Many of these renter suburbs belong to the Miami, Washington, D.C., and Los Angeles metros, with notorious Beverly Hills, CA, among those that flipped.<\/strong><\/p>\n<p>The very definition of suburban living has been rewritten throughout the last decade as suburbs in the nation\u2019s 50 largest metros gained 4.7 million people since 2010 \u2014 a whopping 79% of whom were renters, according to the latest U.S. Census data. Today, about 21 million people rent a suburban home in the 50 largest U.S. metros \u2014 3.7 million more than 10 years ago. What\u2019s more, between 2010 and 2019, the number of suburban renters grew by 22% \u2014 a number that dwarfs the 3% increase in suburban homeowners during the same period.<\/p>\n<p>Due to these changes in numbers since 2010, renters claimed the majority share in 103 suburbs, while only four suburbs transitioned to owner-majority in the same timeframe. Moreover, the latest Census data shows that nearly two out of every five people in today\u2019s suburbia are renters, making up an average share of 39% in the suburbs of our largest metros.<\/p>\n<p><iframe id=\"datawrapper-chart-otuDD\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"Renter-Majority Suburbs in 50 Largest Metros\" src=\"https:\/\/datawrapper.dwcdn.net\/otuDD\/6\/\" height=\"543\" frameborder=\"0\" scrolling=\"no\" aria-label=\"Map\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(e){if(void 0!==e.data[\"datawrapper-height\"]){var t=document.querySelectorAll(\"iframe\");for(var a in e.data[\"datawrapper-height\"])for(var r=0;r<t.length;r++){if(t[r].contentWindow===e.source)t[r].style.height=e.data[\"datawrapper-height\"][a]+\"px\"}}}))}();\n<\/script><\/p>\n<h2><strong>Renter-Majority Suburbs Increase by 69% in 10 Years<\/strong><\/h2>\n<p>During the past decade, the migration toward the suburbs developed fast: The number of suburban areas where renters are the majority grew by a staggering 69%. Now, following the switch to renter majority of these 103 suburbs, there are a total of 242 renter-dominated suburbs out of 1,105 suburbs analyzed in our 50 largest metros.<\/p>\n<p>According to Census data, most of the renters are <a href=\"https:\/\/www.rentcafe.com\/blog\/millennial-statistics\/\">Millennials<\/a> and <a href=\"https:\/\/www.rentcafe.com\/blog\/gen-z-statistics\/\">Gen Zs<\/a> looking for housing options that better suit their budgets, as 55% of suburban renters are younger than 45 with median household earnings around $50,000.<\/p>\n<p><a href=\"https:\/\/millikin.edu\/people\/kenneth-laundra\">Dr. Kenneth Laundra<\/a>, associate professor of sociology at Millikin University, said that today\u2019s suburbia was far different from the \u201cBaby Boomer fantasyland\u201d it used to be.<\/p>\n<p><strong><em>\u201cWe have reimagined the American dream for a modern, more diverse society where people are having fewer children and getting married much later in life (if at all), and where most good job\/career opportunities require one to be flexible,\u201d<\/em><\/strong> he said.<\/p>\n<p><iframe id=\"datawrapper-chart-d2OtB\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"These are the 104 Suburbs where Renters Became the Majority\" src=\"https:\/\/datawrapper.dwcdn.net\/d2OtB\/5\/\" height=\"569\" frameborder=\"0\" scrolling=\"no\" aria-label=\"table\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(e){if(void 0!==e.data[\"datawrapper-height\"]){var t=document.querySelectorAll(\"iframe\");for(var a in e.data[\"datawrapper-height\"])for(var r=0;r<t.length;r++){if(t[r].contentWindow===e.source)t[r].style.height=e.data[\"datawrapper-height\"][a]+\"px\"}}}))}();\n<\/script><\/p>\n<h2><strong>3 Metros Lead the Trend, Amassing 38% of New Renter-Dominated Suburbs<\/strong><\/h2>\n<p>Nearly 40 of the suburbs that transitioned to renter-majority in the last decade belong to just three metros: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/washington-dc\/\" target=\"_blank\" rel=\"noopener\">Washington, D.C.<\/a> (14); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/miami-fl\/\" target=\"_blank\" rel=\"noopener\">Miami<\/a> (13); and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/los-angeles-ca\/\" target=\"_blank\" rel=\"noopener\">Los Angeles<\/a> (12).<\/p>\n<p>The largest of the three metros, Los Angeles, is also home to one of the most famous suburbs in the world, which is now mostly renters. Specifically, about 51% of the people living in\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/beverly-hills-ca\/\" target=\"_blank\" rel=\"noopener\"><strong>Beverly Hills, CA<\/strong><\/a>,\u00a0are renters \u2014 a result of a steady increase in renter share during the last 10 years. Here, people living in rented homes have a median income of $81,000 \u2014 one of the highest of the 103 renter-majority suburbs.