And in order to make (what feels like) this life-altering decision, you start the daunting task of finding\u00a0the right school to enroll your\u00a0soon-to-be kindergartner. You look up your neighborhood school, you ask for the opinions of other parents, you browse the internet hours on end, researching neighborhoods, school ratings, and housing prices.<\/p>\n<p>We&#8217;ve all heard of the correlation between desirable schools and pricier homes, and the same being true for rents. But\u00a0how much\u00a0more does it actually cost?\u00a0We\u00a0crunched some numbers for you, by\u00a0calculating rent averages\u00a0from <a title=\"Yardi Matrix\" href=\"http:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a>\u00a0and average home prices from <a title=\"Property Shark\" href=\"http:\/\/www.propertyshark.com\/\" target=\"_blank\" rel=\"noopener\">Property Shark<\/a>, then\u00a0cross-referenced those numbers with schools data from <a title=\"Great Schools\" href=\"http:\/\/www.greatschools.org\/\" target=\"_blank\" rel=\"noopener\">greatschools.org<\/a>, to see exactly how much more you would need to pay\u00a0to live in the attendance zone of a good school in Los Angeles.<\/p>\n<h2>Families Spend in Average $7,400\/Year\u00a0More on Rent Near Good Schools<\/h2>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" size-full wp-image-43945 aligncenter\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/05\/Graph-060316.jpg\" alt=\"Rent prices in LA school attendance zones \" width=\"552\" height=\"382\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/05\/Graph-060316.jpg 552w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/05\/Graph-060316.jpg?resize=500,346 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2016\/05\/Graph-060316.jpg?resize=150,104 150w\" sizes=\"auto, (max-width: 552px) 100vw, 552px\" \/><\/p>\n<p>The average rent near low-ranking schools is $1,614, while the average rent near top-ranking schools is $2,231. This translates into a difference of $617 per month ($7,400 more per year) a renter family has to shell out\u00a0to ensure their kids have access to quality education.<\/p>\n<p>We compiled the average rent prices in apartment complexes with more than 50 units, located in the attendance zones of L.A.\u2019s best-rated public schools and those in the attendance zones of the worst-performing schools.\u00a0To avoid\u00a0any geographic overlaps and duplicate information, we took into account only public and public charter elementary schools. Of the\u00a0total 366 public\u00a0elementary schools in Los Angeles, 43 are rated \u201cabove-average\u201d (those with scores between 8 and 10),\u00a0which\u00a0account for\u00a012% of the total number of elementary schools. 160 elementary schools are rated \u201cbelow-average\u201d (those with scores between 1 and 3), the equivalent of about 44% of all elementary schools. Great Schools&#8217; ratings for California schools are based solely on state standardized test scores.<\/p>\n<h3>Great Deals on Rentals\u00a0Near Good Schools<\/h3>\n<p>With good public schools a rarity\u00a0and\u00a0rents repeatedly hitting all-time-highs,\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/cheap\/\" target=\"_blank\" rel=\"noopener\">affordable rentals in Los Angeles<\/a> near good schools\u00a0are hard to come by. The average rent in this neighborhood is $2,037. Home Prices Are 185% Higher Near Top-Ranking Public Schools<\/h2>\n<p>Home values are generally\u00a0a telling\u00a0indicator of a good neighborhood. But the City of Los Angeles exhibits a great divide in terms of home prices in affluent areas vs impoverished areas, and the quality of public schools\u00a0is part of the\u00a0same equation.<\/p>\n<p>The average home sale price in the attendance zones of top-ranking schools is &#8212; get ready &#8212; $1,430,000! That&#8217;s 185% more than the average home price of $501,000 near low-ranking schools. Property taxes, which tie directly into school funding, are 186% higher in well-off areas with\u00a0top-ranking schools. This exclusive side of town &#8212; famous for its\u00a0extremely pricey homes (which\u00a0explains the 185% price gap mentioned above) &#8212; is a stark reminder of how living\u00a0in a good Los Angeles neighborhood is becoming more and more\u00a0unattainable for middle-income families.<\/p>\n<p><em><strong>Methodology:\u00a0<\/strong><\/em><\/p>\n<ol>\n<li><em>Publicly available attendance boundary data was used (where available) to determine the average rent and the average sale price for all schools in both categories \u2013 top-ranked and low-ranked schools.<\/em><\/li>\n<li><em>Where attendance boundary data was not available, a 1-mile radius was used to determine the average rent.<\/em><\/li>\n<li><em>The value given for the average rents is a combined average of all areas with top-rated elementary schools and a combined average of all areas with low-rated elementary schools.\u00a0<\/em><\/li>\n<li><em>The average rents are valid as of May 2016 and have been extracted from Yardi Matrix &#8211; an apartment intelligence service that tracks all apartment buildings 50 units or larger, in 115 markets across the US. We considered only apartment communities with 50+ units for this analysis.<\/em><\/li>\n<li><em>When compiling the average sale price we took into account sales recorded during January &#8211; April 2016 in Los Angeles.<\/em><\/li>\n<li><em>\u00a0Average mortgage payments were\u00a0calculated\u00a0with a 30-year amortization, 20% down payment, 4% interest rate and 1.1% property taxes.
