The application fee is $40 per applicant. The security deposit is $500 or the equivalent of up to one month's rent. The Holding Fee is $250.

INCOME QUALIFICATIONS
Income from each applicant will be combined for a total gross household income. Income may be derived from employment or other verifiable sources including but not limited to pensions, grants, alimony, child support, and social security. If an applicant has other monthly obligations such as a mortgage payment, that must be taken into consideration when qualifying the applicant. The property permits a co-signer/guarantor only if the applicant has no credit or insufficient income. If the applicant has poor credit then the applicant and their co-signer/guarantor will be denied. Please contact the on-site leasing staff for specific income qualifications.

CRIMINAL BACKGROUND CHECK
Criminal Background Checks are conducted on all applicants. Any negative result is grounds for immediate denial.

CREDIT REFERENCE   
All credit references must be in good standing. Any collection action instituted or any judgment within the last two years, which remains unpaid, is grounds for immediate denial. A bankruptcy filing (even if discharged) within the last two years is grounds for immediate denial. In the approval process, your application may be directed to a third-party bond provider for additional consideration. Additional fees may be required for approval.

PRE-RENTAL/LANDLORD/MORTGAGE HISTORY     
All current (and if at current less than 2 years, all previous) rental, landlord, and/or mortgage history will be taken into consideration when processing the application. All references must be in good standing. Any eviction within the last two years is grounds for immediate denial. Any collection action instituted or any judgment within the last two years, which remains unpaid, is grounds for immediate denial.

EMPLOYMENT VERIFICATION
If employed, the applicant must provide proof of current employment. If employed at a current employer for less than one year, the applicant must provide proof of previous employment. Proof of employment can be provided by two consecutive recent pay stubs (including child support, social security) or bank statements showing recurring pay deposits. Alternate forms for income verification may include, Two most recent Tax Returns (e.g. 1040, 1040EZ), Two most recent W-2 Forms, Letter from Employer on original Company Letterhead for New Hires/Transfer employees only,  Trust Fund information, Income Investment Statement, Section 8 Voucher, Pension documentation, Grant documentation, Social Security, Asset/Sales Contract.

APPLICATION STIPULATIONS                                                                                

  • All applications will be processed within 3 to 5 business days.
  • All occupants 18 years of age or older (even if they are dependent or have limited income) must submit an application for residency and if approved, must sign the lease agreement.
  • A $250 Holding Fee and Application Fee(s) must be paid at the time the application is submitted
    • Applications will be processed after the fee(s) are paid/submitted. After your application is approved, the Holding Fee will go towards the Security Deposit.  Upon move-in, an additional security deposit, sure deposit bond, and/or additional move-in monies may be required.
    • The Holding Fee will be refunded in the form of a check upon denial of the application within 45 days of the denial to the address on the application.
    • Applications canceled prior to move-in forfeit $250 Holding Fee.
    • Applications that are canceled prior to being approved, will be refunded the $250 Holding Fee only.

An application for residency is not confirmed until all fees have been paid and the management office has confirmed receipt of the application and fees. Apartment Availability is subject to change at any time throughout the day.
