cache -->\n<h3>The largest renter hubs in the Sun Belt see the fastest growth in rents<\/h3>\n<p>Since last January, the hottest rental markets out of the 20 largest renter hubs in the U.S. were all located in the Sun Belt. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/las-vegas-nv\/\">Las Vegas apartments<\/a> have seen the fastest rent growth in the top 20, having registered an 8.3% year-over-year increase over the past 12-month period. Sin City\u2019s average rent rose to $1,048, up from $968 last January.<\/p>\n<p>Likewise, the average rent for <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/phoenix-az\/\">apartments in Phoenix, AZ<\/a>, also saw a sharp increase of 7.6% year-over-year getting to $1,018, leaving this <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/az\/\">Arizona<\/a> city in second place among the largest rental hubs in the country. Rent growth was also brisk in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\">Los Angeles<\/a> (6%), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jacksonville-fl\/\">Jacksonville<\/a> (5.9%), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/atlanta-ga\/\">Atlanta<\/a> (5.6%) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\">Austin<\/a> (5.6%).<\/p>\n<h3>Permian Basin cities and Reno see fastest increases in average rents<\/h3>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tx\/\">Texas<\/a>\u2019 oil patch continues to fuel the fastest increases in rent nationwide, with a year-over-year increase of 17.7% in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/midland-tx\/\">Midland<\/a>, with an average rent of $1,564, and 14.2% in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/odessa-tx\/\">Odessa<\/a>, where the average rent was $1,360. However, the pace of change in the Permian Basin does seem to be slowing, as the month-over-month increase was just 0.1% in Midland, and 0.2% in Odessa.<\/p>\n<p>Renters in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/reno-nv\/\">Reno, NV<\/a>, have experienced a similar dynamic, as rents have increased a whopping 10% year-over-year. However, the month-over-month change was zero, suggesting that rents in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/nv\/\">Nevada<\/a>\u2019s second-largest-city are beginning to stabilize, at least for now. Reno\u2019s average rent is now $1,239, up $113 since last January. This rapid growth is primarily due to the opening of Tesla\u2019s Gigafactory, but large warehouse facilities for major firms ranging from an Amazon Fulfillment Center to Patagonia\u2019s largest warehouse and service center have also contributed.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-national-map.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"wp-image-66916 size-large\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-national-map.png\" alt=\"Monthly-Report-january-2019-national-map\" width=\"100%\" \/><\/a><\/p>\n<h3>Among the largest cities in the U.S., the Sun Belt also leads in rent growth<\/h3>\n<p>While Las Vegas\u2019 average rent of $1,048 is quite affordable when compared to many urban areas, the increase in average rent of $80 per month, or 8.3% growth over the period of one year, means that the city saw faster increases in rent than any other large American city.<\/p>\n<p><strong>Phoenix, AZ,<\/strong>\u00a0is also very popular among those moving in from more expensive West Coast states, as the average rent is a manageable $1,018, an increase of 7.6% since this time last year. In absolute terms, this amounts to an average increase of $72 per month.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-diego-ca\/\">San Diego<\/a> (6.4%), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/nashville-tn\/\">Nashville<\/a> (6.2%), and <a href=\"https:\/\/www.rentcafe.com\/blog\/category\/cities\/los-angeles-ca\/\">Los Angeles<\/a> (6.0%) were also among the largest cities with the fastest increases in average rents, although Nashville\u2019s average rent of $1,347 is far below the average of $2,460 in Los Angeles and $2,184 in San Diego.<\/p>\n<p>The <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\">New York City<\/a> borough of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/queens-ny\/\">Queens<\/a> was the only large city where rent actually fell since last January, although only by 0.2%, to $2,196. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\">Houston<\/a> also experienced a very slow growth rate of only 0.8% year-over-year, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/boston-ma\/\">Boston<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baltimore-md\/\">Baltimore<\/a> tied for the third-slowest rental growth, with both East Coast cities experiencing only 1.1% increases in average rent since last January.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"wp-image-65437 size-large\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png\" alt=\"Monthly-Report-january-2019-large-cities-map\" width=\"100%\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png?resize=500,355 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png?resize=768,545 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2019\/01\/Monthly-Report-january-2019-large-cities-map.png?resize=150,107 150w\" sizes=\"(max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<h3>Apartments in Mesa, Cleveland and 3 cities in California lead increases in mid-sized cities<\/h3>\n<p>Apartments in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mesa-az\/\"><strong>Mesa, AZ<\/strong><\/a>, have seen year-over-year price increases of\u00a0<strong>8.4%<\/strong>\u00a0on average in January, reaching $981.\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/long-beach\/\"><strong>Long Beach, CA<\/strong><\/a>,\u00a0follows with\u00a0<strong>7.2%\u00a0<\/strong>to the current average of $2,008. Rapid increases in rent also occurred in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cleveland-oh\/\"><strong>Cleveland, OH<\/strong><\/a><strong> (6.6%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/riverside-ca\/\">Riverside, CA<\/a> (6.3%); <\/strong>and<strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fresno-ca\/\"> Fresno, CA<\/a> (6.2%)<\/strong>. As a result, apartments for rent in Cleveland now go for $1,072 on average, while Riverside\u2019s average rent has reached $1,523, with Fresno renters paying $1,048 on average last month.<\/p>\n<p><a href=\"#fulltable\">See the complete list of cities at the end of this report<\/a>.<\/p>\n<p>At the other extreme, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tulsa-ok\/\">Tulsa, OK<\/a>, experienced the slowest increase recorded among mid-sized cities, <strong>1.3%<\/strong> year-over-year, with an average rent of $680. Apartments in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/wichita-ks\/\">Wichita, KS<\/a>, rent for $642 on average, a contained 1.4% increase since last January. Las Vegas&#8217; neighbor <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/henderson-nv\/\">Henderson, NV<\/a>, also saw rapid growth, with an increase in average rent of 9.8% to $1,254, and two Arizona cities round out the top six, with an average increase in rent of 9.6% in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chandler-az\/\">Chandler<\/a> and 9.5% in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/glendale-az\/\">Glendale<\/a>, both of which are Phoenix suburbs.<\/p>\n<p><a
