According to <a href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a> market data, there will be an estimated 299,442 new units forecasted to be delivered this year. This marks a significant drop of 8.2% compared to 2018 when the total number of deliveries was 326,240, almost matching 2017\u2019s 9-year peak of 331,765 new units.<\/p>\n<p>Despite growing demand across the U.S., apartment construction started to face some challenges beginning with 2018. In fact, between 1990 and 1999, apartment deliveries amounted to only 1.6M, but started to pick up speed in the \u201800s.<\/div>\n<p>&nbsp;<\/p>\n<div><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-85828\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/1.Nationwide_apartment_deliveries-2019_10year_total.png\" alt=\"\" width=\"712\" height=\"580\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/1.Nationwide_apartment_deliveries-2019_10year_total.png 712w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/1.Nationwide_apartment_deliveries-2019_10year_total.png?resize=500,407 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/1.Nationwide_apartment_deliveries-2019_10year_total.png?resize=150,122 150w\" sizes=\"auto, (max-width: 712px) 100vw, 712px\" \/><\/div>\n<div><\/div>\n<div>According to <strong>Tara Jeffcoat<\/strong>, senior research analyst at Yardi Matrix: <em><strong>&#8220;Rising construction costs and a tight labor supply certainly contribute to a flattening and decline of expected completions, but 2019 is part of a larger trend of developers gearing up for next cycle. Although completions peaked in 2017, there is a significant number of prospective properties in the pipeline.&#8221;<\/strong><\/em><\/div>\n<p>This decade (2010-2019) saw the highest number of new units delivered since the &#8217;80s \u2013 2.34M, and that\u2019s mainly due to developers speeding up construction starting with 2015.<\/p>\n<h3><strong>Rent growth is slowing down after picking up speed last year<\/strong><\/h3>\n<p>Zigzagging since 2010, the average rent growth has hit the brakes in the last 6 months, witnessing a 2.7% increase since 2018 when it went up by 3.7%. The glut of new apartments built in the previous years could be one of the reasons for this slowdown, taking the wind out of rent increases.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-85834\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/3.Yearly_rent_growth.png\" alt=\"\" width=\"707\" height=\"598\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/3.Yearly_rent_growth.png 707w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/3.Yearly_rent_growth.png?resize=500,423 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/3.Yearly_rent_growth.png?resize=150,127 150w\" sizes=\"auto, (max-width: 707px) 100vw, 707px\" \/><\/p>\n<p>The influence of new deliveries on rent growth is no new occurrence, as whenever supply was abundant, rent growth has weakened. A relevant example is the one between 2009-2011, when apartment construction hit its lowest numbers (decreasing from 228,300 to 110,300) while rent growth skyrocketed from -3.7% to 2.9%.<\/p>\n<h3><strong>DFW metro surpasses Seattle and New York metros in the race for more apartment deliveries<\/strong><\/h3>\n<p>This year, <strong>Dallas-Fort Worth metro<\/strong> leads with a total of 22,196 new units expected to be built, which will prove beneficial considering the 131,800 new residents that the metro added between 2017 and 2018 (based on U.S. Census estimates).<\/p>\n<p>The runner-up\u00a0<strong>Seattle metro,<\/strong> is also doing fairly well with a projected 13,682 units to be built this year, closely followed by last year&#8217;s front-runner, New York metro, which is planning to add 13,418 new units. In 2018, the metro occupied the third place in our top with an estimated 15,187 new units, while this year it\u2019s expected to build about half of that \u2013 6,836, taking the 12<sup>th<\/sup> spot in our top.<\/p>\n<p>California, Florida, and Texas each feature three metros in the top 20, with Texas being represented by <strong>DFW metro<\/strong>, <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\">Austin<\/a> metro<\/strong>, and <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\">Houston<\/a> metro,<\/strong> which are higher up in the top occupying the first, fifth, and tenth place, respectively.<\/p>\n<p><strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/portland-or\/\">Portland<\/a> metro<\/strong>, on the other hand, is last on the list, with a projection of 4,448 new units, which is close to last year\u2019s estimate of 4,804. A possible reason for this low number could be the metro&#8217;s lack of available land, as well as the restrictive regulations in the area.<\/p>\n<p>Other metros featured in our top 20 list by projected new apartments for this year are: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\" target=\"_blank\" rel=\"noopener\">New York, NY<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/minneapolis-mn\/\" target=\"_blank\" rel=\"noopener\">Minneapolis, MN<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/charlotte-nc\/\" target=\"_blank\" rel=\"noopener\">Charlotte, NC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\">Chicago<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\" target=\"_blank\" rel=\"noopener\">Washington, DC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/phoenix-az\/\" target=\"_blank\" rel=\"noopener\">Phoenix<\/a>; and Atlanta.<\/p>\n<h3><strong>Fort Worth is DFW metro\u2019s leading market for new construction<\/strong><\/h3>\n<p>Fueled by job growth and, implicitly, by the number of new residents that the area gained, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-worth-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Fort Worth<\/strong><\/a> is leading the pack in apartment construction &#8211; projected to add 3,875 new apartments in 2019. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dallas-tx\/\">Dallas<\/a>, too, has a considerable number of new apartments in the pipeline \u2013 3,859, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/frisco-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Frisco<\/strong><\/a>, with 2,548.