<\/p>\n<p>The suburb of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hawaiian-gardens-ca\/\" target=\"_blank\" rel=\"noopener\">Hawaiian Gardens<\/a> has the highest share of renters (60%), followed closely by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/willowbrook-ca\/\" target=\"_blank\" rel=\"noopener\">Willowbrook<\/a> (56%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/san-gabriel-ca\/\" target=\"_blank\" rel=\"noopener\">San Gabriel<\/a> (55%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/monrovia-ca\/\" target=\"_blank\" rel=\"noopener\">Monrovia<\/a> (54); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/rosemead-ca\/\" target=\"_blank\" rel=\"noopener\">Rosemead<\/a> (53%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/artesia-ca\/\" target=\"_blank\" rel=\"noopener\">Artesia<\/a> (52%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/tustin-ca\/\" target=\"_blank\" rel=\"noopener\">Tustin<\/a> (52%); and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/irvine-ca\/\" target=\"_blank\" rel=\"noopener\">Irvine<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lynwood-ca\/\" target=\"_blank\" rel=\"noopener\">Lynwood<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/south-el-monte-ca\/\" target=\"_blank\" rel=\"noopener\">South El Monte<\/a>, each with a population of renters making up 51% of the total number of residents.<\/p>\n<p>However, when it comes to household earnings, first place belongs to another suburb on our list from the Eastern part of the country. In the Washington, D.C. metro area,\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/merrifield-providence-va\/\" target=\"_blank\" rel=\"noopener\"><strong>Merrifield, VA<\/strong><\/a>, was an owner-majority suburb 10 years ago \u2014 but much has changed since then. Today, this thriving community with an urban feel has the largest share of renters of the 103 suburbs (64%), as well as the highest household income at $98,000 \u2014 nearly double the national median income of suburban renters. And, as the city grew in the last decade, so did its renter population, which increased by 87%. In fact, some even consider it to be among the\u00a0<a href=\"https:\/\/www.niche.com\/places-to-live\/merrifield-fairfax-va\/\">best places to live in Virginia<\/a>.<\/p>\n<p>Other notable suburbs in the Washington, D.C. metro area that have substantial shares of renters are: <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/summerfield-md\/\" target=\"_blank\" rel=\"noopener\">Summerfield, MD<\/a> (54%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/east-riverdale-md\/\" target=\"_blank\" rel=\"noopener\">East Riverdale, MD<\/a> (56%); Huntington, VA (57%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/idylwood-va\/\" target=\"_blank\" rel=\"noopener\">Idlywood, VA<\/a> (50%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hyattsville-city-md\/\" target=\"_blank\" rel=\"noopener\">Hyattsville City, MD<\/a> (38%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/college-park-md\/\" target=\"_blank\" rel=\"noopener\">College Park City, MD<\/a> (38%); <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hybla-valley-va\/\" target=\"_blank\" rel=\"noopener\">Hybla Valley, VA<\/a> (34%); and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/fair-oaks-sully-va\/\" target=\"_blank\" rel=\"noopener\">Fair Oaks, VA<\/a> (34%).<\/p>\n<p>Further south, in the Miami metro, the suburb of\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/doral-fl\/\" target=\"_blank\" rel=\"noopener\"><strong>Doral,<\/strong>\u00a0<strong>FL<\/strong><\/a> \u2014 located near the Miami airport \u2014 has become renter-dominated thanks to a spectacular 83% increase in its renting population. That makes Doral the third-largest area for renters in the entire country, exceeding 30,000 renters in the past decade. The city\u2019s popularity might be linked to the fact that it ranks as the third-<a href=\"https:\/\/go.verizon.com\/resources\/the-best-small-cities-to-start-a-small-business\/\">best small city to start a small business<\/a>\u00a0in in the U.S. Plus, its affordable cost of living and 13-mile proximity to downtown Miami make Doral a highly appealing suburb in which to rent a home.<\/p>\n<p>Hot on the heels of Doral City is <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/palm-springs-fl\/\" target=\"_blank\" rel=\"noopener\">Palm Springs Village<\/a>, with an increase in its renting population of 77% compared to 10 years ago, followed by <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/brownsville-fl\/\" target=\"_blank\" rel=\"noopener\">Brownsville<\/a> (also with 77%) and Country Club (60%). <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/lauderhill-fl\/\" target=\"_blank\" rel=\"noopener\">Lauderhill City<\/a> follows at a great distance, with a 37% increase in the renting population, while the number of renters in <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/sunny-isles-beach-fl\/\" target=\"_blank\" rel=\"noopener\">Sunny Isles Beach<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hallandale-beach-fl\/\" target=\"_blank\" rel=\"noopener\">Hallandale Beach<\/a> grew by 33% and 31%, respectively.