While the recession pushed many to rent out of necessity, the economic expansion which followed, coupled with changing attitudes towards family and homeownership, lead to <strong>the rise of the renter by choice<\/strong>. <strong>Rentership rates expanded across the board<\/strong>\u2014from young families to seniors, from city cores to suburbs, many Americans have shifted away from homeownership.<\/p>\n<p>Developers responded to the demand with <strong>a construction boom unseen since the 80s<\/strong>, which includes a growing number of high-end units. Meanwhile, apartment buildings themselves have become increasingly sophisticated, to accommodate quality-seeking lifestyle renters.<\/p>\n<p>This past decade, the research team at RentCafe continually analyzed housing trends and released several reports on major directions in renting. Now, as we have reached the end of these tumultuous but prolific ten years, we gathered the most significant insights discovered and updated them. The national average rent increased by 36% in the past decade<\/h3>\n<p>Since 2010, the national average rent increased by $390 or 36%, propelled by increasingly valuable land, progressively sophisticated apartments, and a booming job market that pushed demand skywards.\u00a0The median home price went up by 31% in the same timeframe, while the median household income grew by 27%. The number of American renters surpassed 100M this decade<\/h3>\n<p>The renter population has become more than 100M strong after a decade of sustained growth. The number of Americans who rent reached 108.5M in 2018, up from 99.4M in 2010. There are 74% more renters today than there were in 1960, with their numbers swelling by 46M since then.<\/p>\n<h3 id=\"rentergrowth\">2. The renter population grew twice as fast as the owner population<\/h3>\n<p>On a national level, renting shot up in popularity in the past decade. And although only one-third of Americans are renters, 9.1M began renting in the past decade, considerably more than the 8.7M who purchased homes.<\/p>\n<h3 id=\"rentermajority\">3. Renters became the majority population in 20 cities in the past decade<\/h3>\n<div class=\"infogram-embed\" data-id=\"8ff76109-770a-4b8b-8f16-d7b5d641ef3e\" data-type=\"interactive\" data-title=\"Top-cities-with-renter-majority-2010-2019-RentCafe\">\n<p>20 U.S. cities made the switch from a homeowner majority to a renter majority in the past ten years, pushing the share of renter-majority cities from 28% to 32%. A majority of the cities with the largest share of renters are in the Northeast<\/h3>\n<div class=\"infogram-embed\" data-id=\"b9b2fb84-059c-4a58-84d7-1b9f088b671e\" data-type=\"interactive\" data-title=\"Top20-Cities-Highest-Renter-Share-2018-RentCafe\">\n<p>Cities on the Northeastern coast have the highest concentration of renters in the country today\u201412 places from New York, New Jersey, Massachusetts, Virginia, Rhode Island and Connecticut made it to the top 20 cities with the highest shares of renters in 2018. While 150k translates differently depending on where you live, the number of high-earning renter households at least doubled in a significant 46 of the nation&#8217;s 50 largest cities. The number of homeowner families with children dropped significantly<\/h3>\n<p>Fewer and fewer American families are having children. An increasing number of renters are living the suburban life<\/h3>\n<p>Suburbs added renters at a faster pace (+17%) compared to cities (+14%) in the past decade. Since the suburbs come with less crowded neighborhoods, good schools, and cheaper, larger, and more sophisticated homes, an increasing number of renters are settling into the suburban life.<\/p>\n<p>In 40 out of the 50 largest metro areas, the number of suburban renter households grew faster than the number of urban ones in the past decade. Apartment living is still the most popular among renters<\/h3>\n<p>In the past decade, the number of American households renting apartments increased by 10.8%, a slight 0.2% more than renters living in single-family units. Today, almost two-thirds of renters live in multi-family units.<\/p>\n<p>Overall, while growth was stronger in the single-family sector immediately after the recession, fewer renters began opting for single-family units as the economy stabilized and started expanding. At the same time,\u00a0Californian places lost the most residents, with 4 metros in the ranking.<\/p>\n<h3 id=\"millennials\">11.\u00a0Millennials have left college towns for job hubs<\/h3>\n<p>Most of the millennial population entered the job market this decade, and as the second-largest generation in American history\u2014recently dethroned by <a href=\"https:\/\/www.rentcafe.com\/blog\/gen-z-statistics\/\">Gen Z<\/a>\u2014they\u2019ve made an impact on the cities they studied and now work in. If in 2010, the first ten cities with the highest share of millennials were college towns, in 2018, they had been replaced by job hubs.