The average size of a new apartment completed in 2018 in the U.S. is 941 square feet, 52 square feet less than the size of an apartment built ten years ago, according to our newest analysis of apartment sizes using <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener noreferrer\">Yardi Matrix data<\/a>.<\/p>\r\n<p>Changes in renters&#8217; living habits are literally redrawing floor plans. The largest share of apartment dwellers, <a href=\"https:\/\/www.rentcafe.com\/blog\/apartmentliving\/lifestyle-apartmentliving\/u-s-zip-codes-that-are-millennial-strongholds\/\" target=\"_blank\" rel=\"noopener noreferrer\">millennials prefer living in locations close to restaurants and entertainment<\/a>\u00a0rather than having a large kitchen or living room to cook or entertain at home. But the <a href=\"https:\/\/www.strawhomes.com\/blog\/2018\/11\/20\/demand-for-smaller-condos-in-canada-vancouver-and-toronto\/\">rising interest in smaller living spaces<\/a> is equally motivated by price, as the need to save on rent sparks demand for smaller units. The average studio apartment is 10% smaller than 10 years ago, reduced from 573 square feet in 2008 to 514 square feet this year. Contrary to the growing interest in smaller units, studio apartments continue to represent a small piece of the rental market, <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/3-6-million-fewer-families-kids-home-compared-10-years-ago\/\" target=\"_blank\" rel=\"noopener noreferrer\">only 5% nationally of all apartments<\/a>. The average U.S. studio apartment has a square footage of 472 square feet, the size of a one-bedroom apartment is 714 square feet, while a two-bedroom apartment has an average living space of 1,006 square feet.<\/p>\r\n<h3>APARTMENT SIZE BY REGION<\/h3>\r\n<h3>The largest apartments are in the SE, the smallest in CA<\/h3>\r\n<p>Rental apartments look very different from one region to another in terms of how spacious they are. <strong>The largest rental units in the U.S. are located in the Southeastern region<\/strong>, with a typical floor plan measuring 975 square feet, followed by apartments in the <strong>South<\/strong>, which are 943 square feet in size. The smallest apartments are, surprisingly, not in the Northeast (if you&#8217;re automatically thinking New York), but rather in California. Renters in the Golden State make do with 837 square feet, on average, about 138 square feet less space than what renters in the Southeast are used to. The average Californian apartment is now 116 square feet smaller than 10 years ago, from 974 square feet to 858 square feet. New apartments in the Pacific Northwestern region offer the least elbow room, just 805 square feet, having gotten 10% smaller since 10 years ago. The Southeastern region continues to splurge in size, with the average new apartment sized at 1,007 square feet in 2018, more than 200 square feet larger than Washington and Oregon state rentals. Given that the Southeast has the largest apartments, it&#8217;s not surprising that the top cities with the biggest rentals are in that area. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tallahassee-fl\/\" target=\"_blank\" rel=\"noopener\"><strong>Tallahassee, FL<\/strong><\/a> offers its renters the most generous apartment size in the country, with an average square footage of 1,038 square feet across all apartments regardless of the year built. Moreover, the average floorplan of a new apartment built in the state capital in 2018 is a lavish 1,200 square feet, unchanged from ten years ago.<\/p>\r\n<p><a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/atlanta-ga\/\" target=\"_blank\" rel=\"noopener\"><strong>Atlanta<\/strong><\/a> and three of its suburbs take\u00a04 of the top 10 spots for cities with the largest rental apartments in the nation. The second most spacious apartments in the U.S. are in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/marietta-ga\/\" target=\"_blank\" rel=\"noopener\">Marrieta, GA<\/a>, boasting an average size of 1,025 square feet. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/decatur-ga\/\" target=\"_blank\" rel=\"noopener\">Decatur, GA<\/a> is fourth with 1,000 square feet, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/norcross-ga\/\" target=\"_blank\" rel=\"noopener\">Norcross, GA<\/a> is sixth, with an average apartment size of 991 square feet. Interrupting Atlanta&#8217;s streak is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/birmingham-al\/\" target=\"_blank\" rel=\"noopener\">Birmingham, AL<\/a> in fifth place with an average of 992 square feet. Apartments in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/columbia-sc\/\" target=\"_blank\" rel=\"noopener\">Columbia, SC<\/a> are the third largest in the U.S., with an average living space of 1,006 square feet. With an average size of 711 square feet, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/seattle-wa\/\" target=\"_blank\" rel=\"noopener noreferrer\"><strong>Seattle<\/strong> apartments<\/a> offer 20 square feet less than an average Manhattan rental, 171 square feet less space than the national average apartment of 882 square feet, and a whole 327 less square feet than apartments in Tallahassee. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/manhattan-ny\/\" target=\"_blank\" rel=\"noopener\"><strong>Manhattan <\/strong><\/a>and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/chicago-il\/\" target=\"_blank\" rel=\"noopener\"><strong>Chicago<\/strong><\/a> are tied in second place, with apartments measuring 733 square feet on average, 149 square feet below the national average. The average size of a new apartment in Motor City in 2018 is 27% smaller than ten years ago, 720 square feet today compared to 988 square feet a decade ago. Apartments built in Lubbock in 2018 average as much as 1,326 square feet in size. New rentals in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lewisville-tx\/\">Lewisville, TX<\/a> are only 891 square feet, an increase of 17% over 2008. Although rentals in San Francisco and Manhattan are among the smallest in the nation, they have been increasing in size in recent years, up by 13% and 12%, respectively, compared to 10 years prior. The newest apartments in San Francisco opened this year have an average size of 840 square feet. Newly-completed Manhattan apartments are on average 802 square feet in size. <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/baltimore-city-md\/\">Baltimore<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/miami-fl\/\" target=\"_blank\" rel=\"noopener\">Miami apartments<\/a> have each gained 9% in size on average. cities for renters&#8221;) located in multi-family buildings of 50 units or more. To ensure a relevant sample size, we excluded cities where the number of units completed in one year was below 300 units. In the rare instances where no apartment data was available for 2018, the data for 2017 was used instead. Similarly, where no apartment data was available for 2008, data for 2009 was used instead.
