This boost in supply is driving rents downward \u2014 or at least muting any further growth \u2014 in many parts of the nation. Nearby <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/odessa-tx\/\">Odessa<\/a> also saw big gains; rents in the area rose 19.7% or $171 &#8211; for the same period.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/seattle-wa\/\" target=\"_blank\" rel=\"noopener\">Seattle<\/a> \u2014 a relocation hotspot for Silicon Valley transplants and a tech hub in its own right \u2014 came in at No. 4 for dollar-by-dollar increases, with rents clocking in $137 higher than this time last year. Meanwhile, renters in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\">Los Angeles<\/a> are hot on their tail, seeing rents skyrocket $136 year-over-year.<\/p>\n<p>If the numbers seem a bit shocking, though, they shouldn\u2019t. These four cities are only a mere snapshot of the staggering rent growth much of the nation has seen. across all property types remained fairly stable for August, <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/1-bedroom-apartments-for-rent\/\">one-bedroom apartments<\/a> and <a href=\"https:\/\/www.rentcafe.com\/sitemaps\/2-bedroom-apartments-for-rent\/\">two-bedroom apartments<\/a> saw the most year-over-year growth. One-bedrooms, which came in with an average rent of $1,161, rose 0.1% for the month and 2.9% since last year. At No. 2, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/college-station-tx\/\">College Station<\/a>\u2019s $1,179 rent is 3.1% lower than a year ago, and No. 3\u2019s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/round-rock-tx\/\">Round Rock<\/a> saw a 2.3% drop in rents, coming in at $1,099 for the month.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/pearland-tx\/\">Pearland<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/waco-tx\/\">Waco<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/corpus-christi-tx\/\">Corpus Christi<\/a> also made the top 10, with dips of 1.8%, 1.3%, and 1.3%, respectively. The reason? It all boils down to high-priced urban centers. As rents rise in big cities, residents are forced into more affordable (at least at the time) outlying communities. Many of these smaller cities simply aren\u2019t prepared to accommodate the influx of new residents, and as demand for limited units rises, so do rents. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sacramento-ca\/\"><strong>Sacramento<\/strong><\/a> offers the perfect example: the newfound home of many <a href=\"http:\/\/www.abc10.com\/news\/local\/who-are-the-new-residents-moving-into-the-sacramento-region\/460801672\" target=\"_blank\" rel=\"noopener noreferrer\">Silicon Valley and Bay Area workers<\/a> <strong>saw rents rise 8.2% over the year<\/strong> as increased demand and strapped supply stifled the market.<\/p>\n<p>You can also look to tech-heavy, housing-short cities such as Colorado Springs and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/reno-nv\/\">Reno<\/a> for further proof. Big-name employers move in and revitalize the economy, but they send rents to a whole new level in the process. In Reno, home of Tesla\u2019s Gigafactory as well an Apple facility and an Amazon warehouse, rents are at an all-time high (and still growing.) Over the past year, <strong>Reno rents increased by 11.1%, putting it at No. 5 for year-over-year rent growth in the entire country<\/strong>.<\/p>\n<p>With job growth healthy and on the rise, Colorado Springs has also experienced significant rent acceleration year-over-year. <strong><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/colorado-springs-co\/\" target=\"_blank\" rel=\"noopener noreferrer\">Apartments for rent in Colorado Springs<\/a> now call for $1,063 on average, up 8.4% from the same time last year<\/strong>.<\/p>\n<p>But the story\u2019s not over for these smaller cities (including <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tacoma-wa\/\">Tacoma<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/kent-wa\/\">Kent<\/a> in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/wa\/\">Washington<\/a>, as well as <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/buffalo-ny\/\">Buffalo<\/a> in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ny\/\">New York<\/a>). According to Doug Ressler, Senior Analyst with Yardi Matrix, we can expect growth from other similar cities in the coming months.<\/p>\n<p><em>\u201cReal estate is a game of supply and demand,\u201d<\/em> Ressler said. <em>\u201cWhen there\u2019s not enough housing to fuel some healthy competition among landlords, prices rise. August is no different, and with a monthly rent of $4,096, the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/new-york-city-ny\/\">New York City<\/a> borough once again took the top spot. Though the market actually experienced nominal rent decreases over the last year, its sky-high prices are still a shocker. In fact, <strong>renters could spend half a year in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/wichita-ks\/\">Wichita<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ks\/\">Kansas<\/a>, for less than one month\u2019s rent in Manhattan<\/strong>.
