Love the extra community rooms we have. Manager is amazing. Very friendly and also the Lloyd manager is very understanding.

In 2 years rent has gone up $60 which isn't all that great but could be worse. Nice places for a reasonable rent and fairly quiet except for hallway noise bc front doors are very very thin.

I absolutely love the aesthetic and location, but the apartments were kinda rushed, and it shows! Management is usually pretty good, understanding, and attentive. The neighbors are very nice and tend to like to do things with each other.

Emerson Union is a unique and fun project developed by Community Housing Development Corporation with help from the City of New Ulm and multiple community partners. The site was originally built in 1915 and listed on the Register of Historic Places in 2015. Until recently, the building was used as the New Ulm High School. The rehabilitation to apartments began in 2017. It will preserve the historical elements including, but not limited to, built-in cabinets, chalk and bulletin boards, many windows, flooring, and woodwork. Emerson is made up of 49 apartments, as well as, a community room, craft room, fitness center, laundry room, playground, and exterior green space. Each unit offers a unique open floor plan, ample natural lighting through the new, large windows, and a mix of historic charm and modern finishes. Kitchens are complete with stainless steel appliances, including an oversized refrigerator, range, dishwasher, and microwave. Kitchens are spacious with plenty of room for a dining table or island. A large laundry room is available on the lower level for all residents.

The total annual household gross income is considered. In addition, not all household members can be full time students. Please contact us for details. SECURITY DEPOSIT + APPLICATION An application fee of $35/adult and a security deposit equal to the first month of rent are due at time of application. SECTION 8 VOUCHERS We gladly welcome Section 8 Vouchers at Emerson Union. OCCUPANCY The initial maximum number of residents in a unit is equal to two persons per bedroom unless otherwise stated in the property's Resident Selection Plan, where applicable. Each unit is limited to no more than two unrelated or four related adult persons per unit. Lloyd Management defines a related adult person as either a child, dependent, or parent of the head of household. General occupancy standards and any federal, state, or local housing ordinances will supersede this policy. UTILITIES Heat, water, sewer, and trash are included with the monthly rent payment. Residents are responsible for electric.
