quarter of the 100 largest U.S. cities has changed from homeowner- to renter-majority between 2006 and 2016.<\/em><\/li>\n<li><em>The increase in the number of U.S. renters at national level in a decade&#8217;s time was only slightly slower than the total population growth over the same period, demonstrating a big swing toward renting.<\/em><\/li>\n<li><em>Renters vs owners: the growth of the U.S. renter population outpaced that of homeowners in most large U.S. cities.<\/em><\/li>\n<\/ul>\n<p>There\u2019s no nice way to put this. The idea of owning a home lost much of the charm that once made it a structural element of the American Dream. Although the most recent data shows that the growth of <a href=\"http:\/\/www.jchs.harvard.edu\/sites\/jchs.harvard.edu\/files\/01_harvard_jchs_americas_rental_housing_2017.pdf\">the rental segment is losing momentum<\/a>, this is in part because homeownership has great losses to recover and it\u2019s just starting to bounce back from the impact of the recession. In the late 2000s everybody was talking about the housing crisis, and the renters vs owners debate, but the same wave that crushed the mortgage market\u2014sending millions of homes to foreclosure\u2014turned the apartment market downwind.<\/p>\n<p>Our analysts took the American Community Survey archives from the\u00a0<a href=\"https:\/\/www.census.gov\/\">U.S. Census Bureau<\/a>\u2019s public database and simply compared\u00a0<strong>the number of people living in renter- and owner-occupied housing units in 2006 and 2016<\/strong>\u00a0to see how the composition of our communities has changed over the past decade or so. But before we get technical, here\u2019s a fun fact.<\/p>\n<p>The total U.S. population has increased by ~23.7 million people during the past decade, but this growth is far from evenly distributed between the two occupancy categories. The number of U.S. renters has increased by more than 23 million, and that of homeowners by less than 700K. In relative terms, the overall U.S. renter population has grown by more than a quarter in a decade. Meanwhile the number of owners (and people living in owner-occupied homes) has not only failed to keep up, but in truth, has remained virtually unchanged.<strong>\u00a0The pie chart below represents the distribution of the population added since 2006:<\/strong><\/p>\n<p><script id=\"infogram_0_7603ce66-f383-462f-8dc6-9d3d3de9d271\" title=\"Composition of New Population Added between 2006 and 2016\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?3i3\" type=\"text\/javascript\"><\/script><\/p>\n<h2>Renters vs Owners: Renters took over 22 of the largest cities<\/h2>\n<p>Though this shocking imbalance in renters vs owners would have had to go on for a while longer to convert America into a renter nation, it was enough to tip the balance in some of the largest cities that used to be dominated by homeowners. In fact, renters have become the majority in almost a quarter of the 100 most populous cities.<\/p>\n<p>Back in 2006 <strong>only 20 out of the 100 largest cities had more renters than owners<\/strong>. A decade was enough to boost the number of renter-dominated cities to 42.<\/p>\n<p><strong>The table below contains the 22 big cities where the number of U.S. renters has exceeded that of homeowners between 2006 and 2016. The entries are sorted by the proportional change of the renter share, but you can put them in the order of the actual renter share in 2006 or 2016 to see where they came from and where they got in roughly a decade by clicking on the column headers:<\/strong><\/p>\n<p><script id=\"infogram_0_13d672d1-e44a-4249-a70d-4c960945736b\" title=\"Cities where Renters Became Majority Population Since 2006\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?xdc\" type=\"text\/javascript\"><\/script><\/p>\n<p>In 8 of the cities listed above, the overall population has decreased. In <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/toledo-oh\/\">Toledo, OH<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/honolulu-hi\/\">Honolulu, HI<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-ana-ca\/\">Santa Ana, CA<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baltimore-city-md\/\" target=\"_blank\" rel=\"noopener\">Baltimore, MD<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cleveland-oh\/\" target=\"_blank\" rel=\"noopener\">Cleveland, OH<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/saint-louis-mo\/\" target=\"_blank\" rel=\"noopener\">St. Louis, MO<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\">Chicago, IL<\/a> this relative desolation is attributable exclusively to the shrinkage of the owner population, as the number of U.S. renters has increased in each of them. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/detroit-mi\/\">Detroit, MI<\/a> is the only exception, where the renter population has also experienced a minor, 2% decrease\u2014trivial compared to the 30% setback that Motor City\u2019s homeowner population has seen in the same period. In total, 12 of the top 100 cities have seen an overall population decrease, but in the case of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tucson-az\/\">Tucson, AZ<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/buffalo-ny\/\">Buffalo, NY<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/garland-tx\/\">Garland, TX<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mesa-az\/\">Mesa, AZ,<\/a> this was not enough for renters to gain majority (although their renter populations have slightly expanded at the same time).