Nationally, rents maintain a strong month-over-month growth, but the annual increase is the slowest we\u2019ve seen in 18 months. Residential rents are rising\u00a0steadily across cities, with the third month in a row sprouting a 0.3% month-over-month jump.\u00a0Compared to last May, renters pay $35 more on average, according\u00a0to the latest\u00a0<a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"external noopener noreferrer\" data-wpel-link=\"external\">Yardi Matrix<\/a>\u00a0data on apartment market trends.<\/p>\n<h3>Renting in North and Central Florida in May 2019<\/h3>\n<p>The average rent in North and Central Florida&#8217;s largest cities is generally lower than the national average rent. The fastest-growing rents in the North were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-walton-beach-fl\/\">Fort Walton Beach<\/a>, where rental apartment\u00a0prices increased by 1% month over month, $11 more per month. The same 1% monthly increase in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pensacola-fl\/\">Pensacola<\/a> translated into $10 more than last month. The slowest rising rents in the North were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tallahassee-fl\/\">Tallahassee<\/a>, where prices dropped by 0.4% ($5) compared to April.<\/p>\n<p>In Central Florida, the fastest-growing rents were in Orlando, where rents increased by 0.9% ($12), followed by rents in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/st-petersburg-fl\/\">St. Petersburg<\/a> with a 0.7% ($9) increase since April.\u00a0The slowest rising rents were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/largo-fl\/\">Largo<\/a>, where monthly rents dropped by 01.% ($1).<\/p>\n<p><em><script id=\"infogram_0_c640feb5-08bd-4f9e-8461-acdcf8647eca\" title=\"Florida - RentReport May\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?uhu\" type=\"text\/javascript\"><\/script><\/em><\/p>\n<p>Of the cities analyzed, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/panama-city-beach-fl\/\">Panama City Beach<\/a> apartments\u00a0are the most expensive for renters in the North, with an average rent of $1,463, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/orlando-fl\/\">apartments in Orlando<\/a>, where the average monthly rent is $1,422. On the other hand, the cheapest cities to rent an apartment in is\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/palm-bay-fl\/\">Palm Bay<\/a>\u00a0(Central Florida), with an average apartment rent of $1,000, and Pensacola ($1,038\/month) in the North.<\/p>\n<h3>Methodology<\/h3>\n<p><em><a href=\"https:\/\/www.rentcafe.com\/\">RentCafe.com<\/a>\u00a0is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States.<\/em><\/p>\n<p><em>The data on average rents included in our reports comes directly from competitively-rented (market-rate) large-scale multifamily properties (50+ units in size), via telephone survey. The data is compiled and reported by our sister company <\/em><em><a href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a><\/em><em>, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Fully-affordable properties are not included in the survey and are not reported in rental rate averages.
