Coming in at $1,354 for the month of September, the average rent is only 2.2 percent higher than this time last year. In fact, two-bedroom unit rents have jumped 2.8 percent in the last year, while <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/us\/studio-apartments-for-rent\/\" target=\"_blank\" rel=\"noopener noreferrer\">studio apartments<\/a> have risen just 1.9 percent. Coming in at $1,329 per month, rents on two-bedroom units actually dipped since August, but still clock in with the highest year-over-year growth rate out of all apartment sizes.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/sitemaps\/us\/3-bedroom-apartments-for-rent\/\" target=\"_blank\" rel=\"noopener noreferrer\">Three-bedroom units<\/a> have posted rent growth of 2.4 percent since last year, hitting $1,555 per month in September\u2014a 0.1 percent drop since August. Round Rock took the No. 2 spot for biggest rent decreases of the year.<\/p>\n<p>Texas claimed the third spot, too, with <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/mcallen-tx\/\">McAllen<\/a>\u2019s 2.6 percent drop in rents since last year, and three other Texas towns\u2014<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/college-station-tx\/\">College Station<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/waco-tx\/\">Waco<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/plano-tx\/\">Plano<\/a>\u2014also made the top 10, with decreases of 2.4 percent, 2 percent, and 1.1 percent, respectively. September\u2019s list of fastest-growing rents is dominated by small and medium-sized towns\u2014many boasting double-digit growth since this time last year.<\/p>\n<p>The Lone Star State\u2019s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/odessa-tx\/\">Odessa<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/midland-tx\/\">Midland<\/a>\u2014both hubs of oil and gas activity\u2014came in at the top two spots, with jumps of 24.7 percent and 20.7 percent, respectively. Odessa rents now clock in at $1,060 per month, while Midland\u2019s reach even higher, coming in at $1,225.<\/p>\n<p>The rest of the nation\u2019s fastest-growing rents can be found largely on the West Coast, with California, Washington, Nevada and Colorado taking up the remaining bulk of the list. The only Northeastern cities to see big year-over-year rent growth were <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/buffalo-ny\/\">Buffalo, New York,<\/a> with an 11.2 percent jump over 2016, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/elizabeth-nj\/\">Elizabeth, New Jersey<\/a>, which saw rents climb 8.5 percent to $1,187.<\/p>\n<p><em>The housing market follows a cyclical path. The fact that the prime summer seasonality did not cause significant rental growth is the latest signal that the market may be cooling. At just $633 per month, Wichita rentals demand the single lowest rent in the entire nation &#8212; and has held that rank for many months running. Midwestern cities <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/independence-mi\/\">Independence, Missouri<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/toledo-oh\/\">Toledo, Ohio<\/a>; <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fort-wayne-in\/\">Fort Wayne, Indiana<\/a>; and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/dayton-oh\/\">Dayton, Ohio<\/a>, also made the list.<\/p>\n<p>On the other end of the spectrum, the San Francisco Bay Area, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\">New York<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/boston-ma\/\">Boston<\/a> are the sky-high rent trifecta. The Northeast and West Coast have laid claim to the priciest rental markets for ages, and September\u2019s numbers show no signs of a change.<\/p>\n<p>As in August, Manhattan, San Francisco, Boston and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-jose-ca\/\">San Jose<\/a> all came in with some of the most expensive average rents in America,\u00a0but none increased over the month and have shown weak year-over-year growth.<\/p>\n<p>In <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sunnyvale-ca\/\">Sunnyvale, California<\/a>, rents are now $2,793 per month\u2014the nation\u2019s seventh most expensive and a 5.6 percent jump since last year. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-clara-hayward-ca\/\">Santa Clara, California<\/a>\u00a0has seen a 4.1 percent uptick in rents over the year, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-mateo-ca\/\">San Mateo<\/a>\u2019s rents have risen 3.1 percent. Rental rate coverage is for Market Rate properties only.