<\/p>\n<p>Other cities on the list of renter-takeovers are: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/memphis-tn\/\">Memphis, TN<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tampa-fl\/\">Tampa, FL<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hialeah-fl\/\">Hialeah, FL<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/stockton-ca\/\">Stockton, CA<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/anaheim-ca\/\">Anaheim, CA<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baton-rouge-la\/\">Baton Rouge, LA<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbus-oh\/\">Columbus, OH<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/minneapolis-mn\/\">Minneapolis, MN<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-bernardino-ca\/\">San Bernardino, CA<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-diego-ca\/\">San Diego, CA<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sacramento-ca\/\">Sacramento, CA<\/a>, <a href=\"http:\/\/rentcafe.com\/apartments-for-rent\/us\/ca\/sacramento\/\">Reno, NV<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\">Chicago, IL<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fresno-ca\/\">Fresno, CA<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/austin-tx\/\">Austin, TX<\/a>.<\/p>\n<h2>Rentership growth outpaced homeownership in 97 of 100 large cities<\/h2>\n<p>The 22 cities listed above are only the tip of the iceberg. In most other large cities, although the renter population still falls away from the number of homeowners, the ratio has gone through a dramatic change. In fact, apart from <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/anchorage-ak\/\">Anchorage, AK<\/a> (where the rentership rate decreased by 1.3%), <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/irving-tx\/\">Irving, TX<\/a> (-2.5%) and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/winston-salem-nc\/\">Winston-Salem, NC<\/a> (-3.6%) all large US cities of the top 100 list have shifted in this direction.<\/p>\n<p><strong>The interactive chart below includes the top 10 cities where the renter ratio has increased the most from 2006 to 2016, relative to the initial percentage. Open the second tab to see the actual rentership figures at the beginning and the end of the examined time period:<\/strong><\/p>\n<p><script id=\"infogram_0_c08d246f-55fa-49af-878f-76daff79fb01\" title=\"Top 10 Cities where renters have changed the MOST 2006 - 2016\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?xeN\" type=\"text\/javascript\"><\/script><\/p>\n<p>Three large cities in Arizona have made it into the top 10, and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/gilbert-az\/\">Gilbert<\/a> is leading the rest of the 100 largest US cities by a good margin with a respectable 53.4%.\u00a0The reason?\u00a0The number of renters in Gilbert has doubled in 10 years.\u00a0The city\u2019s overall population experienced a spectacular boom, having increased from the 1980 count of 5,700 to 208,500 by the 2010 census.\u00a0This translates into an average annual growth rate of close to 13% during these three decades\u2014meaning that the city\u2019s overall population has also more than doubled in a decade, and the vast majority of the new population chose the renter lifestyle.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/plano-tx\/\">Plano, TX<\/a>,\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/st-petersburg-fl\/\">St. Petersburg, FL<\/a>\u00a0and\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/north-las-vegas-nv\/\">North Las Vegas, NV<\/a>\u00a0follow almost neck-and-neck with growth rates hovering around 40%. And although only 5<sup>th<\/sup> by proportional growth (31.3%), Toledo, OH is prominent in that it already boasted a relatively high renter share in 2006 at 38.3%, which has now reached 50.3%\u2014thus having joined the league of cities with a renter majority. The Ohio city is the only one to have made it to both lists and it\u2019s the one that boasted the largest gain in renter share out of the 22 cities where U.S. renters became the majority population.<\/p>\n<h3>In spite of large gains, many cities still a long way from having a renter majority<\/h3>\n<p>You may have expected to find only fast-growing cities on this list, but you shouldn\u2019t forget that we are\u00a0ranking the cities by\u00a0proportional growth, so the placements have a lot to do with the initial size of a city\u2019s renter community. When a city already has\u00a0<strong>five million renters<\/strong>, a decade is barely enough to produce a remarkable proportional growth. This is how\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\" target=\"_blank\" rel=\"noopener\">New York City<\/a>\u00a0had no chance to make it to the top 10 with a sorry 4.5% growth rate\u2014in spite of adding close to\u00a0<strong>440K renters<\/strong>, more than\u00a0San Jos\u00e9\u2019s entire renter population and more than double that of\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/raleigh-nc\/\">Raleigh, NC<\/a>\u00a0or\u00a0Cleveland, OH. But in case you can\u2019t imagine a study without seeing NYC rank high in a comparison, we have good news.<\/p>\n<h3>Most coveted markets were already renter-dominated<\/h3>\n<p>We\u2019ve seen the cities that have just joined the party, but what about those that have been there for a long time? However, it looks like it takes more to discourage Americans from buying a house than that.<\/p>\n<p>As the years go by, it seems more and more certain that the fact that renting has seen a sudden gain in popularity is more a reaction to the economic crisis than a paradigm shift in the Americans\u2019 attitude toward housing, concerning the age old debate of renters vs owners. This becomes most palpable when you break the data up into one-year chunks.<\/p>\n<p>From 2007 until 2015 the U.S. renter population had uninterruptedly been growing faster than the owner population, but after just four years, in 2010, the gap already started to close.
