In April 2018, the average rent for a <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/studio-apartments-for-rent\/\">studio apartment<\/a> in the U.S. was $1,216, and the average rent for a <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/1-bedroom-apartments-for-rent\/\">one-bedroom apartment<\/a> was $1,241. Month-over-month, national rents grew by 0.3%, or $4, compared to March, revving up as we approach the start line of 2018&#8217;s peak rental season.<\/p>\n<p>The highest annual rent increases in April were in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/odessa-tx\/\">Odessa, TX<\/a> (up 35.6% y-o-y); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/midland-tx\/\">Midland, TX<\/a> (32.6%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/yonkers-ny\/\">Yonkers, NY<\/a> (11.5%); and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/reno-nv\/\">Reno, NV<\/a> (10.8%); followed by a newcomer to the top 5: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hollywood-fl\/\">Hollywood, FL<\/a> (10.6%). As such, the average monthly rent is now $1,273 in Odessa; $1,467 in Midland; $1,922 in Yonkers; $1,164 in Reno; and $1,425 in Hollywood.<\/p>\n<p>Meanwhile, renters in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lancaster-ca\/\">Lancaster, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/greeley-co\/\">Greeley, CO<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/boise-city-id\/\">Boise, ID<\/a>, also saw high rent increases above 8%. In total, rents rose in 84% of the nation&#8217;s 250 largest cities in April.<\/p>\n<p>Rent prices in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/norman-ok\/\">Norman, OK<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lubbock-tx\/\">Lubbock, TX<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-orleans-la\/\">New Orleans, LA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brownsville-tx\/\">Brownsville, TX<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hillsboro-or\/\">Hillsboro, OR<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/alexandria-va\/\">Alexandria, VA<\/a>, are down compared to April last year. Many big cities are seeing rents decline or stagnate as well, including <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\">New York City<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baltimore-city-md\/\">Baltimore, MD<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\">Washington, DC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/portland-or\/\">Portland, OR<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\">Austin, TX<\/a>. So, the average rent in Austin\u00a0exceeded $1,300\/month in April, in Portland the average apartment rent was $1,454\/month, while apartments for rent in Washington, DC, cost $2,070\/month on average.<\/p>\n<p>No significant fluctuation in prices was noticed in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\" target=\"_blank\" rel=\"noopener\">Chicago<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/philadelphia-pa\/\" target=\"_blank\" rel=\"noopener\">Philadelphia<\/a>; San Francisco; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cleveland-oh\/\">Cleveland<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/newark-nj\/\">Newark, NJ<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/saint-louis-mo\/\">St. Louis, MO<\/a>, where apartment rents grew slower than 2% over the year, although that may change in the upcoming months as activity starts to pick up.<\/p>\n<h3>Large cities: Las Vegas, Denver, Detroit apartments see highest price jumps<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-58803\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/05\/Large_Cities_April_2018.png\" alt=\"Rent Cafe Rent Prices Large Cities March 2018\" width=\"900\" height=\"639\" \/><\/p>\n<p>With a 6% increase over the year, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/las-vegas-nv\/\" target=\"_blank\" rel=\"noopener\"><strong>Las Vegas<\/strong><\/a>\u00a0rents rose the most among the largest U.S. cities, reaching $979\/month in April, as the local housing market is rebounding. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/denver-co\/\" target=\"_blank\" rel=\"noopener\"><strong>Denver<\/strong><\/a> remains one of the hottest cities for renters in the U.S., with apartments renting for $1,559\/month, 5.8% more expensive than they were one year prior. Rental housing in <strong>Detroit<\/strong> is making a comeback after years in the slump. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/detroit-mi\/\">Apartments for rent in Detroit<\/a> saw the third highest yearly increase in prices among big cities, 5.4%, reaching just $1,015\/month, still well below the national average.<\/p>\n<p>Also poised for an active rental season are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/phoenix-az\/\" target=\"_blank\" rel=\"noopener\"><strong>Phoenix<\/strong><\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-diego-ca\/\"><strong>San Diego<\/strong><\/a>, with 5% and 4.6% year-over-year increases in April. Rents for apartments in <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jacksonville-fl\/\">Jacksonville, FL<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/charlotte-nc\/\" target=\"_blank\" rel=\"noopener\">Charlotte, NC<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\" target=\"_blank\" rel=\"noopener\">Los Angeles<\/a>;<\/strong> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/houston-tx\/\" target=\"_blank\" rel=\"noopener\"><strong>Houston<\/strong><\/a> rose by more than 4%, while rents in <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbus-oh\/\">Columbus, OH<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-worth-tx\/\">Fort Worth, TX<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dallas-tx\/\" target=\"_blank\" rel=\"noopener\">Dallas<\/a>;<\/strong> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/seattle-wa\/\" target=\"_blank\" rel=\"noopener\"><strong>Seattle, WA<\/strong><\/a>, were more moderate, between 3-4%.