Rent decreased in just 15 of the 250 cities we surveyed<\/em><\/li>\n<\/ul>\n<p>Rents rose yet again, but just like last month \u2013 and the 13 months before that \u2013 their growth rate is gradually slowing down. May rents hits $1,316 for the month, rising a mere 0.3% since April and only 1.5% over the last year, according to data from <a href=\"https:\/\/www.yardimatrix.com\/Institutional-Research\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a>. In another two pricey markets \u2014 <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ca\/\">California<\/a>\u2019s <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-mateo-ca\/\">San Mateo<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-clara-hayward-ca\/\">Santa Clara<\/a> \u2014 they remained virtually unchanged compared to the last year. The only top 10 location to see any sort of year-over-year increase last month was <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/jersey-city-nj\/\">Jersey City<\/a> where rents edged up just 1.7% over the year.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2017\/06\/Rent-changes-in-priciest-markets-May-2017-3.jpg\" target=\"_blank\" rel=\"noopener noreferrer\"><img decoding=\"async\" class=\"wp-image-48819 size-large\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2017\/06\/Rent-changes-in-priciest-markets-May-2017-3.jpg\" width=\"100%\" \/><\/a><\/p>\n<h2>Larger Properties Edge Up; Studios Still See Most Annual Growth<\/h2>\n<p>While one-, two- and three-bedroom apartments saw the most month-over-month growth, rising 0.3% since April, studio rentals saw the most annual growth once again, ticking up 2.4% year-over-year. Clocking in at $3,369, they\u2019re still some of the nation\u2019s priciest, but their consistent freefall has many wondering: are the days of ever-climbing rents finally coming to an end?<\/p>\n<p>Throw in the big price decreases of costly markets like Manhattan (down 2.9% over the year); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cambridge-ma\/\">Cambridge, MA<\/a> (down 1.7%); and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sunnyvale-ca\/\">Sunnyvale, CA<\/a> (down 2%), and we\u2019ve got a head-scratcher on our hands. Could it be apartment supply is finally catching up with demand in these ever-popular cities?<\/p>\n<p>It\u2019s true: <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/top-20-neighborhoods-with-most-apartments-post-recession\/\" target=\"_blank\" rel=\"noopener\">apartment construction has boomed in the last seven years<\/a>, with particular growth in California, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ny\/\">New York<\/a>, and the South. Manhattan added more than 6,000 units in the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/clinton-hell-s-kitchen-manhattan-ny\/\">Hell\u2019s Kitchen area<\/a> alone, while <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/long-island-city-queens-ny\/\">Long Island<\/a> saw a jump of nearly 13,000 rentals. On the West Coast, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/downtown-los-angeles-los-angeles-ca\/\">Downtown Los Angeles<\/a> gained 35 new apartment buildings for a total of 7,551 units since 2010 alone. Proving the true impact this new construction is having, new units now make up 63% of DTLA\u2019s apartment inventory.<\/p>\n<p>And that impact is only going to grow. According to <strong>Doug Ressler<\/strong>, senior analyst at Yardi Matrix, <strong>we can expect construction to continue edging down rents even more<\/strong>.<\/p>\n<p>\u201cRenters have much reason to be optimistic,\u201d Ressler said. \u201cAfter a long period of incessant rent increases, rents are finally slowing down \u2014 even in some of the country\u2019s higher-rent cities, like San Francisco and New York. Even if demand for apartment living is still robust, rent growth will continue to taper off in the coming months, mainly prompted by the record number of new apartments entering the country\u2019s tightest markets.\u201d<\/p>\n<p>But it wasn\u2019t just the more expensive markets that saw deceleration in May. Already-affordable places like <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oklahoma-city-ok\/\"><strong>Oklahoma City<\/strong><\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/broken-arrow-ok\/\"><strong>Broken Arrow <\/strong><\/a>in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/ok\/\">Oklahoma<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-paso-tx\/\"><strong>El Paso<\/strong><\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/corpus-christi-tx\/\"><strong>Corpus Christi <\/strong><\/a>in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tx\/\">Texas<\/a>, saw significant drops, too. The West Coast state accounted for eight of the top 15 cities, with <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/stockton-ca\/\">Stockton<\/a> taking the no. 1 spot for yet another month. With a 10.6% increase over the year, the city now boasts average rents of $1,030 per month.<\/p>\n<p>The California cities of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sacramento-ca\/\">Sacramento<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lancaster-ca\/\">Lancaster<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/santa-rosa-ca\/\">Santa Rosa<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/modesto-ca\/\">Modesto<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/victorville-ca\/\">Victorville<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fairfield-ca\/\">Fairfield<\/a>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-cajon-ca\/\">El Cajon<\/a> all made the fastest-growing list. Likewise, the second and third positions remained unchanged, with <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/toledo-oh\/\">Toledo, OH<\/a>, and Tulsa reclaiming their spots at $661 and $665, respectively.<\/p>\n<p>And although some of the remaining cities swapped places, the bulk of the country\u2019s lowest-rent markets stayed steady for May, with the exception of one newcomer: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/amarillo-tx\/\">Amarillo, TX<\/a>.
