The LA area overall has posted a similar year-over-year growth rate, at precisely 4% higher than the year-ago figure, reaching $2,146. Meanwhile, the national average rent is $1,359\u20142.5% higher than it was at the end of 2016.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-57726 aligncenter\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/3-year-avg-rent-LA-Area-1.png\" alt=\"\" width=\"997\" height=\"501\" \/><\/p>\n<p>Over the past 3 years, the average rent in LA increased by $395 or 20.9% and by about the same proportions in the area overall, a 20.5% increase meaning an additional $365 per month. The national-level average rent at the same time has increased by 12% since December 2014, according to <a href=\"http:\/\/www.yardimatrix.com\">Yardi Matrix<\/a> apartment data. Average rent prices both in LA and the rest of the area overall have both been increasing steadily, and consistently faster than the national average. The gap between the national average rent and LA are rents has widened from $564 in December 2014 to $787 at the end of 2017, and from $672 to $925 when comparing it to the main city\u2019s rent prices in the same period.<\/p>\n<h3>Eastern suburbs post outstanding rent growth, LA proper remains under 5%<\/h3>\n<p>The LA area is, to some degree, following the general trend seen across the nation\u2019s largest metros\u2014cores are gradually cooling down in terms of rent growth, and the peripheral neighborhoods are experiencing steeper increases. Although the 4.3% increase does not normally spell stagnation, in relative terms it is indeed far behind many of the area\u2019s smaller, outer cities like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/monrovia-ca\/\">Monrovia<\/a>\u2019s whopping 15.1% growth rate. It is however still a much faster rate than <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pasadena-ca\/\">Pasadena<\/a>\u2019s 1.7%, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/long-beach\/\">Long Beach<\/a>\u2019s 1. 9% or even the 3.2% hike in average rents that <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oxnard-ca\/\">Oxnard<\/a> experienced in 2017.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-58136\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png\" alt=\"LA Area 2017 rent growth map\" width=\"900\" height=\"957\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png?resize=470,500 470w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png?resize=768,817 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Los-Angeles-Area-map.png?resize=150,160 150w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<p>As mentioned above, Monrovia led the pack in relative terms posting a 15.1% increase, but it is also the suburb that has seen the largest rent increase in dollar amount. Rents in Monrovia are now, on average, $284 more expensive than they were a year ago. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/west-hollywood-ca\/\">West Hollywood<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/diamond-bar-ca\/\">Diamond Bar<\/a> are the only other cities in the area that have seen their rents increase by more than $200 last year, with $217 and $214, respectively. This has earned Diamond Bar the second place by growth rate in the area with 11.3%, and for West Hollywood it was \u201conly\u201d enough for rank 8 being just 8.2% higher than last December\u2019s rent, given the already spicy rents in the area. The average rent in West Hollywood has now reached an eyewatering $2,878, which is still one of the the highest in the LA area.<\/p>\n<p><script id=\"infogram_0_197e32eb-9057-48fb-8804-850b6667b048\" title=\"Top 20 Fastest Growing Rents in LA Metro\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?rpQ\" type=\"text\/javascript\"><\/script><\/p>\n<h3>Top 5 most expensive and cheapest places to rent in the Los Angeles area<\/h3>\n<p>In spite of Monrovia\u2019s sudden increase in rent prices, it\u2019s nowhere near the top 10 most expensive cities in the LA area. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/playa-vista-los-angeles-ca\/\">Playa Vista<\/a> is the highest on the scoreboard when it comes to actual rents, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-monica-ca\/\">Santa Monica<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/marina-del-rey-ca\/\">Marina Del Rey<\/a>\u2014so the podium remained the same as last year. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hollywood-los-angeles-ca\/\">Hollywood<\/a> has gained a slight edge over <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/venice-los-angeles-ca\/\">Venice<\/a>, but West Hollywood has remained at rank 6 in spite of an 8.2% Y-o-Y increase in prices.<\/p>\n<h3><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-57729 aligncenter\" style=\"font-size: 16px;\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/top-high-low-LA-Area.png\" alt=\"\" width=\"943\" height=\"505\" \/><\/h3>\n<p>The cheapest place to rent in the Los Angeles area is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/palmdale-ca\/\">Palmdale<\/a>, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lancaster-ca\/\">Lancaster<\/a>, both under $1,200. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/la-puente-ca\/\">La Puente<\/a> is just a hair above that threshold, and rents in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-monte-ca\/\">El Monte<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hawthorne-ca\/\">Hawthorne<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/gardena-ca\/\">Gardena<\/a> also remained under the US average.<\/p>\n<h3>Northeast LA, San Fernando Valley hit by the biggest rent increases in the city<\/h3>\n<p>ZIP code <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/90065-ca\/\">90065<\/a> recorded the highest Y-o-Y rent growth rate within LA\u2019s city limits. The ZIP code comprises the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/northeast-la-los-angeles-ca\/\">Northeast LA<\/a> neighborhoods of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mount-washington-los-angeles-ca\/\">Mount Washington<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/glassell-park-los-angeles-ca\/\">Glassell Park<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cypress-park-los-angeles-ca\/\">Cypress Park<\/a> and posted a 17.7% rent increase, thus the average monthly price for an apartment reached $1,365\u2014topping the national average, but still affordable by LA standards.<\/p>\n<p>Second place is shared by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/90016-ca\/\">90016<\/a> (located halfway between <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/downtown-los-angeles-los-angeles-ca\/\">Downtown LA<\/a> and Santa Monica) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/91331-ca\/\">91331<\/a> in the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-fernando-valley-los-angeles-ca\/\">San Fernando Valley<\/a>. Rents in ZIP code 90016, covering the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/west-adams-los-angeles-ca\/\">West Adams<\/a> neighborhood and parts of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mid-city-los-angeles-ca\/\">Mid-City<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baldwin-hills-crenshaw-los-angeles-ca\/\">Baldwin Hills &#8211; Crenshaw<\/a> cost $1,642 on average, 10.2% more than at the end of 2016. Implicitly, 91331 has seen its rents increase by the same proportions, reaching an average of $1,486.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/90014-ca\/\">90014<\/a>, enclosed by 6<sup>th<\/sup> and 9<sup>th<\/sup> streets to the Northeast and Southwest and by South Grand Avenue and South San Pedro Street to the \u00a0Northwest and the Southeast, is Downtown\u2019s only area that had considerable rent growth, at 9.8% year-over-year. Rents in this small area average out at $2,381, $213 above the year-ago figure.<\/p>\n<p>The past year has brought intense rent growth to many areas in the San Fernando Valley\u2014apart from the aforementioned 90016, two other ZIPs have also posted high, 9%+ increases compared to late 2016. ZIP code \u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/91405-ca\/\">91405<\/a> and the adjacent <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/91406-ca\/\">91406<\/a> covering <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lake-balboa-los-angeles-ca\/\">Lake Balboa<\/a> and most of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/van-nuys-los-angeles-ca\/\">Van Nuys<\/a> have seen their rents increase by 9.5% and 9.7%, respectively, both hovering around the $1,600 mark at
