Nationally, average rent prices reached\u00a0<strong>$1,465<\/strong>\u00a0following a 3.2% annual increase and up 0.8% since last month\u00a0\u2014 the highest monthly jump since May 2018.\u00a0 Compared to last June, renters pay $45 more on average\u00a0according\u00a0to the latest\u00a0rent survey from <a title=\"https:\/\/www.yardimatrix.com\/\" href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a>.<\/p>\n<p>Since the beginning of the year, apartment rents have increased by 2.6% \u2013 that\u2019s an extra $37 added to the average monthly rent in six months. Rent increases during the first half of the year are typically more accelerated, whereas during the second half of the year they\u2019re expected to slow down, a typical pattern confirmed by rent evolution in the past years.<\/p>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<\/div>\n<h3>Renting in New Jersey&#8217;s large cities in June 2019<\/h3>\n<p>The average rent in New Jersey&#8217;s largest cities is generally lower than the national average rent. The fastest-growing rents in June were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/camden-nj\/\">Camden<\/a>, where rental apartment\u00a0prices increased by <strong>5.1%<\/strong> over the year and <strong>0.6%<\/strong> month-over-month. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/edison-nj\/\">Edison apartments<\/a> saw the highest monthly increase, jumping by <strong>1%<\/strong>, <strong>$15<\/strong>\u00a0more expensive than last month. At the other end of the spectrum, rents in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/trenton-nj\/\">Trenton\u00a0<\/a>have decreased by<strong> 0.3%<\/strong> month-over-month.<\/p>\n<p><script id=\"infogram_0_d4f7898c-e71a-4aec-8b37-267fecf4658c\" title=\"New Jersey - RentReport June\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?wZi\" type=\"text\/javascript\"><\/script><\/p>\n<p>Of the large cities analyzed, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jersey-city-nj\/\">Jersey City apartments<\/a> are the state&#8217;s most expensive for renters, with an average rent of <strong>$2,932<\/strong>, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/nj\/clifton\/\">apartments in Clifton<\/a>, where the average monthly rent is <strong>$1,672<\/strong>. On the other hand, the cheapest large city to rent an apartment in is <strong>Camden<\/strong>, where the average apartment rent is\u00a0<strong>$961<\/strong>\/month.<\/p>\n<h3>Renting in New Jersey&#8217;s small &amp; mid-size cities in June 2019<\/h3>\n<p>Small and mid-size cities in New Jersey display a faster rent increase, with <strong>Irvington\u00a0<\/strong>leading the way with a\u00a0<strong>10% <\/strong>year-over-year growth. <strong>North Plainfield<\/strong> witnessed a <strong>3%<\/strong> month-over-month rent growth, the highest among smaller cities in the state, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/nj\/piscataway\/\">Piscataway<\/a>, where apartments are now\u00a0<strong>2.8%<\/strong> more expensive to rent than they were last month.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hoboken-nj\/\">Hoboken<\/a>\u00a0is still the most expensive city to rent in, leading the rental market in the state with an average rent of <strong>$3,506<\/strong>. The runner up is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/edgewater-nj\/\">Edgewater<\/a> (<strong>$3,194<\/strong>), followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/weehawken-nj\/\">Weehawken<\/a>, with a <strong>$2,983<\/strong> average per month.<\/p>\n<h3>Mid-year rent changes in New Jersey<\/h3>\n<p>Since the beginning of the year, there has been an increase in average rent in almost all of the cities in New Jersey. The highest increase in rent can be seen in <strong>Irvington<\/strong>, where average rent went up by <strong>5.3%<\/strong>, or <strong>$50<\/strong>. Following closely behind is <b>North Plainfield\u00a0<\/b>with a <strong>4.6%<\/strong>\u00a0or <strong>$63\u00a0<\/strong>increase since the beginning of 2019.