<\/p>\n<p>Below, check out all of the suburbs that flipped from owner to renter majority in Washington, D.C.; Miami; and Los Angeles metros.<\/p>\n<p><script id=\"infogram_0_4cdae910-45cc-4191-b1c7-02525d420c34\" title=\"TrendingSuburbs_2021\" src=\"https:\/\/e.infogram.com\/js\/dist\/embed.js?Bku\" type=\"text\/javascript\"><\/script><\/p>\n<h2><strong>The New Wave of Renter Suburbs: 57 More Communities Expected to Flip<\/strong><\/h2>\n<p>Meanwhile, dozens of other suburban areas are getting close to the 50% threshold and will soon become renter-majorities, as well. In fact, we estimate that 57 more suburbs will be dominated by renters during the next five years if their share of renters continues to grow at the same rate. Notably, the pandemic has further extended this trend, having triggered an acute need for <a href=\"https:\/\/www.wsj.com\/articles\/renters-flock-to-suburbia-upending-decadelong-urbanization-trend-11602581401?mod=lead_feature_below_a_pos1&amp;mod=article_inline\">more living and breathing space<\/a> \u2014 which the suburbs traditionally offer \u2014 as more Americans try to make the most of the new\u00a0<a href=\"https:\/\/www.rentcafe.com\/blog\/rental-market\/cost-to-upgrade\/\">work-from-home trend<\/a>.<\/p>\n<p>According to Dr. Laundra, many people will take advantage of the flexibility that remote work offers in the post-COVID era \u2014 to the benefit of the suburbs closest to urban areas.<\/p>\n<p><strong><em>\u201cWith the increase in remote work, short-term projects and \u2018side hustles,\u2019 there\u2019s every reason to believe that the future will be a more transitory, migratory existence. Most of this migration will be toward cities and urban landscapes, where even the suburbs will cluster most closely to urban areas,\u201d<\/em><\/strong> he said.<\/p>\n<p>To that end, most of the suburbs expected to flip are in California and Florida. But, we can also see quite a few in Georgia, Maryland, Missouri and Ohio, as well. In particular,<strong>\u00a0<a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/maple-heights-oh\/\" target=\"_blank\" rel=\"noopener\">Maple Heights, Ohio<\/a><\/strong> \u2014 in the <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/cleveland-oh\/\" target=\"_blank\" rel=\"noopener\">Cleveland<\/a> metro \u2014 is the suburb with the highest likelihood of transitioning to renter-majority the soonest (if its current growth rate continues). Here, the share of renters nearly doubled in the last decade (up 87%), reaching 47% by 2019. Eleven others including Redan, GA, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/hazel-park-mi\/\" target=\"_blank\" rel=\"noopener\">Hazel Park, MI<\/a>, <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/glen-cove-ny\/\" target=\"_blank\" rel=\"noopener\">Glen Cove, NY<\/a> and <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/oakland-park-fl\/\" target=\"_blank\" rel=\"noopener\">Oakland Park, FL<\/a> are on track to become renter suburbs in one year.<\/p>\n<p><iframe id=\"datawrapper-chart-ruERy\" style=\"width: 0; min-width: 100% !important; border: none;\" title=\"The Suburbs Expected to Switch to Renter Majority in the Next 5 Years\" src=\"https:\/\/datawrapper.dwcdn.net\/ruERy\/3\/\" height=\"651\" frameborder=\"0\" scrolling=\"no\" aria-label=\"table\"><\/iframe><script type=\"text\/javascript\">!function(){\"use strict\";window.addEventListener(\"message\",(function(e){if(void 0!==e.data[\"datawrapper-height\"]){var t=document.querySelectorAll(\"iframe\");for(var a in e.data[\"datawrapper-height\"])for(var r=0;r<t.length;r++){if(t[r].contentWindow===e.source)t[r].style.height=e.data[\"datawrapper-height\"][a]+\"px\"}}}))}();\n<\/script><\/p>\n<h2><strong>Suburbs with Fastest Growth in Share of Renters<\/strong><\/h2>\n<p>Since 2010, the rental market has been building up in places previously dominated by owners. Specifically, the largest increases in renter share took place in a number of suburbs in the Midwest and were led by Maple Heights, Ohio, where the share of renters grew by 87%. Second renter suburb was <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/eastpointe-mi\/\" target=\"_blank\" rel=\"noopener\"><strong>Eastpointe,<\/strong>\u00a0<strong>MI<\/strong><\/a> \u2014 a bedroom community located within a short drive of <a href=\"https:\/\/www.rentcafe.com\/apartments-for-rent\/detroit-mi\/\" target=\"_blank\" rel=\"noopener\">Detroit<\/a> that registered a record 83% increase in renter share.
