Average Apartment Size by State"},"content":{"rendered":"<p>Apartments are slowly, but surely, shrinking in cities across the country as developers are trying to squeeze in more units to meet the growing demand for urban living. <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/us-average-apartment-size-trends-downward\/\" target=\"_blank\" rel=\"noopener noreferrer\">The national average size of new apartments<\/a> \u2013 those completed in 2016 \u2013 has shrunk to 934 square feet, down from 2006 when apartments clocked in at 1,015 sq. ft. Overall, the average size of US apartments is currently 889 square feet, irrespective of when they were\u00a0built.<\/p>\n<p>But <strong>how do individual states stack up to one another when it comes to living space<\/strong>? To give you a better perspective on what rentals bring to the table in terms of square footage, we\u2019ve turned to data from <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix<\/a> and taken a look at average apartment sizes in 50+ unit buildings across the US. New York apartments may not be as small as you think. But neither are prices.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-45881\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png\" alt=\"US-Average-Apartment-Size-by-State\" width=\"1000\" height=\"1000\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png 1000w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png?resize=150,150 150w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png?resize=500,500 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png?resize=768,768 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/07\/US-Average-Apartment-Size-by-State.png?resize=96,96 96w\" sizes=\"auto, (max-width: 1000px) 100vw, 1000px\" \/><\/p>\n<h2>Georgia Apartments Biggest in US, 21% Bigger than California&#8217;s<\/h2>\n<p>When broken down by state, <strong>Georgia<\/strong> apartments take the cake, offering 1,019 sq. ft. of living space, followed by <strong>Alabama<\/strong> and <strong>South Carolina<\/strong>. <strong>Floridians<\/strong> enjoy quite large abodes featuring 957 <a href=\"https:\/\/www.commercialcafe.com\/blog\/tag\/cre-term-square-feet\/\" target=\"_blank\" rel=\"noopener noreferrer\">square feet<\/a> on average, as well as <strong>Mississippians<\/strong> for whom a 954-square-foot-home is commonplace.<\/p>\n<p>Compared to <strong>Kansas, the state with the smallest apartment sizes on our list<\/strong>, Georgia apartments are 29% larger. Apartments in California are 21% smaller than those in Georgia \u2013 but before you get your hopes up \u2013 rents run straight in the opposite direction. Yes and No.<\/h2>\n<p>Right along with location and community amenities, apartment size is one of the factors that dictate what makes a good housing option. And while every state (and city) boasts unique attractions and features when it comes to being a great place to call home, <a href=\"https:\/\/www.rentcafe.com\/blog\/apartment-search-2\/what-does-1500-rent-you-apartment-size-in-the-top-us-cities\/\" target=\"_blank\" rel=\"noopener noreferrer\">the amount of space that you get for your money<\/a> is quite helpful in determining\u00a0where you can get the most bang for your buck.<\/p>\n<p>Of course,\u00a0there\u2019s much debate around how much space you actually need to live comfortably. Some say it\u2019s at least 400 sq. ft. per person, others argue that 250 sq. ft. or <a href=\"http:\/\/nypost.com\/2015\/08\/19\/inside-nycs-infamous-100-square-foot-apartment\/\" target=\"_blank\" rel=\"noopener noreferrer\">way less<\/a> is enough for making it a fun housing experience. It\u2019s more often related to personal preferences and needs, how many people make up the household, and the historical building characteristics of an area. Interestingly, tiny living is gaining ground and has become a hip choice for many of our nation\u2019s young renters who don\u2019t mind sacrificing space for a better location, close to jobs and social hotspots. It is true that it can be a smarter housing option in today\u2019s economy; it certainly is a greener alternative as it helps lower one&#8217;s carbon footprint and encourages a simpler way of life. It can also be more affordable as smaller apartments come with lower utility bills; and you are ultimately forced to own less stuff than you\u2019d normally own living in a bigger abode (you\u2019ll probably no longer need a bookcase to store all those books by now anyway as there are e-book readers for that). But when it comes to actual lower prices, choosing a smaller home does not always mean a lower monthly rent. For some renters, the question is: <strong>are you ready to pay more to live in a tiny home<\/strong>?<\/p>\n<p>We\u2019re used by now to\u00a0the eye-popping fees that New York area renters pay for enjoying a cosmopolitan lifestyle (think $4,000 for an <a href=\"https:\/\/www.rentcafe.com\/apartments\/ny\/new-york\/25-broad-street-at-the-exchange\/default.aspx\" target=\"_blank\" rel=\"noopener noreferrer\">800-square-foot apartment in Manhattan<\/a> and $2,900 for a 700-square-foot rental home in Hoboken). But there are 5 other states that appeared in both our <em>top 10 of the most expensive states by average rent<\/em> and our <em>top 10 of states with the smallest average apartment size:<\/em>\u00a0<strong>California<\/strong>, the <strong>District of Columbia<\/strong>, <strong>New Jersey<\/strong>, <strong>Illinois<\/strong>, and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\">Washington<\/a>! Feel like you want to pick up your things and move? There are alternatives!<\/p>\n<p>If you\u2019re seeking the best of both worlds &#8211; <strong>space and affordability<\/strong>, that is \u2013 head to <strong>Mississippi<\/strong>, <strong>Kentucky<\/strong>, or <strong>Nebraska<\/strong>. It\u2019s reverse sticker shock for a change! All three post reasonable rents, much lower than the national average (<a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/rentcafe-apartment-market-report-september-2016\/\" target=\"_blank\" rel=\"noopener noreferrer\">$1,219 in September<\/a>). Once you get out of the renting game and have gathered enough money for a down payment, the typical house that you get is quite comfortable, space-wise. According to recent <a href=\"http:\/\/www.census.gov\/construction\/chars\/completed.html\" target=\"_blank\" rel=\"noopener noreferrer\">data from the U.S. Census<\/a> cited by <a href=\"http:\/\/www.nytimes.com\/2016\/06\/04\/upshot\/houses-keep-getting-bigger-even-as-families-get-smaller.html\" target=\"_blank\" rel=\"noopener noreferrer\">The New York Times<\/a>, the average size of newly-built homes in America is rising \u2013 now covering an impressive 2,687 sq. ft. \u2013 with more than 31% of all new homes totaling more than 3,000 sq. ft.<\/p>\n<p><strong>How do these numbers compare in your book?
