However, the sector\u2019s customer base is now wider and the momentum for building new facilities remains strong, with Sun Belt cities and places experiencing population growth leading the way.<\/p>\n<p>Last year, storage construction matched a strong self storage market, bringing 552 new facilities online with a total of 40.4M rentable storage space, as per\u00a0<a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a>\u00a0data. While that represented a small 16.9% decrease from the <a href=\"https:\/\/www.storagecafe.com\/blog\/self-storage-sales-activity-banner-year-in-2021\/\" target=\"_blank\" rel=\"noopener\">exceptional self storage year of 2021<\/a>, it is still considerably more than the inventory additions of a few years ago \u2014 32M and 25M square feet were added in 2016 and 2015, respectively. Even with exceptional needs diminishing as the pandemic wound down, the sector\u2019s increased appreciation among the public will have persuaded many real estate investors to continue favoring the storage sector over others.<\/p>\n<p>Analysis of self storage completions in 2022 reveals that the Sunbelt continues to have the most enthusiasm for the sector \u2014 paralleling recent <a href=\"https:\/\/www.rentcafe.com\/blog\/self-storage\/self-storage-apartment-construction-in-top-100-metros\/\" target=\"_blank\" rel=\"noopener\">real estate development<\/a> \u2014 with Florida cities in evidence. Understandably, places with expanding populations \u2014 for example in Texas, Nevada and Arizona \u2014 often developed the most new rentable storage space. Tennessee also built confidently, while Staten Island upped its inventory to challenge other New York City boroughs, and Indianapolis led construction in the Midwest.<\/p>\n<p><iframe loading=\"lazy\" id=\"datawrapper-chart-zvkJk\" style=\"border: none;\" title=\"Top 20 Cites for Self Storage Completions in 2022\" src=\"https:\/\/datawrapper.dwcdn.net\/zvkJk\/9\/\" width=\"770\" height=\"988\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Table\" data-external=\"1\"><\/iframe><\/p>\n<h2>Phoenix spearheads Arizona\u2019s increases to its storage inventories<\/h2>\n<p><a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/phoenix\/\" target=\"_blank\" rel=\"noopener\">Phoenix self storage<\/a> lead the nation in construction last year, adding square footage approaching the previous year\u2019s figure, consistent with the city\u2019s reputation as <a href=\"https:\/\/www.storagecafe.com\/blog\/live-large-in-phoenix-arizona\/\" target=\"_blank\" rel=\"noopener\">a magnet for businesses and people<\/a>. Elsewhere in the Valley of the Sun, <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/scottsdale\/\" target=\"_blank\" rel=\"noopener\">upscale Scottsdale<\/a> placed 44<sup>th<\/sup>, increasing its already-generous 7.7 square feet per capita, while the city of <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/surprise\/\" target=\"_blank\" rel=\"noopener\">Surprise<\/a> in 29<sup>th<\/sup> position had a double-digit inventory increase, in keeping with a population that has more than quadrupled over the last 20 years.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/az\/tucson\/\" target=\"_blank\" rel=\"noopener\">Tucson<\/a>, just outside our list in 21<sup>st<\/sup> place, boosted its already ample storage stock of 8 square feet per capita by adding rentable space in two new large facilities. San Antonio\u2019s sizable addition of space further swells the country\u2019s second-largest self storage inventory of over 18M square feet. The city is also <a href=\"https:\/\/www.storagecafe.com\/blog\/tiny-living-is-going-mainstream-in-san-antonio-tx\/\" target=\"_blank\" rel=\"noopener\">a pioneer in the tiny homes trend<\/a>, a style of living which rapidly motivates a need for extra storage space.<\/p>\n<p>Although having Texas\u2019s second-highest 2022 storage construction activity, <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/tx\/houston\/\" target=\"_blank\" rel=\"noopener\">Houston self storage<\/a>\u2019s storage provision is already far and away the US\u2019s largest at 27M rentable square feet. Development as a percentage of inventory is therefore one of the nation\u2019s lowest \u2014 2022\u2019s addition represents a modest 1% increase. But while the square footage currently under-construction \u2014 equal to 5.6% of the city\u2019s total inventory \u2014 is a drop from the double-digit figures of recent years, it still puts Vegas in the top five in this regard, per <a href=\"https:\/\/www.yardimatrix.com\/\" target=\"_blank\" rel=\"noopener\">Yardi Matrix<\/a> data.<\/p>\n<p>Rounding out top 20, <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/nv\/clark-county\/henderson\/\" target=\"_blank\" rel=\"noopener\">Henderson, NV<\/a>, provides further proof that self storage is well appreciated in the Las Vegas Valley, having increased its inventory by 6.7% in 2022 \u2014 this is compared to Vegas\u2019s 2.7%. The state\u2019s rapid population growth \u2014 14.6% during the period 2010-2020\u2014 strongly motivates demand for storage, as does its <a href=\"https:\/\/www.storagecafe.com\/blog\/best-places-to-retire-in-the-us\/\" target=\"_blank\" rel=\"noopener\">enduring popularity with retirees<\/a>, who are often downsizing and finding that they have excess possessions.