According to\u00a0<a href=\"https:\/\/www.yardimatrix.com\/\">Yardi Matrix<\/a>, rents in Phoenix have been growing at a steady pace but\u00a0are still considered to be affordable compared to the\u00a0rest of the country. However, there are\u00a0a few cities in the suburban metro area where the average rents saw outstanding increases. Out of the entire Phoenix metro area, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/queen-creek-az\/\">Queen Creek<\/a> stands out with a 7.9% increase in the average rent. If in 2016 renters were paying an average rent of $1,086, in December 2017 this amount got to $1,172.<\/p>\n<p>Surprise and Avondale had the second fastest growing rents,\u00a0both witnessing a 7.4% increase. The latter\u00a0saw a slightly higher increase compared\u00a0to 2016 when\u00a0it got to 6.5%. Apartment renters in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/avondale-az\/\">Avondale<\/a> pay on average $1,022 per month. Other cities like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/gilbert-az\/\">Gilbert<\/a> (6.9%) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/goodyear-az\/\">Goodyear<\/a> (6.8%) also\u00a0experienced significant increases.<\/p>\n<p>Compared to 2016, in 2017 fewer cities witnessed an increase over 5% with the highest being 7.9% in Queen Creek and the lowest, 3.7% in Scottsdale. However, some things stayed the same with Scottsdale being the most expensive city to rent in both in 2016 and 2017. Here, the average rent reached $1,320,\u00a03.7% more than what it was in 2016.\u00a0The increases were modest in cities\u00a0like\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/scottsdale-az\/\">Scottsdale<\/a>\u00a0(3.7%), Mesa (3.8%) or Tempe (4.3%).<\/p>\n<p>All things considered, in 2017 no markets\u00a0in metro Phoenix saw decreases in the monthly rent\u00a0and, in fact, the average\u00a0price for an apartment\u00a0in the area\u00a0has been growing faster than the national average.<\/p>\n<h3><strong>Scottsdale leads with the highest rent in Metro Phoenix<\/strong><\/h3>\n<p>The most expensive city\u00a0to rent in around Phoenix is Scottsdale, with an average monthly rent of $1,320, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tempe-az\/\">Tempe<\/a> ($1,240) and Queen Creek ($1,172). To be more specific, Central Phoenix is home to the top three zip codes with the highest increase in the average rent.\u00a0Maryvale\u2019s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/maricopa-county-az\/\">85031<\/a> witnessed the highest increase of 14.5%, with rent prices\u00a0jumping to $750. Other zips experiencing considerable y-o-y increases\u00a0were\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/85019-az\/\">85019<\/a> (10.2%) and 85013 (9.7%), both located in the Alhambra\/Central Phoenix neighborhood.<\/p>\n<p>However, in more affluent zips, the average rents have either decreased, stagnated or barely increased. Zip <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/maricopa-county-az\/85020\/\">85020<\/a> in North Phoenix witnessed the biggest drop of -2.6%, followed by neighboring <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/maricopa-county-az\/85028\/\">85028<\/a> with a decrease of -2.1%.
