incentive will be awarded per apartment rental.
INSURANCE REQUIRED AT LEASE SIGNING: Presentation of a current certificate of insurance is required for the apartment contents in the amount deemed appropriate by Resident and the coverage must include at least $100,000.00 of liability coverage and listing Capital Properties Management Ltd., 12929 Shaker Boulevard, Cleveland OH 44120 (email: firstname.lastname@example.org) as an additional insured or interested party. Keys will not be issued until the above certificate has been provided. Insurance from ResidentShield.com recommended by L and Yardi Systems, Inc. is available for purchase on Prospect Portal when Lease is executed by Applicant.
UTILITIES BILLING: Arrangements must be made in advance for all separately metered utilities to be placed in Residents’ name prior to the date of move in. Keys will not be issued until proper billing can be confirmed.
APPROVAL SUBJECT TO EMPLOYMENT, RESIDENCY, BACKGROUND AND CREDIT VERIFICATION.
FALSIFICATION OR MISREPRESENTATION OF INFORMATION IN THIS APPLICATION OR ANY SUPPORTING DOCUMENTS IS GROUNDS FOR DENIAL OF THIS APPLICATION OR FOR LANDLORD TO INITIATE LEGAL ACTION TO RECOVER POSSESSION OF THE RENTED PREMISES.
