The city has been favored by renters for decades \u2013 a look into historical <a href=\"http:\/\/www.census.gov\/\">U.S. Census<\/a> data revealed that the homeowner-to-renter ratio in Atlanta at the end of 2016 was the same 45%-55% as in 2000.<\/p>\n<p>However, the city\u2019s population has seen a 9.4% increase since the turn of the millennium and this growth hasn\u2019t been perfectly even, resulting in some seesawing of the owner- and renter population during these 17 years. A brief period of enthusiasm towards the final years of the housing bubble broke renter-domination for four consecutive years until the crisis hit. After 2009, though, the renter-owner ratio bounced back to the previous level almost instantly, and renters have claimed around 55% of the market ever since.<\/p>\n<h2>Atlanta is back to pre-bubble renter-owner ratio, but the neighborhoods have seen realignments<\/h2>\n<p>In spite of things being back to the way they were in 2000 at macro-level (renters dominating the city by a 10% margin), the internal distribution of the population has seen some changes along the way. To trace out these patterns we zoomed in a notch and first examined what the ratio of renter- and owner-occupied households looks like in the census tracts <strong>within Atlanta\u2019s city boundaries<\/strong>.<\/p>\n<p><strong>Tap or hover your mouse over an area to see its renter-owner ratio recorded in 2016. As <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/single-family-homes-rent-increased-faster-than-apartments\/\">single-family renting has become ever more popular<\/a> since the turn of the millennium \u2013 and especially after many homes were foreclosed during the recession and purchased by investors \u2013, the areas have further reinforced their status as renters\u2019 hubs. The area is now a huge, almost continuous orange spot on the map, but in 2000 it would have been more checkered. By 2016, renters have outnumbered homeowners in a total of 9 census tracts in Atlanta, all of them found in either the southern, southwestern or western suburbs of the city. The balance tipped towards renters since 2000 in neighborhoods like\u00a0<strong>Collier<\/strong>\u00a0<strong>Heights<\/strong>,<strong>\u00a0<\/strong><strong>Wilson Mill Meadows<\/strong>, <strong>Fairburn Mays<\/strong> and <strong>Wisteria Gardens<\/strong>, \u00a0the western end of <strong>Sylvan Hills<\/strong>, the area right next to\u00a0<strong>West<\/strong>\u00a0<strong>End\u00a0<\/strong>\u2013 covering the neighborhoods of\u00a0<strong>Mozley<\/strong>\u00a0<strong>Park<\/strong>,\u00a0<strong>Westview<\/strong>, <strong>Cascade Road<\/strong>\u00a0and\u00a0<strong>Bush Mountain<\/strong>\u00a0\u2013, as well as a fairly large area encompassing almost the entire <strong>Southwest Atlanta<\/strong> neighborhood as well as <strong>Heritage<\/strong> <strong>Valley<\/strong>, <strong>Kings Forest<\/strong>, <strong>Adams Park<\/strong> and <strong>Venetian Hills<\/strong>.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-59714 size-full\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png\" alt=\"\" width=\"900\" height=\"1180\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png?resize=381,500 381w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png?resize=768,1007 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png?resize=781,1024 781w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/04\/Map_-Atlanta-rents-vs-buy.png?resize=150,197 150w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/p>\n<p>Meanwhile, homeownership has also gained more ground, conquering some of the last renter-ruled \u201cislands\u201d at the traditionally owner-dominated northern and eastern perimeters, such as the small patch at the top of our map, north of <strong>Chastain Park<\/strong>, or the U-shaped spot covering parts of <strong>Edgewood<\/strong> and <strong>Kirkwood<\/strong>. The two tracts encompassing om\u00a0<strong>Riverside, Bolton, Hills Park<\/strong>, <strong>Cross Creek<\/strong> and <strong>Fernleaf<\/strong> also form a blue patch that\u2019s hard to miss, which joins the traditionally mainly owner-occupied northern suburbs of <strong>Buckhead<\/strong> as an extension. Other areas where owner-occupied households outnumbered renters since 2000 include <strong>Cabbagetown<\/strong> and <strong>Reynoldstown<\/strong> with a small part of <strong>Grant Park<\/strong>, the lower end of <strong>Virginia Highland<\/strong> and a smaller area covering parts of <strong>Dixie Hills<\/strong> and <strong>Penelope Neighbors<\/strong>.<\/p>\n<h6>Methodology \u2014 Who is RentCafe and How Did We Compile the Data?<\/h6>\n<ul>\n<li>RentCafe is a nationwide apartment search website that enables renters to easily find apartments and houses for rent throughout the United States.<\/li>\n<li>The population data used in this research was provided by the U.S. Census Bureau\u2019s public databases (Population in Occupied Housing Units by Tenure).<\/li>\n<li>In our study we have compared the number of people living in renter- and owner-occupied units in 2000 and 2016 in census tracts inside Atlanta\u2019s city borders.<\/li>\n<li>The population changes have been calculated using data from Census 2000 and the 2016 ACS Five-Year Estimates.<\/li>\n<li>We used the 2000 and 2016 census tract Shape Files from Census Tiger Files to create the polygons for the interactive map. In order to counteract changes in the Census Bureau\u2019s tracking methods during this period and obtain a comparable partitioning, we combined data from certain census tracts as needed.<\/li>\n<li>The polygons along the perimeter have been cropped to match the city boundaries.
