In the metro area overall, the average rent was $1,182\/month at the end of the year, an increase of 2.6% over the year, while the national average rent is 2.5% higher than December 2016. Over a 3-year period, the average rent in Atlanta city increased by 17%, at the metro level by 15%, and at the national level by 12%, according to <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a> apartment data.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-78634 size-full\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png\" alt=\"Atlanta Metro vs Atlanta City vs NAtional Average rent 2016 vs 2017\" width=\"965\" height=\"500\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png 965w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png?resize=500,259 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png?resize=768,398 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-Rent-3Y-Evolution.png?resize=150,78 150w\" sizes=\"auto, (max-width: 965px) 100vw, 965px\" \/><\/a><\/p>\n<p>Growing at the about same pace as the national average year over year, the price of\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/atlanta-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">rental apartments in Atlanta<\/a> continues to be among the most affordable\u00a0compared to cities of similar size, like Washington, DC where the average rent in 2017 was over $2,000, Boston, MA, with an average rent over $3,200, or Miami, where apartments rent for about $1,600\/month.<\/p>\n<p>A few suburban markets around Atlanta heated up considerably in 2017, five places, in particular, seeing rent prices skyrocket by more than 8% over the year.<\/p>\n<h3>South suburban Fayetteville saw the fastest growing rents in Metro Atlanta<\/h3>\n<p>According to Yardi Matrix, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/greater-atlanta-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">rents in metro Atlanta<\/a> grew by 2.6% in 2017, on average, significantly slower than in 2016, when they had increased by 5.5%. In <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fayetteville-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">Fayetteville<\/a>, a 16,000-resident suburb, rents shot up by 16.1% in 2017 &#8212; the biggest increase in the metro area &#8212; surpassing the $1,000 mark and reaching $1,074\/month in December.<\/p>\n<p>The second highest rent increase in the area was in Stone Mountain, GA, where apartments were 9.5% more expensive in 2017 versus the previous year, closing out the year at $863\/month. Lithonia, GA is also getting pricier for renters, with apartment rents up 9.2% for the year, reaching $954\/month as of December 2017. Apartment renters in both Forest Park and Conyers\u00a0experienced 8.2% rent hikes in 2017. The average price for an apartment in Forest Park was $700 in December and in Conyers $950.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter wp-image-78640 size-full\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png\" alt=\"Atlanta Metro In 2017\" width=\"900\" height=\"1241\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png 900w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png?resize=363,500 363w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png?resize=768,1059 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png?resize=743,1024 743w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2018\/01\/Atlanta-Metro-in-2017-map.png?resize=150,207 150w\" sizes=\"auto, (max-width: 900px) 100vw, 900px\" \/><\/a><\/p>\n<p>After suffering a 13.7% price increase in 2016, the highest in the metro region, apartments in <strong>Chamblee<\/strong> got even more expensive in 2017, increasing by another 7.8%, now renting for $1,285\/month. <strong>Union City<\/strong> rents were not much behind either, with a 7.6% increase in 2017. Larger and more expensive suburbs like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/decatur-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Decatur<\/strong><\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sandy-springs-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Sandy Springs<\/strong><\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/marietta-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Marrietta<\/strong><\/a>\u00a0had more moderate 2-4% increases in rent prices.<\/p>\n<p><script id=\"infogram_0_f70fbc1c-006b-4702-b3a9-9fa034bf3b2c\" title=\"2017 - Atlanta Metro - 20 Fastest Growing Cities by Average Rent\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?OPL\" type=\"text\/javascript\"><\/script><\/p>\n<p>After seeing an 8.8% rent growth in 2016, rents in<strong> Peachtree City <\/strong>went down by -1.5% in 2017, settling at $1,291\/month by the end of the year. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/johns-creek-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>John&#8217;s Creek<\/strong> apartment<\/a> rents slowed down since 2016, decreasing slightly by -0.2% in 2017. Rents in Clarkston also decreased by -0.2%. Other markets that experienced\u00a0rent\u00a0drops were McDonough (by -0.3% y-o-y) and Buford (-2.1% y-o-y).<\/p>\n<p><script id=\"infogram_0_7769f855-c92f-4a86-9b9d-9f754ff3e3b2\" title=\"2017 - Top 10 Slowest Growing Rents in Atlanta Metro\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?TsF\" type=\"text\/javascript\"><\/script><\/p>\n<h3>Top 10 most expensive and cheapest places to rent in metro Atlanta<\/h3>\n<p>The most expensive apartments around Atlanta are in Johns Creek ($1,457), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/alpharetta-city-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">Alpharetta<\/a> ($1,385), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/kennesaw-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">Kennesaw<\/a> ($1,384) and Sandy Springs ($1,384). Apartments in the city of Atlanta\u00a0are the sixth most expensive, with an average rent of $1,340. Known as an affordable neighborhood, the price of rent in 30315 reached $815 in 2017, 7.8% more than what it cost in 2016. The second highest rent increase\u00a0was in zip code <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/30314-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">30314<\/a> (Battle Hill Haven), up by 6.5%, $824\/month as of December 2017.<\/p>\n<p>Prices have been more stable in the more affluent zip codes of Atlanta, like 30303 (Downtown Atlanta), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/30305-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">30305<\/a> (Buckhead\/Peachtree Hills), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/30313-ga\/\" target=\"_blank\" rel=\"noopener noreferrer\">30313<\/a> (Downtown Atlanta), 30326 (North Buckhead), and 30363 (Atlantic Station),
