Rents averaged <strong>$1,436<\/strong> this April \u2014 the second month in a row to witness a 0.3% m-o-m growth. Compared to last April, renters pay $42 more on average per month following relatively flat m-o-m rent increases during the off-season.<\/p>\n<p>Of the 253 largest cities in the U.S., 64% have average rents below, while 36% have average rents above\u00a0the national average in April 2019. Rent in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/wichita-ks\/\"><strong>Wichita, KS<\/strong><\/a> is the most affordable averaging $646, followed by\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tulsa-ok\/\"><strong>Tulsa, OK<\/strong><\/a> with $688. Next up is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\">Los Angeles<\/a> where, although it experienced the highest y-o-y net increase among the top renter hubs ($122), the average rent is significantly lower: $2,471. Rent in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oakland-ca\/\"><u>Oakland, CA<\/u><\/a>\u00a0reached $2,812, followed by the $2,008 average in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/long-beach\/\"><u>Long Beach, CA<\/u><\/a>, the second-highest among mid-sized U.S. cities.\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/anaheim-ca\/\">Anaheim<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-ana-ca\/\">Santa Ana<\/a>, although among the mid-sized cities that boast higher rents, actually saw the smallest monthly increases. Rent in Anaheim dropped by 0.4% and is now $1,785 per month, while in Santa Ana, the monthly asking price is $1,927 after dropping 0.2% since March.<\/p>\n<\/div>\n<p>The mid-sized cities with the lowest average rents remain more or less the same compared to March or this time last year.\u00a0 Wichita, KS\u00a0has the lowest average rent in the country and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tulsa-ok\/\"><u>Tulsa, OK<\/u><\/a>\u00a0follows\u2014 both well below the national average. Renters in Texas\u2019s\u00a0Brownsville ($711), Amarillo ($726) and Killeen ($737) enjoy the smallest rent prices in the country, much like those renting in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/toledo-oh\/\">Toledo, OH<\/a> ($714), and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/independence-mo\/\">Independence, MO<\/a> ($751).<\/p>\n<\/div>\n<p>The average rent in April reached $2,922 in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jersey-city-nj\/\">Jersey City, NJ<\/a>, followed by California\u2019s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sunnyvale-ca\/\">Sunnyvale<\/a> ($2,907) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-clara-hayward-ca\/\">Santa Clara<\/a> ($2,872). The only small cities with average rents jumping the $3,000 mark are the flourishing\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-mateo-ca\/\">San Mateo, CA<\/a>\u00a0and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cambridge-ma\/\">Cambridge, MA<\/a> ($3,064).
