Nationally, average rent prices reached\u00a0<strong>$1,465<\/strong>\u00a0following a 3.2% annual increase and up 0.8% since last month\u00a0\u2014 the highest monthly jump since May 2018.\u00a0 Compared to last June, renters pay $45 more on average\u00a0according\u00a0to the latest\u00a0rent survey from\u00a0<a tabindex=\"-1\" title=\"https:\/\/www.yardimatrix.com\/\" href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noreferrer noopener external\" data-wpel-link=\"external\">Yardi Matrix<\/a>.<\/p>\n<p>Since the beginning of the year, apartment rents have increased by 2.6% \u2013 that\u2019s an extra $37 added to the average monthly rent in six months. Rent increases during the first half of the year are typically more accelerated, whereas during the second half of the year they\u2019re expected to slow down, a typical pattern confirmed by rent evolution in the past years.<\/p>\n<h3>Renting in Ohio\u2019s largest cities in June 2019<\/h3>\n<p>The average rent in Ohio is generally lower than the national average rent. Among the state\u2019s largest cities, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cleveland-oh\/\">apartments in Cleveland<\/a> are the\u00a0<strong>most expensive for renters,<\/strong>\u00a0with an average rent of $1,093 per month, followed by\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cincinnati-oh\/\">apartments in Cincinnati<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbus-oh\/\">Columbus<\/a>, where the average rent reached $995 and $940, respectively.\u00a0On the flipside, the\u00a0<strong>most affordable large cities\u00a0<\/strong>for renters in Ohio are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/toledo-oh\/\">Toledo<\/a> ($721 per month) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dayton-oh\/\">Dayton<\/a> ($772 per month).<\/p>\n<p>Dayton apartment prices are picking up speed, experiencing a 4.6% y-o-y spike, the<strong>\u00a0highest rent increase<\/strong>\u00a0over the year out of Ohio\u2019s largest cities. Renters here pay $34 more per month than they did in June 2018. Cincinnati apartments saw the second-highest annual increase in the state, up by 4.3% ($41), followed closely by Cleveland with a 3.9% y-o-y increase ($41).<\/p>\n<p>The\u00a0<strong>slowest rising rents<\/strong>\u00a0were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/akron-oh\/\">Akron<\/a>\u00a0where prices grew by a modest 0.8% y-o-y ($7).<\/p>\n<p><script id=\"infogram_0_0b0e901f-01b7-4688-a698-273ba0fcc707\" title=\"Copy: Ohio - RentReport May\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?GLi\" type=\"text\/javascript\"><\/script><\/p>\n<h3>The fastest and highest rent increases in smaller Ohio cities<\/h3>\n<p>Following the national trend, the most significant year-over-year changes in June 2019 were experienced in some of Ohio\u2019s smaller cities. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/beachwood-oh\/\">Beachwood apartments<\/a> are the most expensive in the entire state ($1,763\/month), followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oxford-oh\/\">apartments in Oxford<\/a> ($1,587) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-albany-oh\/\">New Albany<\/a> ($1,263). The most affordable among mid-size and small cities in Ohio are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lorain-oh\/\">Lorain<\/a> ($621), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/warren-oh\/\">Warren<\/a> ($636), and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/trotwood-oh\/\">Trotwood<\/a> ($639).<\/p>\n<p>In terms of annual rent increases, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oregon-oh\/\">Oregon<\/a> boasts the sharpest rent growth with 16.2% ($90). Next up are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/streetsboro-oh\/\">Streetsboro<\/a>, with a spike in average rents of 15.4% ($150), and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/centerville-oh\/\">Centerville<\/a>, up by 13.8% ($108).<\/p>\n<h3>Mid-year rent changes in Ohio<\/h3>\n<p>Since the beginning of the year, there has been an increase in average rent in almost all of the cities in Ohio.\u00a0<strong>The highest increase in rent<\/strong>\u00a0can be seen in <strong>Centerville<\/strong>, where average rent went up by 15.3%, or $118.