<br \/>\n<script id=\"infogram_0__\/cfA9pwDtNZFMGOHG39nW\" title=\"Millennials Cities\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?biV\" type=\"text\/javascript\"><\/script><br \/>\nCambridge is the exception to the rule. Except for <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/orlando-fl\/\">Orlando, FL<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jacksonville-fl\/\">Jacksonville, FL<\/a>, both of which saw the average apartment size drop by 9%, apartments shrunk by 10% or more in all the cities in the ranking. With -21%,\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/detroit-mi\/\">Detroit, MI,<\/a>\u00a0leads the top 20 and is the only city on the list where apartments decreased in size by 20% or more.<\/p>\n<div class=\"infogram-embed\" data-id=\"_\/9iU1AF62W5Bry79tYcXb\" data-type=\"interactive\" data-title=\"US Cities with Smallest and Largest Apartments 2010-2018\"><\/div>\n<p><script>!function(e,i,n,s){var t=\"InfogramEmbeds\",d=e.getElementsByTagName(\"script\")[0];if(window[t]&&window[t].initialized)window[t].process&&window[t].process();else if(!e.getElementById(n)){var o=e.createElement(\"script\");o.async=1,o.id=n,o.src=\"https:\/\/e.infogram.com\/js\/dist\/embed-loader-min.js\",d.parentNode.insertBefore(o,d)}}(document,0,\"infogram-async\");<\/script><br \/>\nThe same 10 U.S cities had the smallest apartments both in the beginning and at the end of the decade, except for <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/portland-or\/\">Portland, OR<\/a>. Seattle had the least sizeable apartments in 2010 and in 2019 as well, followed by Newark.<\/p>\n<p>Though the size of apartments hasn\u2019t changed in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/marietta-ga\/\">Marietta, GA<\/a>, it continued its reign as the city with the nation\u2019s largest apartments.<\/p>\n<h1 id=\"methodology\">Methodology<\/h1>\n<ul>\n<li>The data used in this report, data was sourced from our sister companies Yardi Matrix (rent) and PropertyShark (home prices), from the U.S. Census Bureau (income and demographics), and the U.S. News and World Report (tuition).<\/li>\n<li>In cases where 2019 data was not available, 2019 values were calculated based on CPI-adjusted 2018 values and were noted as such.<\/li>\n<li>Numbers were subject to rounding.<\/li>\n<li>Methodologies and limitations were set for each section, depending on the scope of the research. All data sources and research methods are listed per section, below.<\/li>\n<\/ul>\n<h3>The Decade in Housing Costs<\/h3>\n<p><em><strong>Sections 1-2<\/strong><\/em><\/p>\n<ul>\n<li>Rent data was provided by our sister division Yardi Matrix, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. The data on average rents comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey.<\/li>\n<li>Median sale price values were provided by PropertyShark and cover residential transactions for condo, co-ops, and single- and two-family homes closed in 2010 and 2018, respectively. Home sale prices for 2019 were in some cases calculated using the CPI-adjusted value for 2018. Cities with insufficient data were excluded.<\/li>\n<li>Median household income source: U.S. Census Bureau ACS 1-year estimates. The 2019 median household income is based on CPI-adjusted data from 2018.<\/li>\n<li>College tuition data was sourced from the U.S. News &amp; World Report.<\/li>\n<li>We analyzed the top 50 largest U.S. cities by population. The 2019 median household income is based on CPI-adjusted data from 2018.<\/li>\n<li>To generate the top 20 cities with the fastest growth in the number of high-earning renter households, we looked at the largest increases in the number of renter households earning more than $150,000\/year in the 50 most populous U.S. cities.<\/li>\n<\/ul>\n<p><em><strong>Section 6<\/strong><\/em><\/p>\n<ul>\n<li>Demographic data was sourced from the U.S. Census Bureau\u2019s 2010 and 2018 ACS 1-year estimates.<\/li>\n<li>For this research, we looked at the changes in the number of households between 2010 and 2018.<\/li>\n<li>Terminology \u2013 as defined by the U.S. Census Bureau: <em>families with children<\/em> include married couples households with kids, single male (no wife present) with children, single female (no husband present) with children (children under age of 18); <em>families with no children<\/em> include married couples households with no children, single male (no wife present) with no children, single female (no wife present) with no children (no children under age of 18); <em>non-families<\/em> include a householder living alone (a one-person household) or where the householder shares the home exclusively with people to whom he\/she is not related.