But it\u2019s not just downtowns that are seeing apartment sizes go down. Over the last decade, apartments have been slowly but surely shrinking in cities all across the US. According to our most recent survey of the apartment market, <strong>the average size of new apartments<\/strong> &#8211; those completed in 2016 &#8211; <strong>has fallen to 934 square feet<\/strong>, the smallest on record since 2006.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-80410\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Changes_US_Apt_Size.png\" alt=\"changes_us_apartment_size\" width=\"900\" height=\"586\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Changes_US_Apt_Size.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Changes_US_Apt_Size.png?resize=500,326 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Changes_US_Apt_Size.png?resize=768,500 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Changes_US_Apt_Size.png?resize=150,98 150w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/p>\n<p>Using data from <a href=\"http:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a>, an apartment market intelligence source and our sister company, we were able to examine and track the <strong>changes in US apartment size in buildings with at least 50 units over the last decade<\/strong>. While all property types have seen significant drops in size, studios have seen the steepest decline. Studio apartments built in 2006 averaged 614 sq. ft. \u2013 a decade later, studios are getting more cramped with an average size of 504 sq. ft.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-80446\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Tabel_Avg_SqFt_By_Year.png\" alt=\"average_square_feet_new_rental_apartments\" width=\"870\" height=\"580\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Tabel_Avg_SqFt_By_Year.png 870w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Tabel_Avg_SqFt_By_Year.png?resize=500,333 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Tabel_Avg_SqFt_By_Year.png?resize=768,512 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Tabel_Avg_SqFt_By_Year.png?resize=150,100 150w\" sizes=\"auto, (max-width: 870px) 100vw, 870px\" \/><\/p>\n<p>2010 was a turning point for real estate markets across the country. With the housing industry in recovery mode, developers temporarily closed the lid on multifamily investment, causing a significant drop in new rental stock. Not only were there fewer units delivered, but those that came online were also smaller in size \u2013 a trend that continued even after 2012 when rental markets started seeing inventory growth again. Studios dropped from 617 sq. ft. in 2010 to 508 sq. ft. in 2011. In fact, studio apartments have seen the biggest fluctuations in terms of unit size over the course of the last decade, while <strong><a href=\"https:\/\/www.rentcafe.com\/sitemaps\/us\/2-bedroom-apartments-for-rent\/\" target=\"_blank\" rel=\"noopener noreferrer\">2-bedroom apartments<\/a> were the least volatile of all property types.<\/strong><\/p>\n<p>Overall, <strong>the average size of a US apartment is currently 889 square feet<\/strong>, irrespective of when a property was built. <em>See the average size of an apartment in your city by checking out <a href=\"#table\">this table.<\/a><\/em><\/p>\n<h2>Not All Apartments are Created Equal: Breakdown by Region Shows Southeast Topping the Nation in Largest Unit Sizes<\/h2>\n<p>Southern living has become the epitome of the good life, and there\u2019s more than one reason for that. Premier golf resorts, 24\/7 waterfront entertainment, strong employment fundamentals, lower cost of living, and world-renowned cuisine \u2013 these are just a few of The South\u2019s big draws. Plus, urban renters in the Southern States have one more thing to brag about: the <strong>biggest apartment sizes in the U.S.<\/strong> Rentals in the Southeast average a remarkable 974 sq. ft.<\/p>\n<p>On the other end of the size spectrum, the West Coast does not spoil renters with tons of space. Meanwhile, the average size of units in non-luxury buildings is 837 sq. ft.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-80416\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Avg_Apt_Size_Lux_vs_NonLux.png\" alt=\"average_apartment_size_lucury_nonluxury\" width=\"900\" height=\"600\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Avg_Apt_Size_Lux_vs_NonLux.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Avg_Apt_Size_Lux_vs_NonLux.png?resize=500,333 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Avg_Apt_Size_Lux_vs_NonLux.png?resize=768,512 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/06\/Chart_Avg_Apt_Size_Lux_vs_NonLux.png?resize=150,100 150w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/p>\n<p>The biggest size difference between luxury and non-luxury apartments is recorded in the Western markets where a high-end apartment spans 967 sq. ft. on average whereas a rental unit in a non-luxury building averages 763 sq. ft.