If you fail to answer any question (s) or give false information, we may reject the application, retain all application and administrative fees as liquidated damages for our time and expense, and terminate your right of occupancy. We may at any time furnish information to consumer reporting agencies and other rental housing owners regarding your performance of your legal obligations, including both favorable and unfavorable information about your compliance with the lease Contract, the rules, and financial obligations.

It is the policy of Wirtz Residential to comply with all applicable federal, state, and local fair housing laws and not to discriminate against any person based on race, color, national origin, sex, familial status, religion, handicap, disability, sexual orientation, gender identity, marital status, age, source of income, military status, or any other basis prohibited by law.
The acceptance and processing of the rental application and its application fee does not constitute a guarantee of acceptance of housing. All applicants must meet the itemized criteria listed below to be considered for tenancy. All documentation requested during the application process must be submitted immediately. Failure to supply information or documentation within forty-eight (48) hours of the request may result in an application being rejected.
Application/Admin Fee: Anyone occupying the property that is eighteen (18) years of age or older must fill out an application and submit a $50 non-refundable application fee. Application fee is Non-Refundable and covers the costs of obtaining information about you, including but not limited to the cost of using a tenant screening service or a consumer credit reporting service and the reasonable time spent to validate, review, or otherwise process your application. The Administrative Fee is Non-Refundable when 1) The applicant has been approved for move-in, or 2) Seventy-two (72) hours have expired since the Administrative Fee has been paid.
Income and Employment: The applicant must demonstrate sufficient income to meet the financial obligations of the tenancy. Wirtz Residential accepts all lawful sources of income. Income must be legal and verifiable. Written verification and proof of all incomes includes but is not limited to, two current consecutive paystubs, social security or other retirement income, verification of welfare, disability, or SSI, income tax returns prepared by a 3rd party and signed for the most recent filing period, unemployment benefits, workers’ compensation payments, I20, school acceptance letter with financial package funding, investment income, housing choice voucher, offer letter within 3 months, 3 months of bank statements showing deposit avg for 12 months, commissions earned for 3 months avg for 12 months. Applicants not meeting the income-to-rent ratio may be required to obtain a Guarantor.
Guarantor: A Guarantor may be accepted for applicants who do not meet the required rent-to-income ratio. Only (1) guarantor per apartment is permissible. The guarantor will be required to complete an application and pay a full application fee. Guarantors must demonstrate sufficient income to meet the financial obligations of the tenancy, in addition to the guarantor’s own financial obligations. Guarantors must provide reliable written verification of the ability to meet these financial obligations. A Guarantor must also meet all other qualifying criteria identified in this application criteria.
Photo I.D.: All applicants must provide a legible copy of either their valid driver’s license, Visa (which does not expire during rental period applied for), or other government-issued photo I.D. Photo. I.D. should be uploaded to this online application. Unacceptable forms of identification - Temporary Visitor Driver’s License or a City of Chicago Identification card.
Credit History: Landlord will obtain a Credit Reporting Agency (CRA) report, commonly referred to as a credit report, in order to verify your credit history. Decision to lease the Property may be based upon this information.

Credit Scores: The approval of credit is based on credit scores. Credit scores are relied upon to estimate the relative financial risk of leasing an apartment to you. Scores are calculated using a weighted average of factors and your rental score results from a mathematical analysis of information found in your credit report. Such information may include your bill-paying-history, the number and type of accounts you have, open bankruptcies, unpaid utility bills, collection actions, charge-off, repossession, eviction histories, outstanding debt, income relationships (rent-to-income and debt-to-income ratios), and other attributes that reflect on your qualifications to meet the terms of your lease.
Because your credit score is based upon real data and statistics, it is more reliable than subject methods of evaluating your information. Credit scoring treats all applicants consistently and impartially.
Other Qualifying Factors: Landlord will take into consideration the lease term length (minimum one year), the amount of expense needed to make the property acceptable to you and the amount of time the property will remain vacant until you occupy.
Automatic Decline: Applicants will be automatically declined for the following: Anyone having been evicted by a prior landlord for cause, Outstanding landlord debt, Falsification of application, Invalid Social Security number, Failure to pay Application Fee, Any Application that has not been fully completed - incomplete applications will not be processed.
Property Acceptance: Prospective tenant(s) are accepting the property in an as is condition. Requests for changes to the property must be submitted in writing with the application. Applicant must 1st month’s rent and signed lease within 48 hours of acceptance of application. Failure to do so will result in cancellation of the application and all fees paid.
Criminal History: Consideration of criminal history information: Wirtz Realty Corp/Wirtz Residential considers an applicant’s criminal history according to the guidelines of federal, state, and local law. Pursuant to the the Cook County Human Rights Ordinance, Wirtz Realty Corp/Wirtz Residential does not inquire about, consider, or require disclosure of an applicant’s criminal history prior to determining whether the applicant has satisfied all other application criteria for housing. Applicant has the right to provide Wirtz Realty Corp/Wirtz Residential with any and all evidence demonstrating inaccuracies within any conviction history of Applicant, or evidence of rehabilitation and/or other mitigating factors. Applicant may produce any evidence that disputes the accuracy or relevance of information related to any criminal conviction(s) of Applicant.