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-85840\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/5.Dallas_metro.png\" alt=\"\" width=\"739\" height=\"472\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/5.Dallas_metro.png 739w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/5.Dallas_metro.png?resize=500,319 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/5.Dallas_metro.png?resize=150,96 150w\" sizes=\"auto, (max-width: 739px) 100vw, 739px\" \/><\/p>\n<p>At the bottom of the list are both <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/irving-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Irving<\/strong><\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/waxahachie-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Waxahachie<\/strong><\/a>, with a low supply of new deliveries, 377 and 325, respectively.<\/p>\n<h3><strong>Seattle is expected to add an impressive number of about 6,900 new apartments<\/strong><\/h3>\n<p>With construction cranes spread across the city, <strong>Seattle<\/strong> is booming with new apartments. Our projected number of deliveries for 2019 is 6,854, which could mean a possible slowdown in rent growth. Given its strong economy, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/seattle-wa\/\">Seattle<\/a> should encounter no issues filling up the newly built apartments as the area keeps creating new jobs.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-85843\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/6.Seattle_metro.png\" alt=\"\" width=\"778\" height=\"462\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/6.Seattle_metro.png 778w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/6.Seattle_metro.png?resize=500,297 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/6.Seattle_metro.png?resize=768,456 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/6.Seattle_metro.png?resize=150,89 150w\" sizes=\"auto, (max-width: 778px) 100vw, 778px\" \/><\/p>\n<p>Building considerably less than Seattle<strong>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/issaquah-wa\/\" target=\"_blank\" rel=\"noopener\">Issaquah<\/a><\/strong> is the runner-up, with an estimated 509 new apartments for 2019. It\u2019s followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/newcastle-wa\/\" target=\"_blank\" rel=\"noopener\"><strong>Newcastle<\/strong><\/a>, with an even lower number of 451 projected deliveries.<\/p>\n<h3><strong>Bushwick is the hottest NY neighborhood for apartment deliveries this year<\/strong><\/h3>\n<p>Home to more than 85,000 residents, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/bushwick-brooklyn-ny\/\"><strong>Bushwick<\/strong><\/a> is expected to add 1,103 new units to its inventory.\u00a0The apartments are likely to be snatched up by millennial renters who are big fans of this hot neighborhood.\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jamaica-queens-ny\/\" target=\"_blank\" rel=\"noopener\"><strong>Jamaica<\/strong><\/a>\u00a0and\u00a0<strong>Astoria<\/strong>\u00a0are also busy delivering a healthy supply of new units \u2013 553 and 508, respectively \u2013 followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/harlem-manhattan-ny\/\" target=\"_blank\" rel=\"noopener\">Harlem<\/a> (471 units), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/williamsburg-brooklyn-ny\/\" target=\"_blank\" rel=\"noopener\">Williamsburg<\/a> (396 units), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/clinton-hell-s-kitchen-manhattan-ny\/\" target=\"_blank\" rel=\"noopener\">Hell&#8217;s Kitchen<\/a> (384 (units), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/downtown-brooklyn-brooklyn-ny\/\" target=\"_blank\" rel=\"noopener\">Downtown Brooklyn<\/a> (381 units) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-greene-brooklyn-ny\/\" target=\"_blank\" rel=\"noopener\">Fort Greene<\/a> (328 units).<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-85846\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/7.Newyork_nhood.png\" alt=\"\" width=\"753\" height=\"458\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/7.Newyork_nhood.png 753w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/7.Newyork_nhood.png?resize=500,304 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/08\/7.Newyork_nhood.png?resize=150,91 150w\" sizes=\"auto, (max-width: 753px) 100vw, 753px\" \/><\/p>\n<p>Notably missing from the top this year is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/long-island-city-queens-ny\/\" target=\"_blank\" rel=\"noopener\">Long Island City<\/a>, with over 3,000 apartments under construction with estimated completion dates set for this year. However, our projections show that these projects are unlikely to be fully completed this year and will roll into next year. Other New York neighborhoods busy with apartment construction, but not likely to be completed this year, are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lincoln-square-manhattan-ny\/\" target=\"_blank\" rel=\"noopener\">Lincoln Square<\/a>, Murray Hill, and Williamsburg, each with some 800-900 units close to completion.<\/p>\n<h3><strong>Construction-crazed Miami is delivering almost 7,000 new apartments in 2019<\/strong><\/h3>\n<p><strong>Miami<\/strong> is expected\u00a0to build 6,989 apartments by the end of this year, by far surpassing all other cities in the metro. Meanwhile, developers are set to deliver 471 brand new rentals in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pompano-beach-fl\/\" target=\"_blank\" rel=\"noopener\">Pompano Beach<\/a> and 311 in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/doral-fl\/\" target=\"_blank\" rel=\"noopener\">Doral<\/a>.<\/p>\n<h3><strong>Atlanta is building about 10 times more units than the other cities in the metro<\/strong><\/h3>\n<p>Popular among millennials, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/atlanta-ga\/\">Atlanta <\/a>housing is in demand and developers are responding well to this, with the planned construction of 5,840 new units in 2019. According to our projection, the metro is planning to increase its number of apartments by 292%, to a total of 1,856 new rental units. The reason why Detroit metro, in particular, is expected to build so much is that a big chunk of the projects started in 2018 got delayed, possibly due to a labor shortage in the area. The study is exclusively based on apartment data related to buildings containing 50 or more units.\u00a0Metros with less than 300 units or less than 2 properties\/buildings were not included.\u00a0<\/em><\/p>\n<p><em>Apartment data was provided by our sister company,\u00a0<a href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a>, a business development and\u00a0asset\u00a0management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Apartment projections for the year 2019 are calculated based on a Yardi Matrix proprietary algorithm, and it includes confirmed and likely completions for 2019 based on the issuance of a\u00a0certificate of occupancy.