<\/p>\n<p>Rents in the New York City boroughs of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brooklyn-ny\/\"><strong>Brooklyn<\/strong><\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/manhattan-ny\/\"><strong>Manhattan<\/strong><\/a> continue sliding, by -1% and -0.2%, with the average price in Manhattan at $4,063\/month and in Brooklyn at $2,688. Meanwhile, Baltimore apartments stagnate at around $1,200\/month, as the market is cooling down. Monthly rents in Washington, DC; Portland; Austin; San Francisco; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-paso-tx\/\">El Paso, TX<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oklahoma-city-ok\/\">Oklahoma City, OK<\/a>, have been steady for the month, growing by less than 1.5%.<\/p>\n<h3>Mid-size cities: Sacramento rents\u00a0cool down but still lead<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-59033\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/05\/Mid_Cities_April_2018.png\" alt=\"Mid-size Cities RentCafe National Rent Prices March 2018\" width=\"900\" height=\"639\" \/><\/p>\n<p>If the price of the average <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sacramento-ca\/\">apartment for rent in <strong>Sacramento<\/strong><\/a> was growing by 7.2% as of last month, it cooled down to 6% in April, still the highest year-over-year increase among mid-sized cities, stopping just shy of $1,300\/month. Similarly, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/stockton-ca\/\">Stockton, CA<\/a>&#8216;s more affordable rental housing is also heated, with year-over-year growth of 5.8%, and an average rent of $1,100 per month, which is low by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/\">California<\/a> standards.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tampa-fl\/\" target=\"_blank\" rel=\"noopener\">Tampa, FL<\/a> renters are also feeling the heat before the start of the summer, with rent increases of 5.7% over the year and a monthly average rent that&#8217;s starting to rival Southeast <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fl\/\">Florida<\/a> prices, at $1,254. Central California&#8217;s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fresno-ca\/\">Fresno<\/a> saw a 5.1% jump in rents in April, breaking the $1,000\/month mark. Rents for <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/kansas-city-mo\/\">apartments in Kansas City, MO<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/arlington-tx\/\">Arlington, TX<\/a>, increased by 5%, while <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/minneapolis-mn\/\" target=\"_blank\" rel=\"noopener\">Minneapolis<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oakland-ca\/\">Oakland, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/atlanta-ga\/\" target=\"_blank\" rel=\"noopener\">Atlanta<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/miami-fl\/\" target=\"_blank\" rel=\"noopener\">Miami<\/a> saw more moderate increases.<\/p>\n<p>At the other end of the spectrum are <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-orleans-la\/\">New Orleans, LA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tulsa-ok\/\">Tulsa, OK<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/wichita-ks\/\">Wichita, KS<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/virginia-beach-va\/\">Virginia Beach, VA<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/raleigh-nc\/\" target=\"_blank\" rel=\"noopener\">Raleigh, NC<\/a>, where rents are growing the slowest in the mid-size city category. The average rent in New Orleans was $1,088 in April, while apartments in Virginia Beach were renting for $1,183, and those in Raleigh were renting for $1,112.<\/p>\n<h3>Small cities see the top 20 most sizeable rent increases in April<\/h3>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-59034\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/05\/Small_Cities_April_2018.png\" alt=\"Small Cities RentCafe National Rent Prices March 2018\" width=\"900\" height=\"639\" \/><\/p>\n<p>At the top of the list reigns the <strong>Midland-Odessa area<\/strong>, with prices up by 35.6% and 32.6% year-over-year. Odessa apartments now cost $1,273 on average, while Midland rents cost $1,467 per month. In <strong>Yonkers, NY,<\/strong> rents have been skyrocketing over the last few months, growing again by 11.5% over the year, approaching the $2,000 mark. Renters in <strong>Reno<\/strong> continue to struggle with a 10.8% annual increase, now paying $1,164 per month, on average. Likewise, apartments in <strong>Hollywood, FL<\/strong>, are seeing an uptick in demand, pushing rents in the small town located south of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-lauderdale-fl\/\">Fort Lauderdale, FL<\/a>, up by 10.6%, reaching $1,425\/month in April, from $1,288 one year ago.<\/p>\n<p>At the bottom of the list are <strong>Norman, OK<\/strong> (-2.5%); <strong>Lubbock, TX<\/strong> (-2.5%, less than last month&#8217;s -4.3% decrease); <strong>Brownsville, TX<\/strong> (-1.7%); <strong>Hillsboro, OR<\/strong> (-1.6%); and <strong>Alexandria, VA<\/strong> (-1.1%). Rents were sluggish in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baton-rouge-la\/\">Baton Rouge, LA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/bellevue-wa\/\">Bellevue, WA<\/a>; The report is exclusively based on apartment data related to buildings containing 50 or more units. Our report includes cities with\u00a0populations over 100,000 and a rental stock of at least 2,900 apartments in 50+ unit buildings.<\/em><\/p>\n<p><em>In this report, large cities are cities with a population of 600,000 people or more, mid-sized cities are cities with a population between 300,000 and 600,000, and small cities are cities with a population of less than 300,000.\u00a0<\/em><\/p>\n<p><em>Rent data was provided by\u00a0<a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"external noopener noreferrer\" data-wpel-link=\"external\">Yardi Matrix<\/a>, a business development and asset management tool for brokers, sponsors, banks and equity sources underwriting investments in the multifamily, office, industrial and self-storage sectors. Rental rate coverage is for Market Rate properties only. Fully Affordable properties are not included in the Yardi Matrix rental surveys and are not reported in rental rate averages.<\/em><\/p>\n<p><em>Starting with the January 2017 rent survey, Yardi Matrix is using a methodology that incorporates more properties into the sample which caused slight changes in overall rents and year-over-year changes compared to the previous reports.
