With the peak rental season coming to an end, rent prices dwindled in the past month, displaying the slowest rise since February,\u00a0<strong>0.1% ($2)<\/strong>. Rates rose slower than they did in August last year, exhibiting a shy monthly uptick commonly seen during the sluggish Autumn-Winter season.<\/p>\n<p>The seasonal wind-down is visible across the nation.\u00a0<strong>253<\/strong>\u00a0cities displayed negligible rate changes (between -1% and 1%),\u00a0<strong>3<\/strong>\u00a0saw their rents dip and only\u00a0<strong>4<\/strong>\u00a0out of <strong>260<\/strong>\u00a0registered increases since July. Overall, builders and developers are reporting increased confidence in the multifamily market, and demand for new apartment units is still on the rise.<\/em><\/strong><\/p>\n<h3>The majority of the largest renter hubs have rates below the national average<\/h3>\n<p>Rents in<strong>\u00a065%<\/strong>\u00a0of the nation\u2019s renting mega-hubs are below the national average. However, after three months of sustained momentum, the average rent in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\">Chicago<\/a> surpasses the $2,000 threshold, reaching<strong> $2,007 <\/strong>per month,<strong> $105 <\/strong>more than this same time last year.<\/p>\n<p>Neighbor to the south<strong> Indianapolis<\/strong>\u00a0($876) is the nation\u2019s most affordable renter hotspot, followed by\u00a0Columbus\u00a0($941) and\u00a0<strong>San Antonio<\/strong>\u00a0($1,047). Meanwhile,\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\">apartments in Los Angeles<\/a> ($2,525) and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\">Washington, DC apartments<\/a>\u00a0($2,227) are the second and third most expensive among the country\u2019s largest renter cities after Manhattan.<\/p>\n<p><script id=\"infogram_0_f51606e0-4c64-4d64-9cf4-f0908512ae45\" title=\"Avg Rent by MegaHubs - August-graph\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?rjO\" type=\"text\/javascript\"><\/script><\/p>\n<p>Still, year over year, rates went up by less than $100 in\u00a0<strong>85%<\/strong>\u00a0of the cities with the highest renter populations. Average prices in these hotspots climbed by as little as\u00a0<strong>$10<\/strong>, in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Houston<\/strong><\/a> ($1,106), and as much as\u00a0<strong>$145<\/strong>, in\u00a0<strong>Manhattan\u00a0<\/strong>($4,272), the only hub with an average rate above $3,000.<\/p>\n<h3>Average rents in the most affordable large cities are all under $1,000<\/h3>\n<p>The most affordable large cities all saw their rents increase or decrease by a minimal <strong>0.1%<\/strong> in August. Oklahoma City ($774) is still the least expensive in the big leagues, and the eighth most affordable city in all size categories. El Paso barely outprices it with the same rent it had last month \u2013 <strong>$777<\/strong>. Memphis ($807) and <strong>Indianapolis<\/strong> ($876) come in third and fourth, while <strong>Columbus<\/strong> closes the affordability ranking with its <strong>$941<\/strong> rate.<\/p>\n<p>Unsurprisingly, Northeastern cities and those in Southern California have the highest prices in the big leagues. However, Oakland leaves the rest in the dust. After a <strong>1.9%<\/strong>\u00a0increase since August, the most significant out of all cities in the study, Oakland\u2019s average rent reached <strong>$2,924<\/strong>, bringing it closer to becoming the first mid-sized city to surpass the $3,000 mark. Apartments in Long Beach ($2,075) come in second but are almost $900 cheaper, and are followed by <strong>Santa Ana<\/strong> ($1,946), <strong>Anaheim<\/strong> ($1,817), and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/miami-fl\/\">Miami<\/a> ($1,713).<\/p>\n<p>The average rent in <strong>Wichita,<\/strong>\u00a0the most inexpensive mid-sized city for renters, dipped by <strong>0.6%<\/strong> in August, decreasing to <strong>$656<\/strong>. Though <strong>Toledo <\/strong>($724) still has the cheapest rents among all small cities, Brownsville apartments ($727) almost made it to the top of the list after a <strong>0.8%<\/strong> dip in rates. Next up are Amarillo ($741), where the average rent increased by <strong>0.7%<\/strong>, <strong>Killeen<\/strong> ($754), and Independence ($757).<\/p>\n<p>As usual, the San Francisco Bay Area dominates the top five when it comes to most expensive rents. Apartments in San Mateo ($3,341) still have the priciest averages out of all small cities, even though they experienced a <strong>0.5%<\/strong> drop. <strong>Cambridge<\/strong> ($3,244) comes in second, while Sunnyvale ($3,050) and <strong>Santa Clara<\/strong> ($2,969) take up the third and fourth places. Interest in <strong>1-bedroom apartments<\/strong> (29%) gained some momentum during peak rental season but is faltering as rent growth slows down.