<\/li>\n<\/ul>\n<p><em><strong>Section 7<\/strong><\/em><\/p>\n<ul>\n<li>Tenure of occupied housing units by age was sourced from the U.S. Census Bureau\u2019s 2010 and 2018 ACS 1-year estimates at a national and city level.<\/li>\n<li>To compare the data, we created 3 age groups, aggregated from U.S. Census-defined age groups, and analyzed the changes from 2010 to 2018.<\/li>\n<li>To generate the top 20 cities with the fastest aging renter household growth, we analyzed the changes among each age group in the 50 largest U.S. cities.<\/li>\n<\/ul>\n<p><em><strong>Section 8<\/strong><\/em><\/p>\n<ul>\n<li>Tenure of occupied housing units was sourced from the U.S. Census Bureau\u2019s 2010 and 2017 ACS 5-year estimates.<\/li>\n<li>Census Places and Metro Areas were sourced from U.S. Census Tiger Files.<\/li>\n<li>We defined <em>suburbs<\/em> as Census Places that are not principal cities. We did not include rural, unincorporated areas, and places with less than 1,000 households in 2010 or 2017.<\/li>\n<li>For this research, we looked at changes in population in suburbs and principal cities in the 50 largest metro areas (which represent approximately 55% of the total U.S. population).<\/li>\n<\/ul>\n<p><em><strong>Section 9<\/strong><\/em><\/p>\n<ul>\n<li>Tenure of occupied housing units was sourced from the U.S. Census Bureau\u2019s 2010 and 2018 ACS 1-year estimates.<\/li>\n<li>For this research, we looked at the changes in the share of multi- and single-family renters in cities with a population of 100,000 or more and 15,000 or more households in 2010.<\/li>\n<li>Terminology \u2013 as defined by the U.S. Census Bureau: a\u00a0<em>single-family unit<\/em> is defined as 1 unit attached or 1 unit detached; <em>a\u00a0multi-family unit<\/em> is defined as 1 unit in a building of 2 or more units, also referred to as an apartment; <em>a\u00a0rental or rental unit<\/em> is defined as a renter-occupied housing unit. Where the share of single-family units and the share of multi-family units do not add up to 100%, the remaining share is represented by other types of rentals (mobile, RV and van).<\/li>\n<\/ul>\n<p><em><strong>Section 10<\/strong><\/em><\/p>\n<ul>\n<li>Metro area-to-metro area migration flow data was sourced from the U.S. Census Bureau\u2019s 2017 ACS 5-year estimate.<\/li>\n<li><em>Domestic migration<\/em>, also known as <em>internal migratio<\/em>n, is defined by the U.S. Census Bureau as the movement of people within national boundaries. It does not include changes in population owing to international immigration or natality.<\/li>\n<li>For this research, we analyzed the net domestic migration changes (inbound migration minus outbound migration) in all U.S. metro areas with available data.<\/li>\n<\/ul>\n<p><em><strong>Section 11<\/strong><\/em><\/p>\n<ul>\n<li>Data was sourced from the U.S. Census Bureau, 2010 and 2018 ACS 1-year estimates.<\/li>\n<li>We defined millennials as people born between 1976 and 1995.<\/li>\n<li>To generate the city rankings, we analyzed data for the 260 largest cities in the U.S.<\/li>\n<\/ul>\n<h3>The Decade in Construction Trends<\/h3>\n<p><em><strong>Section 1<\/strong><\/em><\/p>\n<ul>\n<li>Construction data was provided by our sister company Yardi Matrix. Apartment projections for the year 2019 are calculated based on a Yardi Matrix proprietary algorithm which includes confirmed and likely completions for 2019 based on the issuance of a certificate of occupancy. Apartment projections are estimates and subject to change.<\/li>\n<li>For the purpose of this study, we analyzed new apartment construction data across 134 U.S. metropolitan statistical areas. The study is based exclusively on apartment data related to buildings containing 50 or more units.<\/li>\n<li>Luxury or high-end apartments are defined as units in Class A+ and Class A buildings.<\/li>\n<li>Metros with less than 300 units or less than 2 properties\/building were not included.<\/li>\n<\/ul>\n<p><em><strong>Section 2<\/strong><\/em><\/p>\n<ul>\n<li>Apartment size and rent data were provided by Yardi Matrix.<\/li>\n<li>City rankings are based on the top 100 U.S. cities with the largest stock of apartments (sometimes referred to as \u201clargest cities for renters\u201d) located in multi-family buildings of 50 units or more.<\/li>\n<li>Cities where the number of units completed in one year was below 300 were not included.<\/li>\n<li>To generate the chart depicting the changes in apartment size at a national level, we considered the average size of newly built apartments each year. Affordable housing properties were not included.<\/li>\n<li>To measure the development trend in terms of new unit size, we compared 5-year trailing averages for 2010 and 2019 and analyzed the strength of the upward\/downward trend in each of the 100 cities included in the study.
