What are the chances of finding good schools in the city and what does that involve in terms of rent costs?<\/p>\n<p>According to our newest analysis of schools in the largest cities, top-rated urban schools do exist. We looked at elementary and middle schools rated 8,9, and 10 by <a href=\"https:\/\/www.greatschools.org\/\" target=\"_blank\" rel=\"noopener\">GreatSchools.org<\/a>, and set out to determine what cities and ZIP codes have the most top-rated schools and what it costs to live in these coveted ZIP codes.<\/p>\n<h3>BEST LARGE CITIES FOR TOP-RATED SCHOOLS<\/h3>\n<h3>San Diego ranks the highest by share of top-rated schools<\/h3>\n<p>Of all the elementary and middle schools located in the nation&#8217;s 30 largest cities by population, 16% are top-rated. That is, out of the roughly 6,800 schools, around 1,100 have a GreatSchools rating of 8 or higher.\u00a0<strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-diego-ca\/\">San Diego<\/a> leads with the highest share of top-ranked schools (38% of the city schools)<\/strong>, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-francisco-ca\/\" target=\"_blank\" rel=\"noopener\">San Francisco<\/a>, with 30% of its schools rated 8 and above, and Austin, TX, with a 28% share. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/seattle-wa\/\" target=\"_blank\" rel=\"noopener\">Seattle<\/a> is fourth from the top, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\">New York City<\/a> is fifth.<\/p>\n<p>Rounding up the top 10 large cities with the highest share of top schools are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\">Washington, DC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-jose-ca\/\">San Jose, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/portland-or\/\" target=\"_blank\" rel=\"noopener\">Portland, OR<\/a>;<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oklahoma-city-ok\/\"> Oklahoma City, OK<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/las-vegas-nv\/\" target=\"_blank\" rel=\"noopener\">Las Vegas<\/a>. The list also includes cities like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/philadelphia-pa\/\">Philadelphia<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/charlotte-nc\/\">Charlotte<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/\">Denver<\/a>.<\/p>\n<div style=\"max-width: 600px; margin: 0 auto;\"><script id=\"infogram_0_33206098-68f6-427f-a1e3-c286bc720fb6\" title=\"Students-per-Top-Rated-Schools\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?gNt\" type=\"text\/javascript\"><\/script><\/div>\n<h3>New York City takes the lead with the highest number of top-rated schools<\/h3>\n<p>Being the most populous, <strong>New York is home to the highest number of top-ranked schools, 239<\/strong>. This includes <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brooklyn-ny\/\">Brooklyn<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/manhattan-ny\/\">Manhattan<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/queens-ny\/\">Queens<\/a> only. The Big Apple also has a good share of top schools, with more than a quarter of all schools being rated highly by GreatSchools.<\/p>\n<p><strong>The second highest number of top schools is in San Diego, with 88 in total,<\/strong> followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\">Houston<\/a> (4th largest by population) with 76 top-rated schools. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\" target=\"_blank\" rel=\"noopener\"><strong>Chicago<\/strong><\/a>, which is the third most populous among all U.S. cities, only has 55 top-rated schools, the same as <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Austin<\/strong><\/a>, which is the 11th most populous city. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\" target=\"_blank\" rel=\"noopener\"><strong>Los Angeles<\/strong><\/a>, the second most populous city in the U.S., only has 46 top-rated schools. By comparison, Los Angeles has half the population of New York City but has 80% fewer top-rated schools.<\/p>\n<h3>BEST URBAN ZIP CODES FOR TOP-RATED SCHOOLS<\/h3>\n<h3>Phoenix ZIP code 85048 is home to the most top-rated schools<\/h3>\n<p><strong>ZIP code<\/strong> <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/85048-az\/\">85048<\/a> in<\/strong> <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/phoenix-az\/\" target=\"_blank\" rel=\"noopener\">Phoenix, AZ<\/a><\/strong>, which is part of Ahwatukee Foothills,<strong> ranks first with the most top-rated schools (11, to be more exact)<\/strong>. Next comes <strong>San Diego ZIP code <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/92129-ca\/\">92129<\/a><\/strong>, in the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/rancho-penasquitos-san-diego-ca\/\">Rancho Pe\u00f1asquitos<\/a> area, all of its 10 schools being top-rated, followed by <strong>ZIP code <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/11215-new-york-city-ny\/\">11215<\/a><\/strong> <strong>in Brooklyn<\/strong>&#8216;s Park Slope\/Gowanus area, with nine highly rated schools.<\/p>\n<p>The following is a list of ZIP codes with at least five top-ranked schools:<\/p>\n<div style=\"max-width: 600px; margin: 0 auto;\"><script id=\"infogram_0_bfb7c7ae-2b97-4768-8d3f-12a228a3c3dc\" title=\"Rent-near-top-schools-per-zip-codes-RentCafe\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?gZW\"\u00a0type=\"text\/javascript\"><\/script><\/div>\n<h3>Queens ZIP codes offer the best deal for renting near top schools<\/h3>\n<p>How do rent prices in ZIP codes with top-rated schools compare with rents in other ZIP codes? Well, of the 382 ZIP codes with top-rated schools where rent data was available, 45% are priced lower than the ZIP codes without top-rated schools, and 55% are priced above.<\/p>\n<p>However, in cases where there are very few ZIP codes with top-rated schools in a city, the average rents in those ZIP codes have a high probability of being below rents in the rest of the city. It&#8217;s the case of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/detroit-mi\/\">Detroit<\/a>&#8216;s ZIP code of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/48323-mi\/\">48323<\/a> \u2014 the only ZIP with a top-rated school in the city \u2014 where the average rent of $691 is $359 lower than the rent in the rest of the city.<\/p>\n<p><a href=\"#fulltable\">To see all 382 ZIP codes analyzed in 30 largest cities, check out the complete table below.<\/a><\/p>\n<p>Here are the top 20 ZIP codes with high-ranking schools where renting is cheaper than in ZIP codes without a top-rated school:<\/p>\n<div style=\"max-width: 600px; margin: 0 auto;\"><script id=\"infogram_0_4b18a059-6d04-4c7a-918d-62eb95e3b661\" title=\"Top-20-affordable-zip-codes-top-school-RentCafe\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?ccj\" type=\"text\/javascript\"><\/script><\/div>\n<p>Of these ZIP codes, 5 are in Queens, led by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/11432-new-york-city-ny\/\">11432<\/a>, which has two top-rated schools and an average rent of $1,765, or $1,620 less than in other Queens ZIP codes without top schools. Chicago&#8217;s ZIP codes of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/60625-il\/\">60625<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/60616-il\/\">60616<\/a> are also on the list of lowest rents near top schools, alongside Washington, DC&#8217;s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/20019-dc\/\">20019<\/a> and Los Angeles&#8217; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/90065-ca\/\">90065<\/a>.<\/p>\n<h3>Texas&#8217; top-rated school ZIP codes are more high-budget but offer the highest living standards<\/h3>\n<p>For the ZIP codes with top-ranked schools where the average rent is higher than in the rest of the city, the biggest differences are in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dallas-tx\/\" target=\"_blank\" rel=\"noopener\">Dallas<\/a>, where living in a ZIP code with schools ranked 8 or above costs in some cases twice as much as living in an area without such a school.<\/p>\n<p>Similarly, in some <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\">Austin<\/a> ZIP codes with top schools it may cost about $1,000 more, and in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\" target=\"_blank\" rel=\"noopener\">Houston<\/a>, $800 more. However, the higher prices are explained by the fact that many of the units in ZIP codes with good schools were built in the last five years, and are categorized as being high quality.
