Several factors, including high existing inventory, a more challenging housing market and decreased moving activity, are contributing to cooling rents. The nationwide average price of storage space in October 2023 was $7 per square foot, a 4.6% drop year-over-year. The decreasing sales activity also means there\u2019s less demand for self-storage, impacting price trends. Renting a <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/il\/aurora\/\" target=\"_blank\" rel=\"noopener\">storage unit in Aurora<\/a> now costs, on average, $87 per month. Renting <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/chandler\/\" target=\"_blank\" rel=\"noopener\">storage in Chandler<\/a> costs $135\/month for a standard 10\u2019x10\u2019 unit, representing $1.07\/square foot. Of the two cities, only Gilbert is expecting new construction in 2023, with an estimated 279K square feet of self storage due to be added to the local inventory.<\/p>\n<p>Tucson also joins the ranks of Arizonan cities for rent decreases, at 11.3% y-o-y. Renting <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/tucson\/\" target=\"_blank\" rel=\"noopener\">storage in Tucson<\/a> costs $110 for a standard 10\u2019x10\u2019 unit, that\u2019s $1.01\/square foot. The city benefits from a healthy overall inventory of over 6.3M square feet of self storage space, which translates to 8.2 square feet\/person, a little above the national benchmark of 7 square feet\/capita.<\/p>\n<p>Two cities \u2013 Orlando and Pembroke Pines \u2013 are also putting Florida on the map for street rate decreases. An <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/orlando\/\" target=\"_blank\" rel=\"noopener\">Orlando storage unit<\/a> now rents for $107\/month, whereas the per-square-foot rent is 1.07\/month. Further south, rates for a standard 10\u2019x10\u2019 <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/pembroke-pines\/\" target=\"_blank\" rel=\"noopener\">Pembroke Pines unit<\/a> are $173\/month and a square foot of storage calls for $1.57\/month.<\/p>\n<h2>Undersupplied cities see highest self storage rent hikes, with Newark, NJ, in the lead<\/h2>\n<p>Newark, NJ, comes first for street rate increases, at 6.4% y-o-y. With only 0.8 square feet\/person, the city is highly undersupplied, which creates a context for demand exceeding supply. Moreover, with Newark being a NYC commuter town, there are plenty of newcomers attracted by the city\u2019s friendlier housing market. In fact, the local population swelled by 8% in the past five years. It may come as no surprise that demand for storage space away from home also went through the roof, and rent prices went together with it. Meanwhile, the city\u2019s self storage provision is extremely low (2.9 square feet\/capita) compared to the national benchmark of 7 square feet\/capita, and together with the larger population growth, these are some of the primary factors generating the street rate increase. Rates for a <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ma\/worcester\/\" target=\"_blank\" rel=\"noopener\">Worcester storage unit<\/a> were $133 in October 2023, making a square foot cost $1.3 for the same period.<\/p>\n<p>Manhattan, NY, is a newcomer to the top 10 of cities seeing a substantial jump in self storage rates in October 2023, thanks to a 2.4% year-over-year increase. <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ny\/manhattan\/\" target=\"_blank\" rel=\"noopener\">Manhattan storage<\/a> costs for a 10\u2019x10\u2019 standard unit clock in at $391 and $4.3\/square feet. As the borough continues to experience high demand, 217K square feet of self storage are estimated to be built by the end of 2023.<\/p>\n<p>Brooklyn is the second NY location to break into the top 10 of places for rent hikes, with an increase of almost 2% y-o-y. This brings the cost of a <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ny\/brooklyn\/\" target=\"_blank\" rel=\"noopener\">Brooklyn unit<\/a> to $275\/month, at a per-square-foot cost of $2.7. comes first for estimated construction for the year. The city already has a substantial inventory of over 8M square feet of self storage, with ongoing development pointing to an existing demand for the service locally.<\/p>\n<p>The second Texas city to pop up in the top-10 list, San Antonio is also no stranger to new development for the current year. The city is estimated to build over 410 square feet in 2023, despite already having a healthy 8.8 square feet of self storage per person. Being one of the top moving destinations in the country, San Antonio is seeing renewed demand for self storage, which continues to fuel construction activity.<\/p>\n<p>Moving east, Orlando, FL, comes second for scheduled construction, with an estimated construction volume of 460K square feet of self storage space set to come online by the end of the year. The city has been attracting newcomers at impressive rates \u2013 population increased by 12% based on <a href=\"https:\/\/www.census.gov\/data\/developers\/data-sets\/acs-5year.html\" target=\"_blank\" rel=\"noopener\">U.S. Census<\/a> estimates, one of the sources of self storage demand nudging new development to carry on throughout the year.<\/p>\n<p>In the Southwest, Tucson, AZ, is also seeing solid expected development, with 399K square feet slated to come online by the end of the year. The city is already home to a generous inventory of self storage (8.2 square feet\/capita), totaling over 6.3M square feet of storage space.<\/p>\n<p>On the East Coast, Philadelphia, PA, is another city where the self storage sector is active, as it\u2019s estimated to add about 375K square feet in 2023, representing 7% of the total inventory. With Philly having only 2.9 square feet of storage space per person, the local self storage market is deeply underserved, which is a contributing factor to the current construction beat.<\/p>\n<p>Moving over to the neighboring state, Queens, NY, is also experiencing demand for self storage, which has prompted new development in 2023. The borough is expected to see close to 347K square feet of self storage space constructed for the year, representing 6% of the existing inventory. Overall, Queens has a total of 5.5M square feet of self storage space.<\/p>\n<h2>Methodology<\/h2>\n<p>This analysis was done by <a href=\"https:\/\/www.rentcafe.com\/self-storage-near-me\/\" target=\"_blank\" rel=\"noopener\">RentCafe Self Storage<\/a>, an online platform that provides apartment and storage unit listings across the nation.<\/p>\n<p>This report analyzes self storage street rates and construction estimates in October 2023.
