The current boom in high-end apartment construction has been suspected to drive overall rents up, with <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/luxury-is-the-trend-in-new-rental-construction\/\" target=\"_blank\" rel=\"noopener noreferrer\">3 out of 4 apartments\u00a0completed\u00a0last year being in the luxury category<\/a> and more on the way. The side effects of almost no one building new middle-income housing anymore are becoming painfully obvious.<\/p>\n<\/div>\n<\/div>\n<h2>Rents in Low-End and Mid-Tier Buildings Rise Faster Than in High-End\u00a0Buildings<\/h2>\n<p>Up until recently, luxury rents have been typically growing faster than non-luxury rents, but this year the pattern is completely reversed. As of the 2nd quarter of 2016, luxury rent prices were\u00a0wavering quite a bit, slowing their growth to 4.7% (after registering a growth rate of 6.5% in\u00a0Q2 last year). For example, rents in June\u00a02016 were higher than in June 2015, but by a smaller margin than they were between June 2014 and June 2015.<\/p>\n<h2>On Average, Luxury Rentals Cost Almost 40% More Than Non-Luxury Rentals<\/h2>\n<p>Though the climb of luxury rents may be tapering off \u2014 and that&#8217;s a big &#8220;maybe&#8221; \u2014 they&#8217;re still at a level significantly above non-luxury apartment prices. Nationwide, the average monthly rate in a luxury building is currently $1,551 versus $1,117 in a mid-tier building. In the regions along the West Coast and North East Coast, rent prices are sky-high, while in the South, West, Southeast and Southwest prices tend to be more down-to-earth rent-wise. In other words, one region&#8217;s average apartment is another&#8217;s luxury. In\u00a0<a title=\"Apartments for Rent in Albuquerque NM\" href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/albuquerque-nm\/\" target=\"_blank\" rel=\"noopener noreferrer\">Albuquerque, NM<\/a>, for example,\u00a0average rents in upscale buildings are only\u00a034% more ($720 vs $966). In <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oakland-ca\/\">Oakland, CA<\/a>, for instance, it costs on average $1,764 dollars more per month to rent a high-end apartment in comparison to a low-to-mid-tier apartment. Similarly, it costs on average $1,265 more per month to upgrade to a luxury unit in New York.<\/p>\n<p>By contrast, if you lived in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/el-paso-tx\/\" target=\"_blank\" rel=\"noopener noreferrer\">El Paso, TX<\/a>, for instance, you\u2019d only spend on average $277 more per month for a luxury apartment, or $288 more in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/las-vegas-nv\/\" target=\"_blank\" rel=\"noopener noreferrer\">Las Vegas, NV<\/a>. Not surprisingly, the Windy City is also a top city in terms of net rent difference: A l<a href=\"https:\/\/www.rentcafe.com\/blog\/cities\/living-in-ravenswood-chicago-a-family-neighborhood-with-old-world-charm\/\">uxury apartment in Chicago<\/a> is, on average, $1,139 more expensive to rent than a mid-range one.<\/p>\n<h2>Even Average Apartments Are Beyond the Means of 21.3 Million Renters<\/h2>\n<p>With so much talk about <a href=\"https:\/\/www.rentcafe.com\/blog\/category\/apartmentliving\/luxury-apartments\/\">luxury<\/a>, we don&#8217;t want to lose focus on what&#8217;s important to the average renters: Can they afford their rent? Well, the answer is &#8220;no&#8221; for almost half of American renters.<\/p>\n<p>The Harvard Joint Center for Housing Studies (JCHS) found that &#8220;<a title=\"Housing Cost Burdens Weigh Heavily on Low- and Moderate-Income Renters Across the Country\" href=\"http:\/\/housingperspectives.blogspot.com\/2016\/01\/housing-cost-burdens-weigh-heavily-on.html\" target=\"_blank\" rel=\"noopener noreferrer\">As of 2014, just under half (49.3) of renters were housing cost-burdened, spending more than 30 percent of income on housing costs<\/a>.&#8221; That&#8217;s a total of 21.3 million renters.<\/p>\n<p>Looking at the median income in each of the top 15 cities covered in the chart above, we found that in five out of those 15 cities (<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\">Los Angeles<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/philadelphia-pa\/\">Philadelphia<\/a>, Detroit, <a href=\"https:\/\/www.rentcafe.com\/blog\/cities\/chicago-il\/chicago-14-local-apps\/\">Chicago<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/milwaukee-wi\/\">Milwaukee<\/a>) the rent cost represents more than 30% of the median income. Thus,\u00a0renting an upscale apartment in those cities is simply out of reach, as\u00a0it would mean\u00a0spending about 60-70% of income on rent.<\/p>\n<p>This reopens the <a href=\"https:\/\/www.rentcafe.com\/rent-affordability-calculator\/\">housing affordability<\/a> debate once more. According to the JCHS, the problem stems from the accelerated growth in the number of renter households taking place this decade \u2014 causing a surge in demand \u2014 coupled with the inadequate rental housing supply in terms of both quantity and price. The burden of high rents is no longer a problem only faced by low-income renters. With the supply focused largely on high-end high-priced rental developments, the problem is also present among <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/renters-median-income-accessibility-of-rental-stock\/\">moderate-income renters<\/a>.<\/p>\n<p>Though the \u201c<a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/real-estate-news\/how-much-of-your-income-goes-to-rent\/\">under 30% of income<\/a>&#8221; rule of thumb for what we consider affordable rent has been used for decades as a measure for housing affordability trends and reports, affordability assessments should also account for other measures such as location, household\u00a0size, and secondary expenses.<\/p>\n<p>For many <a href=\"https:\/\/www.rentcafe.com\/blog\/cities\/apartments-for-rent-in-atlanta-suburbs\/\">getting to and from work<\/a> is the second-largest monthly expense, one that\u2019s directly tied to where they live. An apartment on the outskirts of the city or in a suburb may look cheap, but add in gas for an hour-long <a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/market-snapshots\/commuting-time-in-us-cities-how-its-changed-in-10-years\/\">commute<\/a> and the cost rises considerably. Therefore, for some, <a href=\"https:\/\/www.rentcafe.com\/blog\/apartment-search-2\/moving-resources\/5-packing-tips-for-moving\/\">moving<\/a> into a high-end building near the <a href=\"https:\/\/www.rentcafe.com\/blog\/apartment-search-2\/money\/affordable-rental-apartments-within-30-min-commute-to-san-francisco-ca\/\">downtown business area<\/a> where they work should, in theory, cut transportation costs significantly, in which case spending more on rent may make financial sense.
