Nationally, average rent prices reached\u00a0<strong>$1,465<\/strong>\u00a0following a 3.2% annual increase and up 0.8% since last month\u00a0\u2014 the highest monthly jump since May 2018.\u00a0 Compared to last June, renters pay $45 more on average\u00a0according\u00a0to the latest\u00a0rent survey from <a tabindex=\"-1\" title=\"https:\/\/www.yardimatrix.com\/\" href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noreferrer noopener\">Yardi Matrix<\/a>.<\/p>\n<p>Since the beginning of the year, apartment rents have increased by 2.6% \u2013 that\u2019s an extra $37 added to the average monthly rent in six months. Rent increases during the first half of the year are typically more accelerated, whereas during the second half of the year they\u2019re expected to slow down, a typical pattern confirmed by rent evolution in the past years.<\/p>\n<\/div>\n<h3>Renting in Utah&#8217;s cities in June 2019<\/h3>\n<p>The average rent in Utah&#8217;s largest cities is generally lower than the national average rent. Out of the largest cities analyzed, the fastest growing rents were seen in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ogden-ut\/\">Ogden<\/a>, up by <strong>7.8%<\/strong> year over year, while Utah mega-hub\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/salt-lake-city-ut\/\">Salt Lake City<\/a>\u00a0came in second, with a\u00a0<strong>6%<\/strong> annual increase.<\/p>\n<p>The fastest growing rents in June were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pleasant-grove-ut\/\">Pleasant Grove<\/a>,\u00a0where rental apartment\u00a0prices increased by <strong>3.2%<\/strong> month over month, <strong>$36<\/strong> more per month. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/draper-ut\/\">Draper<\/a>\u00a0saw the second-highest monthly increase, jumping by <strong>1.6%<\/strong>, <strong>$21<\/strong>\u00a0more expensive than last month. At the other end of the spectrum, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/north-central-utah-ut\/\">rents in Logan<\/a>\u00a0have decreased by <strong>1.3%<\/strong> (<strong>$18<\/strong>) month over month. Decreases have also been registered in\u00a0<strong>Provo<\/strong> (<strong>0.2%<\/strong>)\u00a0and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/orem-ut\/\">Orem <\/a>(<strong>0.5%<\/strong>),\u00a0compared\u00a0to May.<\/p>\n<p><script id=\"infogram_0_a46eafd6-6cec-480a-8270-2a0270379d03\" title=\"Utah - RentReport June\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?YUi\" type=\"text\/javascript\"><\/script><\/p>\n<p>Of the cities analyzed, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/provo-ut\/\" rel=\"\">Provo apartments<\/a>\u00a0are the state&#8217;s most expensive for renters, with an average rent of <strong>$1,407<\/strong>, followed by apartments in <strong>Logan<\/strong>, where the average monthly rent is <strong>$1,358<\/strong>. On the other hand, of the cities analyzed, the cheapest city to rent an apartment in is\u00a0<strong>Ogden<\/strong>, where the average apartment rent is <strong>$916<\/strong>.<\/p>\n<h3>Mid-year rent change in Utah<\/h3>\n<p>Since the beginning of the year, there has been an increase in average rent in almost all of the cities in Utah. The highest increase in rent can be seen in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/herriman-ut\/\">Herriman<\/a>, where the monthly average went up by <strong>6.9%<\/strong>, or <strong>$86<\/strong>. Fully-affordable properties are not included in the survey and are not reported in rental rate averages.
