Policies
Pets allowed. Pet Policy – What Applicants Need to Know Estes Park Housing Authority (EPHA) welcomes approved household pets while maintaining a safe, clean, and comfortable community for all residents. Before bringing a pet to EPHA: All pets must be approved and registered with EPHA before they are brought onto the property. Applicants must provide required information and documentation, which may include vaccination records, licensing, spay/neuter information, and a photo of the animal. A household may generally have up to two approved pets, subject to the requirements of the Pet Policy and applicable law. Permitted pets generally include: Dogs: Up to 2; must be SUPERVISED and meet applicable licensing and vaccination requirements and be leashed outside the home. Cats: Up to 2; must be SUPERVISED, and kept indoors. Aquarium animals: One aquarium, up to 25 gallons. Caged animals: One cage with up to 2 permitted animals, such as birds, rabbits, guinea pigs, hamsters, mice, rats, or ferrets. Pet costs: $200 refundable pet security deposit per approved pet, subject to applicable law. $30 per month pet rent per approved pet, subject to applicable law. Pet owner responsibilities: Residents must keep pets under control, provide appropriate care, prevent excessive noise and odors, prevent property damage, and clean up pet waste immediately. Residents are responsible for lawful pet-related damage caused by their animals. Important: Unapproved pets are not permitted. Adding or replacing a pet requires EPHA approval and updated documentation. Assistance animals: Assistance animals that qualify under applicable disability and fair-housing laws are not considered pets and are not subject to pet requirements that cannot legally be applied to them. Applicants who need an assistance animal may request a reasonable accommodation through EPHA. This is a brief overview only.
