Nationally, average rent prices reached\u00a0<strong>$1,465<\/strong>\u00a0following a 3.2% annual increase and up 0.8% since last month\u00a0\u2014 the highest monthly jump since May 2018.\u00a0 Compared to last June, renters pay $45 more on average\u00a0according\u00a0to the latest\u00a0rent survey from <a href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a>.<\/p>\n<p>Since the beginning of the year, apartment rents have increased by 2.6% \u2013 that\u2019s an extra $37 added to the average monthly rent in six months. Rent increases during the first half of the year are typically more accelerated, whereas during the second half of the year they\u2019re expected to slow down, a typical pattern confirmed by rent evolution in the past years.<\/p>\n<p><script id=\"infogram_0_0d69614d-dd62-48e2-aed0-a0813012fb08\" title=\"Rent-6Months_evolution-5years_2\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?QlA\" type=\"text\/javascript\"><\/script><\/p>\n<p>A growing portion of the population sees the appeal of renting in today&#8217;s residential real estate climate. <em><strong>With renting remaining the preferred housing option, the first half of 2019 saw accelerated rates in apartment leasing activity, as well as an effective rise in occupancy<\/strong><\/em>, says Doug Ressler, Director of Busitaness Intelligence at Yardi Matrix.<\/p>\n<h3>The U.S. average rent jumps 0.8% in June month-over-month<\/h3>\n<p>In the first half of 2019, rents in 88% of the cities analyzed went up, while rents in 12% of cities are more or less the same. In June, 65% have average rents below the national average, whereas 35% have average rents above $1,465.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/manhattan-ny\/\"><strong>Manhattan<\/strong><\/a>, unsurprisingly, is top of the list with the priciest average rent in the nation, at $4,190\/month. California and Massachusetts each have 2 cities among the five most expensive:\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-francisco-ca\/\"><strong>San Francisco<\/strong><\/a>\u00a0with $3,697 and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/boston-ma\/\"><strong>Boston<\/strong>\u00a0<\/a>with $3,509, while smaller players\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-mateo-ca\/\">San Mateo<\/a>\u00a0($3,349) and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cambridge-ma\/\"><strong>Cambridge<\/strong><\/a>\u00a0($3,210) wrap up the top. Notably,\u00a0<strong>Chicago<\/strong>, <strong>IL<\/strong>\u00a0($1,990) and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/\">Denver,\u00a0CO<\/a>\u00a0($1,670) are the last 2 large renter hubs among the 20 analyzed with apartment rents above the\u00a0<strong>$1,465<\/strong>\u00a0national average. In fact, among the large cities analyzed, this is the only decrease registered in comparison to the beginning of the year. Renting in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-francisco-ca\/\">San Francisco<\/a>\u00a0reached $3,697 this month while\u00a0<strong>Boston<\/strong>\u00a0has the third-highest rent among large cities ($3,509) after seeing a $208 increase compared to the beginning of the year.<\/p>\n<p>With a $769 monthly average, renting in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oklahoma-city-ok\/\">Oklahoma City<\/a> remains the most budget-friendly option for those looking to rent in large cities with\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-paso-tx\/\"><strong>El Paso, TX<\/strong><\/a>\u00a0 on its tail. The rest of the top most expensive mid-sized city rents stayed unchanged since last month, with California dominating the list.\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/long-beach\/\">Long Beach<\/a>\u00a0is the second-least affordable ($2,071), followed by\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-ana-ca\/\"><strong>Santa Ana<\/strong><\/a>\u00a0($1,932) and\u00a0<strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/anaheim-ca\/\">Anaheim<\/a>\u00a0<\/strong>($1,804).<\/p>\n<p>Wichita, KS, and Tulsa, OK continue their reign as the most affordable U.S. cities to rent in although the $656 average in\u00a0<strong>Wichita\u00a0<\/strong>is $13 higher than the average figure reported back at the beginning of the year. A $14 increase happened in\u00a0<strong>Tulsa,<\/strong>\u00a0where rents have reached a comfortable $696\/month. Renting in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tucson-az\/\"><strong>Tucson, AZ<\/strong><\/a>\u00a0is $25 higher now than it was at the beginning of 2019, similar to\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/albuquerque-nm\/\">Albuquerque, NM<\/a>\u00a0($894) and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lexington-ky\/\"><strong>Lexington, KY<\/strong><\/a>\u00a0($917), the 4th- and 5th-most affordable mid-sized cities to rent in the U.S.<\/p>\n<p>Among the country&#8217;s mid-sized cities, the highest net increase within the first months of 2019 was registered in <b>Long Beach, CA\u00a0<\/b>($62). The average rent price in <strong>Amarillo<\/strong>\u00a0is almost the same as then ($736), while renting in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/killeen-tx\/\"><strong>Kileen<\/strong> <\/a>is now $753 after a $39 increase since.<\/p>\n<p>On the other hand, in <strong>San Mateo, CA,\u00a0<\/strong>a $131 increase in the first months\u00a0means renting here reached a $3,349 average, making it the small city with the highest average rent among the ones analyzed. Next up is <strong>Cambridge, MA<\/strong>, where a net increase of $165 during the first half of 2019 pushed the average rent to $3,210. A $158 increase led to a $3,057 average in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sunnyvale-ca\/\"><strong>Sunnyvale, CA<\/strong><\/a>. Under $3,000, yet still displaying high rents, are\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-clara-ca\/\"><strong>Santa Clara, CA<\/strong><\/a> with $2,967\/month and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jersey-city-nj\/\">Jersey City<\/a> with $2,932.<\/p>\n<p>Among the country&#8217;s smaller cities, the highest net increase within the first months of 2019 was registered in <b>Cambridge, MA\u00a0<\/b>($165).
