To qualify, the annual income limits are as follows:

1 person household: $38,220; 2 person household: $43,680; 3 person household: $49,140;
4 person household: $54,600; 5 person household: $58,980; 6 person household: $63,360;
7 person household: $67,740; 8 + person household: $72,120

(income limits are subject to change per HUD Guidelines). 

 

Preferences will be given to:

  • Working Families or those unable to work due to age which includes:
  • Elderly families: defined as the head, spouse, co-head or sole member is 62 years of age or older); Disabled families: defined as the head, spouse, co-head or sole member is a person with disabilities); OR applicants who are enrolled in an apprenticeship, job readiness training or work placement program
  • Families with children: defined as households with minors (children 17 & younger)
  • Veterans/or Veterans Widows/ Widowers: defined as a person who served in the military or the spouse of a person who has served in the military;
  • Homeless families: defined as an individual or family, who lacks a fixed, regular, and adequate nighttime residence and whose primary nighttime residence is a supervised publicly or privately -operated shelter designed to provide temporary living accommodations; OR an institution that provides a temporary residence for individuals intended to be institutionalized; OR a public or private place not designed for, or ordinarily used as, a regular sleeping accommodation for human beings. Verification for this preference may include documentation provided by a homeless service organization.
  • VAWA: protects victims of domestic violence, sexual assault, dating violence and/or stalking, regardless of sex, gender identity, or sexual orientation.


An eligible applicant who qualifies for the most preference points will receive housing before any other applicant who is not so qualified. These preferences will apply to all units.

 

The unit applied for must have enough bedroom space to accommodate the applicant's household. Management's occupancy standards will comply with federal, state, and local occupancy standards, and / or laws in connection with occupancy requirements, fair housing requirements, and civil rights laws as well as landlord-tenant laws and zoning restrictions.

No more than two (2) persons will be permitted to occupy a bedroom. Management will balance the need to avoid overcrowding with the objective of maximum utilization of space, as per the following occupancy standards:

HACC will reference the following standards in determining the appropriate unit bedroom size for a family:

Note: Please reference how bedroom sizes are determined:

  • Anyone 18 & older gets their own room except for spouse and co-head
  • Children of opposites sexes get their own room
  • Children of the same sex (ages 1-10) will share a room
  • Children of the same sex (ages 11-17) will share a room

It is important that you select the appropriate bedroom size. Please be advised if you are selected for a bedroom size & the household does not qualify for the bedroom size, this will impact your position.