<\/p>\n<p>For Denverites hung up on <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/luxury\/\" target=\"_blank\" rel=\"noopener noreferrer\">luxury housing<\/a>, for example, the options are endless and come with plenty of room to house all their fancy living dreams. Upscale <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/2-bedroom\/\" target=\"_blank\" rel=\"noopener noreferrer\">2 BDR apartments in Denver<\/a> average 1,133 sq. ft. while non-luxe apartments come in at about 939 sq. ft. Pricing generally follows the same trend: the larger and swankier the space, the more expensive it gets. <a href=\"https:\/\/www.rentcafe.com\/apartments\/co\/denver\/7-s-denver-haus\/default.aspx\" target=\"_blank\" rel=\"noopener noreferrer\">A 2-bedroom 1,003-square-foot luxury apartment<\/a> in Denver\u2019s Capitol Hill neighborhoods goes for $2,700 a month. But if you\u2019re willing to downsize, you can rent a <a href=\"https:\/\/www.rentcafe.com\/apartments\/co\/denver\/1075-corona\/default.aspx\" target=\"_blank\" rel=\"noopener noreferrer\">2 BDR, 847-square-foot apartment<\/a> in the same area for about $1,600.<\/p>\n<h2>Atlanta Leads the Pack as the City with the Largest Apartments in the U.S., Overall<\/h2>\n<p>They say everything is bigger in Texas, including housing. That\u2019s about right and we\u2019ve got the numbers to prove it. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/plano-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Plano<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Houston<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/irving-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Irving<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dallas-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">Dallas apartments<\/a> have all made our top 20 list of the cities with the largest apartments in the US. But the job-centric Texas cities have been overthrown in the rankings by another Southern business hub, <strong>Atlanta, GA, which ranks highest on our list of US cities with the most sizable rental apartments<\/strong>. As if anyone needs another reason to move to Hotlanta \u2013 aside from the healthy job sector, enviable weather, and low cost of living, that is!<\/p>\n<h2>Manhattan Doesn\u2019t Make the Smallest Apartment Size List<\/h2>\n<p>With a history of shrinking apartments and micro-units taking up a sizable chunk of Manhattan\u2019s housing market \u2013 with NYC as the posterchild for living large in small spaces \u2013 everybody would expect the borough to land a spot in the tiniest apartments ranking. Well, as it turns out, there are other cities featuring much more cramped living spaces, so small that they caused Manhattan to drop off the tiniest apartment charts.<\/p>\n<p>In fact, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/manhattan-ny\/studio\/\" target=\"_blank\" rel=\"noopener noreferrer\">studio apartments in Manhattan<\/a> span 475 sq. ft., <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/us\/1-bedroom-apartments-for-rent\/\" target=\"_blank\" rel=\"noopener noreferrer\">1-bedrooms<\/a> come in at 694 sq. ft., and two-bedrooms average a reasonable 1,015 sq. ft. But that doesn\u2019t erase the fact that Manhattan remains the nation\u2019s tightest market with average rents reaching a whopping $4,043 per month, more than three times the national average, as <em><a href=\"http:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a><\/em> data shows.<\/p>\n<h2>If You\u2019re a Firm Believer in the \u201cLess is More\u201d Philosophy, Arizona and California are the Places for You: Tucson Holds the Teeniest Rental Homes<\/h2>\n<p>Expansive homes may be taken for granted by tenants in Georgia and Texas, but both Arizona and California test renters\u2019 ability to live large in small spaces. No less than three Arizona cities \u2013 <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tucson-az\/\" target=\"_blank\" rel=\"noopener noreferrer\">Tucson<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/glendale-az\/\" target=\"_blank\" rel=\"noopener noreferrer\">Glendale<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mesa-az\/\" target=\"_blank\" rel=\"noopener noreferrer\">Mesa<\/a> \u2013 are in the top 5 cities with the tiniest apartments; they are joined by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-paso-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">El Paso, TX<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/buffalo-ny\/\" target=\"_blank\" rel=\"noopener noreferrer\">Buffalo, NY<\/a>. Renters may play big in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/reno-nv\/\" target=\"_blank\" rel=\"noopener noreferrer\">Reno, NV<\/a> but they live in tiny studios that average about 352 square feet. And then there are other major employers such as Harris Teeter Inc., Novant Health Inc., Ingersoll-Rand, and Siemens Energy Inc., so there are plenty of jobs to go around. An average rent of $1,056 a month pays for 949 square feet of living space.<\/p>\n<h2>Apartments May be Shrinking yet Rents are Not Dwindling One Bit<\/h2>\n<p>You\u2019d normally expect rents to go downhill as units get smaller. Well, that\u2019s not always the case.