<\/p>\n<p><a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/orlando\/\" target=\"_blank\" rel=\"nofollow noopener\">Orlando<\/a>, with its tourism and other thriving sectors, lead the state in providing new storage, followed closely by <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/jacksonville\/\" target=\"_blank\" rel=\"noopener\">Jacksonville<\/a> \u2014 both cities also experienced 2020-2022 population expansions of over 2%. Florida\u2019s biggest 2022 storage-building surprise, however, was tiny <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/niceville\/\" target=\"_blank\" rel=\"noopener\">Niceville<\/a> in 19<sup>th<\/sup> place, out on the Panhandle and with a population of not much more than 10K.<\/p>\n<p>Confirming Florida\u2019s snowballing enthusiasm for storage, inventories in <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/sarasota\/sarasota-city\/\" target=\"_blank\" rel=\"noopener\">Sarasota<\/a>, <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/polk-county\/lakeland\/\" target=\"_blank\" rel=\"noopener\">Lakeland<\/a>, <a href=\"https:\/\/www.storagecafe.com\/self-storage\/us\/fl\/bradenton-ccd\/\" target=\"_blank\" rel=\"noopener\">Bradenton<\/a> and all had increases hovering around 10% despite already having very generous storage provisions of more 8% \u2014 <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/fl\/clearwater\/\" target=\"_blank\" rel=\"noopener\">Clearwater<\/a>\u2018s inventory got an even greater 15% boost.<\/p>\n<div id=\"attachment_127670\" style=\"width: 706px\" class=\"wp-caption aligncenter\"><img loading=\"lazy\" decoding=\"async\" aria-describedby=\"caption-attachment-127670\" class=\"size-full wp-image-127670\" src=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2023\/08\/Clearwater-Beach-Florida.jpg\" alt=\"Clearwater Beach Florida\" width=\"696\" height=\"470\" srcset=\"https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2023\/08\/Clearwater-Beach-Florida.jpg 888w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2023\/08\/Clearwater-Beach-Florida.jpg?resize=500,338 500w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2023\/08\/Clearwater-Beach-Florida.jpg?resize=768,519 768w, https:\/\/www.rentcafe.com\/blog\/wp-content\/uploads\/sites\/62\/2023\/08\/Clearwater-Beach-Florida.jpg?resize=150,101 150w\" sizes=\"auto, (max-width: 696px) 100vw, 696px\" \/><p id=\"caption-attachment-127670\" class=\"wp-caption-text\">Clearwater Beach Florida<\/p><\/div>\n<h2>Tennessee &amp; North Carolina lead other Southeastern states\u2019 2022 storage development<\/h2>\n<p>No new self storage was completed in <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/tn\/nashville\/\" target=\"_blank\" rel=\"noopener\">Nashville<\/a> in 2022, but similarly-sized <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/tn\/memphis\/\" target=\"_blank\" rel=\"noopener\">Memphis<\/a> registered the nation\u2019s second-highest rentable space addition, while <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/tn\/knoxville\/\" target=\"_blank\" rel=\"noopener\">Knoxville<\/a>, just a third the size, added a quarter of a million rentable square feet. Tennessee\u2019s storage provision is generally above average \u2014 Knoxville\u2019s is a high 9.5 square feet per capita \u2014 but both these cities had confidence to grow their inventories by more than 6% in 2022.<\/p>\n<p>North Carolina is also generous with storage, but the 6.9 square feet per capita offered by <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/nc\/charlotte\/\" target=\"_blank\" rel=\"noopener\">Charlotte self storage<\/a> is around the national average. In this growing city with <a href=\"https:\/\/www.storagecafe.com\/blog\/moving-to-charlotte-a-complete-guide-to-living-in-the-queen-city\/\" target=\"_blank\" rel=\"noopener\">strong education and economic pluses<\/a>, the local storage sector saw fit to generate a top-10 inventory boost in 2022. This was despite it being easily the least-populated NYC borough in terms of both numbers and density, and also having <a href=\"https:\/\/www.nyc.gov\/site\/planning\/planning-level\/nyc-population\/current-future-populations.page\" target=\"_blank\" rel=\"noopener\">the lowest population growth<\/a> between 2010 and 2018 at just 1.6%. With <a href=\"https:\/\/www.propertyshark.com\/Real-Estate-Reports\/2023\/05\/30\/nyc-neighborhood-sales-drop\/\" target=\"_blank\" rel=\"noopener\">Staten Island neighborhood\u2019s residential sales dropping<\/a> more sharply than in other NYC boroughs, the local self storage sector may have calculated that its lower-cost space will become increasingly welcome to residents not so able to purchase homes.<\/p>\n<p>The other NYC boroughs had a relatively quiet 2022, and while <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ny\/brooklyn\/\" target=\"_blank\" rel=\"noopener\">Brooklyn self storage<\/a> registered a space increase of only 3.0%, <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ny\/queens\/\" target=\"_blank\" rel=\"noopener\">Queens <\/a>and <a href=\"https:\/\/www.rentcafe.com\/storage-units\/us\/ny\/bronx\/\" target=\"_blank\" rel=\"noopener\">the Bronx<\/a> built no new facilities. These trends may change, however.
